May 2018: I would strongly recommend against living here. I am a physician at a major hospital and I will advise all my colleagues not to live here. I have lived here 1 year and am looking forward to moving out! Here are my reasons:
1. The management blatantly lie to their tenants. They are also rude and discourteous. They never follow through on what they promise their tenants, or worse, ignore tenants altogether.
2. There are not enough parking spaces for residents. I have had to park at Earth Fare several times due to lack of space, especially on weekend nights. Guests are required to register for non-existing guest parking spaces. Resident vehicles are booted and towed with no warning.
3. Repairs to apartments are not made or take a long time. Cheap floor planks was wet and delaminated due to improperly installed washer/dryer. It took several m Review from Google May 2018: I didn’t get my parking passes when I moved in nor my second set of keys, and the leasing office said I’d be fine to park there for a little bit and she would bring in my pass.Now, I was walking to my car, and it’s been towed, even though there are several cars without a pass. I’ve been waiting since 9 for someone to come to the leasing office since it opens at 9. I had to basically beg to get my move in packet, no one answers the phone. Also they messed up our move in date 3 times which made moving out from our old place extremely rushed. They kept pushing it back, at the end it had been pushed back over 4 days. I’ve had nothing but annoyance with this place. Review from Google Jan 2018: Moved in back in October and have enjoyed the place so far. It is an older building, as eluded to, but you can tell they have been remodeling and investing into updating the apartments. We have a 2 bedroom and it is spacious (950 sq ft). The office has always been courteous & approachable. Dillon and Tia have been helpful, in my experiences, and there is now a new Community Manager. She was sweeping the stairwell the other day, based on a review left by someone previously.
Only thing I would agree with is the washer/dryer in the units are not the best. The clothes come out super wrinkly and one of my pairs of pants came out a complete mess. Advice: put in half of what a normal load would be and you will be able to reduce the wrinkles. Review from Google Jan 2018: I am a current resident. Washer & dryer is very small, noisy and doesn't work good. There are wrinkles in our cloths after washing and drying. Water pressure at kitchen is very low. There is no exhaust system in the bathroom. after toilet, it takes 3 hours to take away the bad odor. There is no exhaust to keep kitchen odor away too. I am an Indian, so I cook Indian food, there is spice scent everywhere, because there is no exhaust in the kitchen. Dog park is full of dog poop. No one cleans their dog poop. Room heater is very slow and very old fashioned. Can not heat apt more than 45 degree.
This is the worst apt I have ever seen (honestly). And its hard to break the lease. Review from Google Sep 2017: I’m not quite sure about some of the negative reviews here. This place is phenomenal. The staff may not always be in their office, but they are extremely kind and if you need something they get back with you in a timely manner. All you need to do is call or shoot them an email. The grounds are well kept. The community here is amazing. All the residents are extremely friendly. The building is old, but has had a major face lift. I love walking into the lobby and smelling the air fresher. It’s a very seasonal fragrance which makes it feel homey. 414 Flats is in an excellent park of town. You have most of your needs within walking distance. I recently got a wild hair to walk down Sutherland to the Dollar General for a bathroom rug. After multiple complaints, they somehow can't seem to stop trying to overcharge me month after month. Been here 10 months. Nine monthly bills have quoted charges above and beyond those in my lease. When you point it out, it's just an accounting mistake". One that they repeat month after month. There has been used kitty litter on the stairs in the north stairwell for over six weeks. For more than a month, the building they advertise as secure was accessible to anyone off the street, twenty four hours a day. don't expect them to fix anything in your apartment with any speed. But also don't suggest that if you can't use your toilet for more than twenty four hours, that they do something like discount your rent. They are shady, underhanded people, who will look directly in the face of a dissatisfied customer and refuse th Review from Google Aug 2017: I have called the customer service for 414 flats upwards of two dozen times now and I have been hung up on every time. I wanted to come in to look at leasing a 2 bedroom but haven't even been able to get anyone on the phone. The automated system keeps hanging up on me. Seems like the management is so unprofessional that they can't even capitalize on possible customers and from the reviews, it seems like they pay as little attention to the residents. I would be willing to give it a try again but I doubt they have enough attention to detail to notice this review. I will change it if they bother to contact me. It is impossible to find parking after 8pm and maintenance requests take forever (my last one 3 weeks and we called the office 4 times.) There have been constant renovations for the past 4 months and very little notice is given. The new renovations also look very cheap. Used to be a very pleasant building, not anymore.
Review from 6/8/17 on Google May 2017: I just moved in to 414 Flats in April of 2017 and must say, I have been very impressed so far. I love my new apartment. The new staff was one of the main selling points as they we very friendly, honest, and took care of any of my concerns. When I needed a screen put on my window, it was done within the week. They needed to replace my stove and it was completed as soon as possible. Every time I have sent an email, I receive a response in the same day. So far, they've hosted a wine tasting party and have other events planned as soon as the roof top pool opens at the end of the month.
Review from 5/14/17 on Google Apr 2017: I have lived here since May 2016. I loved the old management, but I have had poor experiences with new management. They took away nearly ~20 parking spaces, and I shouldn't have to park down the street is I pay to park there! The doors remain open most days, and I pay for a secure apartment! The elevators have been out of inspection for nearly 2 months. The workers do not respect your privacy. I had to find a place for my pet to stay during renos, and it cost me nearly $100 to board my pet. They give little notice for utilities outages and renovations (they actually broke the lease by only giving 6 and not 7 days notice!).
Review from 4/17/17 on Google Jul 2015: I have lived at 414 for two years, and I have genuinely enjoyed my experience here. I feel very safe inside the building, and the staff is always friendly and helpful. I would definitely recommend this apartment complex to a friend. The location is great -- and you don't have to worry about paying for utilities. My main complaint would be the lack of parking for guests, although you can get visitor passes from the leasing office to secure a spot in the main lot.
In comparison to the other apartment complexes I have lived at in Knoxville, 414 tops the list.
