Jun 2021: Not only are the apartments infested with roaches, the hallways with their nasty carpet,Spell slumlord Siri hey Siri the unprofessionalism and lack of concern is downright slumlords.
Jul 2020: 2020 resident-PHOTOS ATTACHED - The location is great and renovations are pretty, but shortcuts were made. There has been some AC issues, hot water issues, an aggressive dog attacked my dog, water damage complete with BLACK MOLD, it took almost 3 months to fix my dishwasher that didn’t work properly on move in and the bill. They say 2 months free and your rent is ____. They add so many random fees that most apartments would never charge for that add up to be $100 more. So they make up their “2 months free†I will not be resigning, this has been one huge headache that I didn’t budget for. Very disappointing.
UPDATE 6/5: My AC has gone out and been “fixed†more than 8 times since MARCH (I stopped counting) It has even got up past 80 degrees and they still won’t replace it. This has been miserable, especially at night for me and my poor dog. They
Jul 2019: I moved into Emerson when it was still called Huntington place, honestly at first i was disappointed. The apartment looked like no one cared about it, but after the renovations to the apartments Emerson has taken a full 180. taking something that look old and dry, and has turned it into a wonderful place to live. Jul 2019: Great location! Hardwood floors and a lot of natural light in the apartments (great for those who have plants). We moved in right before the property began a complete renovation. The renovated apartments are STUNNING, with a washer/dryer and dishwasher. The price point for the renovated apartments are a little too steep for our wallet, hence why we moved. Mar 2019: IF YOU CARE ABOUT YOUR LIFE AND WELL BEING, LOOK ELSEWHERE. I lived there for over 2 years, all the office staff is good at is puffing on cigarettes. I’ve been broken into a handful of times at these apartments. When I found a place, I told them to keep my deposit and everything because I was getting the hell out. It’s full of drug users. I had so many rats in my apartment as well.

New management is a joke and has made it worse.
Intense mold problems in the 500 building due to years of a roof leak. Drafty windows that also never would open or shut if opened. Never had a pest issue in that building but did have issues with the complex next door (and other buildings in Huntington) having shouting matches, catcalling me, and leaving shopping carts and used needles in the yard. Used to rationalize that I could put up with all the flaws due to a fun neighborhood and rent below market value thinking I could stay a few more years to save up for a house.
Then the property got bought out and they gave residents 45 days to move to a smaller unit, stay in your current unit while they said very loud remodeling would happen around you, or just leave. They also thought so little of the reside Review from Google
Jan 2019: I move in and in the first month, there is a rat in my kitchen. All they sent were glue traps. I had to buy real traps at Ace. I complained about the hole under my where said rat came from and they covered but left all the rat poop under there.. Like was my responsibility. Awesome they just gifted us the option to pay rent online and it is $31 to process your payment. It cost $31 to take my money. I have never seen such a place. Dec 2018: They could improve if they quit cutting down trees. (Not like we need oxygen, right?) Also they would be better if they quit kicking out families with children so they can renovate and raise the rent.
(Brookside Properties is the name of who bought the apartments. The office workers are Alex Gonzalez and Misty Smith, both of whom I feel sorry for-- must not be easy to work for such an unethical company. I mean, kicking people out at Christmas/Hanukkah/etc? Jeez.) Review from Google
Nov 2018: Management left a threatening letter on my door saying I owed $200 with No explanation as to why (I have always paid rent on time)... when I called office management they could not tell me what this charge was for, and even admitted their files are not kept up to date!
In addition I have complained numerous times about mice, roaches, broken appliances and clogged sinks, which have been issues since I moved in. Maintenance has been very slow to address any of these problems, (if they do at all). Maintenance will enter your apartment without warning, no call beforehand, & tries to blame tenants for having dirty dishes in the sink as a reason for roaches... but fail to address the fact that roaches are outside, in stairwells, hallways, and in bedrooms (where we never keep food)

Oct 2018: Current resident. Its not bad for the price, don't expect the best honestly. But biggest issue is roaches. I have been here for 5 months and never unpacked my boxes. I saw no point with a roach problem. They don't really care but why would they for such cheap rent. Review from Google
Mar 2018: I've lived at Huntington Place on Sutherland for almost a decade. The rent is extremely affordable, and the maintenance staff are both prompt and polite. The front office staff always have a smile that seems just for me, and have been very understanding whenever I have had issues in the past. The apartments have a homey feel to them, and although they are on the older side, I much prefer the settled-in feel and hardwood floors to those new, plastic-smelling cookie-cutter monstrosities cropping up everywhere nowadays. The buildings are bordered by old majestic oak trees, and multiple species of flowering plants add a natural feel that is lacking in most apartment complexes these days. Feb 2018: While maintenance is prompt and efficient, the neighbors are less than desirable. This complex is full of druggies and loud nuisances. I’ve started to witness drug deals in the parking lot. Strangers go in and out of my particular building day and night. I’ve had panhandlers knock on my door. My downstairs neighbor sexually harassed my girlfriend to the point where she feels uncomfortable coming over. Stay away. Review from Google
Sep 2017: The bad: 1) They are the worst when it comes to getting your deposit back. Meaning they never get back to you regarding the deposit money. I called three times since I moved out, I have visited the office personally and they always said the person in charge of that is on vacation. It has been almost year since I moved out and still no answer back regarding the deposit. I moved in knowing that has been always a problem, so do not expect to see that deposit back.
2) The kitchen is pretty bad and outdated. I have no joy in cooking in that kitchen. Kitchen does not have a grease extractor or fan, nor a dishwasher.
3) The A/C works but you have to leave it on all the time for it to do great. If you try to turned off every now and then you wont be able to get the best out of it. This means you will be expending a lot more in electricity. Now that Review from Google

Jan 2017: For what they are, I'm happy. Centralized location, pet friendly. Does not require proof of income. Older building with a lot of charm and pretty well maintained. I've had minor water issues but the staff has been very responsive. Been here 3 months... biggest complaint is not the management but other tenants yelling or dogs barking. May 2016: Hey im XXXX and im a current tenant of this DUMP.the only reason that i still live her is I'm in a year lease and i had to move from my previous address fast the rent here is outrageously over priced for an apartment that's in seriously in need of updates the apartments is tiny and has nothing to offer its tenants the ladies if you want to call them that that work in the office are rude the maintenance here is a joke they told me i had to buy my own toilet to replace the one in my apartment to get it fixed and stop running all the time.

Sep 2015: Hi, I am a previous tenant of 504 Longview Road, Apartment I and my stay at Huntington Place was a very positive experience. From the apartment itself to the amenities, utilities, staff and neighborhood, Huntington Place offers an excellent living arrangement in Knoxville. The apartment that I leased was a one bed room, the lay out being the first of two on the Fielden & Rothermal's website. This apartment was very spacious and comfortable. Parking is extremely convenient, with additional street-side parking always available. The washer and dryer are within a quick walk between buildings. Pest control is regular and trash pick up is weekly.

Jul 2014: There are a lot of things to like about these apartments. They are pretty spacious and they have a good location as far as access to downtown and west Knoxville. e price of the rent is very reasonable and utilities aren't that bad either. May 2014: I am a young, recently graduated college student from the Knoxville area, and this was my first experience living off campus and on my own. My year at Huntington Place was very peaceful; I enjoyed the older, quaint, and fitting apartment for my style. The space is what I enjoyed most, ranging from the spaced-out living for a one bedroom, one bathroom apartment. The management was a very pleasing component of my year at Huntington Place. Every question/concern I had was immediately taken care of due to their continuous efforts to serve. Whether it was a call to fix something in the apartment or a question I had that concerned them, they were prepared, respectful, and knowledgable about the situation.
