Oct 2019: Despite spraying every month, I still had cockroaches especially in the warmer months of the year. On google you'll see a lot of reviews showing what appears to be mold or mildew, my apartment was no exception. The first time I told them they painted over it and put in a dehumidifier. It wasn't until the second time I told them that they decided to do something actually helpful, but this time it had spread to cover more areas than before. Maintenance will come into your apartment without notifying you beforehand and will occasionally leave a note letting you know that they entered your apartment. Their afterhours cell phone reception company is always rude. There is almost always one out of three washing machines broken. With all the downsides of living here, its proximity to campus wasn't enough to make me renew my lease. Review from Google Jul 2019: Even though I lived in one of the old buildings, I had a great experience living at the hive. I could always expect maintenance to show up either the same day or the day after I put in a request, and they were always so helpful and fixed any issues I had. The office staff were nice about anything related to leasing details and my neighbors were great. Review from Google Mar 2019: I am currently in a one year lease and am not living there. I would not recommend The Hive for the following reasons; see my attached pics from my apartment. First of all, the website was misleading and stated hardwood floors. "Fully remodeled", sure, cheap linoleum and a coat of paint. Also, mine was not properly cleaned; mold found, grime on cabinets, hair and other stuff under bathroom vanity. This was presented to management and they sent in a group to "fix" the problems. This process took about a week and during this time I could not even get into my apartment, but I was still charged as if I were living there. Mine had an ongoing humidity problem and this was addressed by management putting in a dehumidifier which at least drowned out the noisy neighbors because it was extremely loud and ran continuously. I had to constantly empty the thing which amazed me for such a small apt. I purchased a mold kit and it grew several types of mold which was done about 2 months after the problems were supposedly fixed Review from Google Feb 2019: This place is nasty. My friends all live here and their apartment is covered in black mold. They all have tried to contact the desk but maintenance never comes. This place should be shut down before someone dies. Dec 2018: This place is great, the staff is very friendly and helpful, and maintenance issues are always taken care of quickly. You honestly can’t find a better place in the fort, especially for the price! Review from Google Sep 2018: I would never recommend living here to anyone I actually care about, there were roaches everywhere that I was afraid to use the bathroom or even get water at night. The shower had minerals coming out constantly and even when reporting this to the leasing office nothing was done about it. The apartment was left exactly how it was found and they want to charge $186 for painting and cleaning... this place is ridiculous and my advice is to stay far away.. They then charged us late fees and implemented a cumbersome process to address their system change. Not Satisfied! Review from Google Feb 2018: Awful place to live. The place was crawling with cockroaches the day we moved in and we have been fighting them since. You only get to take a hot shower for about 5 minutes then all the hot water is gone. There are numerous places that the painters just didn't paint. There's nasty glue residue all over the floors. During the winter months (even if it's 80 degrees in February like it is now) you can only turn your a/c to 70. If you go lower then that your a/c will freeze over then melt all over the floor once it gets cold again and you turn the heat on. They are suppose to change the air filters ever so often and they have done t once since august. I literally have dust all over my ceiling where the air comes out. One of the ladies in the office is so rude every time you walk in and when I called her out on it she said it's because shes "not fr Review from Google Apr 2017: I have lived at The Hive for almost 3 years now and I have loved every second of it. My first year here I lived in a 3 BR 3 BA with roommates and the last 2 years I have lived in a 1 BR 1 BA. The location is literally the best. You are close to campus and close to downtown/the old city. You also cannot beat the pricing here, especially for this area. Also, management is great. I have lived at a few different places around Knoxville and Kim is by far the best property manager I have had!! I would 100% recommend living here!! Review from Google Feb 2017: I have lived in the Hive Apartments (formerly Prime Campus Housing) since I moved to Knoxville to attend UT in 2013. Even though I graduated two years ago, I've remained at the Hive because you literally could not find a better place in Knoxville. The location is perfect for students as it is walking distance to campus. It's close to market square, the happy holler, and the old city. Not only is the location great, but it is extremely affordable. The staff is fantastic! Kim is amazing! They are always happy to help, and maintenance is very responsive if you have any issues. Review from Google Oct 2016: Terrible place. Kim the manager is terrible at her job and doesn't have a clue about resident courtesy or respect. Please save yourself the trouble of living here. The place is not in a livable condition as who wants to go to the bathroom and find a roach on their soap or go to the kitchen and find a roach on their food! Oh and i am expected to pay full rent... Review from Google Feb 2016: The manager is sweet and down to earth. If you give a maintenance request it is fulfilled by the end of day or the next day at the latest. They strictly enforce the parking to make sure you have parking. Only downfall I can say is the noise from college parties, but that was to be expected. Otherwise, wonderful place to live. Review from Google Jan 2016: I love living here! The apartments are clean and very easy to personalize which is hard to find in student housing. The commute to class is great considering it's just a few blocks away. The community is great and I'm very happy with the staff here! Review from Google Nov 2015: Quality apartments for an affordable price. It is constantly loud though. Not the best place for graduate students that are trying to live somewhere that they will be able to get sleep. Undergrads will like it because there is generally somebody doing something on a given evening. Staff and maintenance is great though couldn't ask any more of them. Review from Google Apr 2014: This review is technically for Bridge Avenue apartments, which is the 1-bedroom equivalent of Bridge Court apartments, located on the same block, and managed by the same people. I've lived here for 6 years, so I've got to know it pretty well.
Pros:
- Price: I'm pretty sure these apartments are the cheapest in Fort Sanders (the residential area closest to the university campus). At least without living in a place that's haunted or the former home of a serial killer.
- Management: Kim (the property manager) is super friendly, helpful, and highly competent.
- Maintenance: Jon (head of maintenance) is the best facilities person I've met. Before he came in their maintenance team sucked. But he's been able to turn it around, and now they do a great job fixing any problem in a timely fashion.
