Mar 2019: Mark is a great landlord and expects responsible residents. Dec 2018: I have lived at the Quad on Delaware for the past 4 months and I just resigned a lease for the next school year. They have made a lot of new changes that appeal to new comers, and satisfy the residents that already live here. Signing was a quick and easy process. I highly recommend checking it out. Excited to call this place home for another year. Review from Google Nov 2018: The newly renovated lobby/leasing office area here is absolutely beautiful. The yoga room and workout facility are also very very nice. The rooms are large and comfortable. The staff is also extremely helpful. I came in to renew my lease for next year and Kalvin and Sam helped me get it all sorted out and finished in just a few minutes. They were very nice and answered all my many questions. I have had a very positive experience living in The Quad on Delaware. Review from Google Nov 2018: This place is really improving. New management has placed a much better emphasis on customer service and the amenities are improving significantly. Great place to live if you’re a student looking for accessibility near the U of M. Also, Mitch at the front desk is the best. I have lived here for 3 years in 3 different apartments and he has always known my name and apartment number of the top of his head when I go to get a package. Major cons though:
The construction has taken forever and I know management always says don’t worry you’ll love the new renovations once they’re done. I mean yeah the floors look nice but water still comes in when it rains and everywhere still smells like trash. Not to mention different enterances get closed off sometimes with notice, but 90% of the time without any notice. Also a lot of doors are either left completely open or are broken so anyone can just come right in without living here which is not secure whatsoever. Also only the gym and computer lab are open during construction. Review from Google May 2018: Wow. Where do I start? Horrible administration (Rude, unhelpful, non-responsive). Our group came here because we were new to the area and didn’t know anything around. The facilities were okay (the gym equipment doesn’t work and most of the cushions are ripped). The equipment in the kitchen didn’t work from day one. The recyclable trash is hardly accessible. The windows in the apartment don’t open. Definitely take a tour and speak to one of the residents before signing up. Review from Google May 2018: Stadium view is a great place to stay. Their prices are well below some of the other places around campus but what I believe makes this place even better than most is the people. There is never anyone working at the front desk. The only way to get a visitor parking spot is by checking them in at the front desk or else they’ll tow you. How are you supposed to check your visitor in if there’s no one at the desk.
Management is the worst. They recently switched management companies, but to be honest nothing good has come from these new people. Just are after your money. Do yourself a huge favor and do not live here. Huge mistake on my part. Review from Google May 2018: Microwave, elevator, front door... Everything is broken or nearly broken. The apartment chooses not to repair them if major work is required.
We are having a water outage at this moment. There’s NO notice in advance at all, the office is closed, and there’s one person at the front desk says nothing except waiting.
The apartment power washed the front floor and the center courtyard this week. This is one of the minimum maintenance they actually do. The inside and outside carpets can’t be more dirty, and they never clean it except a weekly vacuum which is not helpful. They doesn’t even bother with changing a lightbulb or batteries for a/c controller and smoke detector until they actually failed. Review from Google May 2018: Do yourself a favor and do not live here. Today the water is not working for the third time while I have lived here. On top of that, the common areas, elevators, hallways and gym is always gross and pretty much never clean. Yesterday, I found a potato in the halls just sitting there. Another time, someone vomited in the elevator and the smell stayed for days.
Now for the staff. It's either hit or miss. A lot of them are nice, but most of them are clueless. Th front desk is supposed to always have someone there which is a good idea. In the night they have a guard. However, during the day. The staff is only there at random times and almost always have a "be back soon sign up" (they usually aren't). Even then, interacting with them is almost always unpleasant.

Mold and windows that won't open set aside, poor management really pisses you off. I had to relocate myself to another town asap for a new job and the releasing process was a huge mess. Every single time I visited the office they said something different. One day they tell you you'll be needing this and that, the next day some other staff just barges in and says they can't do it with this and that and come back again later because 6pm is too late for them do to the paperwork. Very unoranized, unprofessional, and disrespectful manner. Plus it takes forever to get your security deposit back. It's been more than 60 days since I moved out and I'm still not getting it. I've been living on campus for about 4 years now and I can tell you that this is the WORST place to live in. I'm not much of a person to leave a Review from Google Apr 2018: Mold, poor management, and overpriced - DO NOT LIVE HERE! I wish I could give this place zero stars. When I first moved in, the other roommates had left their stuff behind when they moved out, but since one still technically had a lease (despite that they wouldn't be coming back), they management said they could not come in and clean it out. There was BLUE mold all over the kitchen, the food in the fridge was moldy and expired, and I felt sick for days after breathing in that much mold! Luckily I had some great friends help me clean the place, because i couldn't have done it myself. There was old food in the carpet, and I spent HOURS throwing away the stuff these people had left behind.
Once living there, the management were not helpful whatsoever. The printer was constantly broken, the elevators and shared areas were dirty, the computer lab Review from Google Apr 2018: if i could rate this place 0 stars i definitely would. i'm not normally one to write reviews in the first place but i just want to save everyone their time and money by saying that this place is absolutely terrible. having your own bedroom and bathroom may sound appealing (considering the price difference between other apartments on campus), but it's not worth it. you can't open your windows, the fire alarms in the entire tower go off about 5 times a month (because when you burn food you can't open the window!), the staff is rude and apathetic, there's about a 90% chance that the unit you're assigned isn't clean upon moving in (stained carpets, dirty kitchen in need of repairs), there's only one maintenance person so there's a chance that you'll be waiting days (even if its an emergency) when you have an issue, the appliances/furniture are out Review from Google Feb 2018: rooms are decent for the price but small, made of paper and unrepaired. The employee's there are pretty terrible. Apathetic to your problems and unwilling to help. The windows don't open, and if you burned popcorn per say and try to air it out in the hallway, the fire department will be called and your whole tower will have to evacuate. Wi-fi is not reliable, pay-online is not reliable, and half of the time there is no front desk worker or security worker. The cable cuts in and out regularly, I have even lost channels and had to rescan for them a different day. Big, ugly heating ducts run over all of the bedrooms. The heat and A/C are loud, and emit dust into the room (as shown by dusty ceiling stains by the vents). Mold grows under most sinks. It is unlikely you will get a room with clean carpets. Review from Google Dec 2017: Had problems before even moving in. We didn't know there would be a $100 up charge per month for a 9 month lease until the day of signing. Then, their online leasing was down so we missed the 48 hour deadline after touring and had to pay the charges they said they'd drop. Though it is the cheapest place I can find, they will fluctuate their deals so you could be paying more even within a week of someone else signing. On the day of move in there was a strong rubbing alcohol smell which comes from the AC being on and is still a problem (though it is fainter). I had to go down to the front desk multiple times over the first few weeks because of this and many other problems with the apartment upon move in. There was a time that a pipe burst in the building so the water was turned off, but we were notified AFTER it had been turned off that it would Review from Google Oct 2017: I recently traveled to the Twin Cities to visit my daughter for Parents Weekend at the U. I was having trouble remembering which tower she lived in and was very hesitant to ask the front desk personnel for help as my original experience during move in day with a very unhelpful, rude, young man, was less then pleasant. To my surprise when I inquired about directions to my daughters room I was greeted with the most pleasant smile and attitude! The young lady working that day was so kind and helpful, even going so far as to draw me out a quick map to the right tower and right room on the back of a napkin! Thank You Angela, you made my day! Review from 10/2/17 on Google Sep 2017: A little bit expensive for the small size of the bedrooms, but the furnishings are pretty good. Staff is friendly, the facilities are clean for the most part, and the free workout room and office/game spaces are useful.
Review from 9/6/17 on Google Aug 2017: Lived here 11 months; it's been a good experience. Staff is friendly and competent. Every maintenance request has been handled within 24 hours, although the dryer has needed multiple service requests. Bedrooms are small but livable. A/C was fixed my first day and hasn't been an issue since. Heat has never been an issue. No plumbing or electricity issues. Internet connectivity issues have stopped as of Oct/Nov 2016; internet is fast enough for most things (haven't tried online gaming), plenty for streaming videos. Exercise room is nice, movie theater is nice, public study areas are handy.
Review from 8/15/17 on Google Aug 2017: Just signed a lease here, the apartments are so nice without being excessive like you see in the "luxury apartments". Travis gave me a tour, he did really well and went over the whole lease with me and made sure I understood everything. I also got a discount on my rent!
