Constantly finding and killing roaches in my apartment and I don't live dirty. The only area management pays to treat is under the kitchen and bathroom sink so it doesn't do much good when roaches are everywhere. Maintenance does their best to keep the grounds clean but trash is always overflowing from the dumpster near my apartment and in the summertime it wreaks of garbage. Beware of renting here. It's the cheapest place in the Chapel Hill area but really not worth it. Review from Google Nov 2017: I lived in Estes Park 16 years ago. It’s nice to read the reviews and see it’s still terrible and disgusting. The funny part is I was paying $525 a month for a 2 bedroom apartment. If I read the website correctly they are wanting 7-9 hundred for a one bedroom. Man I hate it for y’all. Review from Google Oct 2017: Royal park is just a few minutes from Franklin street and few minutes from a couple shopping centers with food lions also about 8-10 minutes from walmart. The staff at Royal Park are warm and inviting as well as willing to work with you to achieve the best outcome for everyone. I would also definitely recommend taking a tour of one of their newly renovated apartments either at Royal Park or University lake if you enjoy using all new slick and modern appliances and countertops. Review from Google Oct 2017: My experience living here was not 100% negative. It's decently priced for a good-sized space close enough to downtown Carrboro. Also, maintenance issues are taken care of quickly... except the maintenance men will come into your apartment without your permission. I was walked in on naked not once, but twice in two years. And those were just the times I happened to be in the shower. They came in uninvited more often than that, even though I had repeatedly informed the leasing office that I had a cat who was a flight risk. Also pest control was done inside my apartment without my consent, and the property manager tried to tell me that poison traps just spontaneously appeared in my apartment and I didn't hear anybody enter my home in the early morning. The Crest parking lot is also one of very few places in Carrboro where I've been cat-cal Review from Google Sep 2017: The nicest thing on the property is the rental office. We moved in on a Saturday the carpet wasn’t finished the paint was running down the walls. The roaches run 100 miles per hour and the tenants above us have a babe pstairs who cries all day and the dog parks constantly the walls are paper thin. The area is ok but the property is over priced. They sprayed for bugs 5 or 6 times and it made it worse. It’s infested and needs to be torn down. The management made it seem like they where addressing the problem but it continued. If you want to live with roaches then the crest is for you. But for 850 a month move back towards Raleigh or bite the bullet and pay a few hundred more and live in the heart of Orange County which is Chapel Hill!. We moved out because of the infestation it’s horrible run for the hills not the crest Review from Google Sep 2017: ESTES PARK APARTMENTS IS A GREAT PLACE FOR SINGLES, COUPLES AND FAMILIES, THE GROUNDS ARE BEAUTIFULLY KEPT AND THE RENOVATED APARTMENTS ARE GORGEOUS. THE LOCATION OF THE APARTMENT COMPLEX CAN NOT BE BEATEN. IT IS NEAR SHOPPING, MAJOR HIGHWAYS AND EXCELLENT SCHOOLS. THE RENTAL COST IS ALSO UNBELIEVABLE FOR ALL YOU GET. Review from Google Aug 2017: Just moved in recently and so far so good. My expectations were not great considering the other reviews, but with the renovations (new carpet, new appliances, a new window in the living room) and the size of the 2 bedroom place for the price, it is pretty great. There were some problems with the place, but the office lady sent over maintenance right away to fix most of the biggest issues. Considering the price and the age of the apartments, it is great for students or anyone on a budget. The environment is fairly quiet, which is nice. Negatives: parts of the outside can be dirty, there are too many smokers that smoke outside of their apartment doors and the smell and smoke lingers and stinks, I wish they replaces all the windows because some of them are really old, and the occasional roach (to be expected given the area). Although the apartment itself is not in the best condition, but the management staff & leasing office ladies are very friendly and helpful. I reported some issues with my new apartment in the morning and one of the staff came by that afternoon and fixed most of problems. I was a bit concerned and didn't have the high expectation about this apartment after reading all the negative reviews on google, but it is far better than I thought. Huge bug infestation in their buildings that they do not take care of despite many tenants informing them.
Rude, unhelpful management. Office workers are NOT trained on leasing agreements!
When I was getting ready to move out, I went to the office to inform the workers I was not renewing my lease, the office worker told me everything was okay after I asked her if she needed anything else from me. When I kept receiving renewal notices I called the office again to tell them, and, once again, they told me that I was good and nothing else was needed. Since I kept receiving emails, I went to talk to the property manager and she informed me that I had to give written notice and will be charging me $900 EXTRA dollars despite me giving them plenty of warning that I was not renewing.
The property manager refused to help with the Review from Google Jan 2017: When I moved here, I wish I knew what I was getting in to! They knew when I was moving in. Much tommy surprise, my stove and my refrigerator was in the middle of the floor in wrappers. I died laughing thinking they thought I would install it. My fridge didn't fit. They made scratches in my wall. I ended up getting 4 fridges because of dents and scratches. Some of my outlets didn't work. My keys had to be remade as they didn't work. When I went to get them redone, I was told by he maintenance manager in front of me that he couldn't do anything about it.
The music was horrendous. At about 10-2 almost every night, music would blast so loud that my floors and windows on my apartment on the third floor.
Review from 1/8/17 on Google Oct 2016: Staff does not care if things are done in a timely manner, we've had serious maintenance issues for goin on months now still not fixed. The complex need capable staff who doesn't just humor residents while they are there an forget it as soon they walk away.Now I get kids play outside are liud thats not a issue during play hrs but Noise complaints ironically fall on deaf ears bc the neighborhood kids are always running through apartment buildings cussing screaming jumping slamming makes your apt walls shake an if you have pictures buy extra frames. There's dogs that bark all day an night at times an if you report it hah best just to buy earplugs bc nothing gets done.

Review from 8/4/15 on Apartment Ratings Dec 2014: The apartments are very spacious: the only drawback is that you have to share the apartment with the various critters to which the complex is home, such as half-foot centipedes and brown recluse spiders and German cockroaches. The local economy is booming. Not a day goes by that I don't see some fine white rocks change hands in the parking lot or in the hallways. The residents are lively, blaring their ------ music well into the early hours of the morning, and sitting on the steps drinking single Modelos and tossing the cans into the bushes. Luckily, the police don't frequent this place much.
