Jul 2016: I know this is long, but this is very important to read if you are considering living here.
Before I go on, please be aware that practically no apartment or community will ever get rated 5 stars honestly. Be wary of waves of 5-star reviews, as management companies do not shy away from attempting to tip their averages higher by offering benefits to their tenants.
I don't need to talk about the roach infestation, the foul-smelling hallways, the incompetence and disorganization found in the offices, or the seemingly non-existent screening process that the management supposedly employs for applying tenants. I have two words for you: Bed bugs.
My girlfriend and I lived here for two years and really weren't incredibly bothered by the lack of cleanliness of the complex or some of the items mentioned above. It was an insanely cheap place to live an Review from Google Apr 2016: I live in the Lexington building here at the University Gardens for about a year now and I can tell you that I love this place. Whenever I need something fix or done to my apartment, maintenance gets it done RIGHT AWAY. I have to say I did have a bug problem but that problem was also solved right away. Also, The ladies at the office are the sweetest and always help out the best they can for me. Im giving this place a 5 star because the neighbors/people are great, it's peaceful here, and super safe.
Review from 4/29/16 on Google Oct 2015: The entire complex has a German roach infestation. I lived there for maybe 10 days and couldn't handle it anymore. The first apartment (I7) I was supposed to move into had a broken window, it was filthy and had baby roaches crawling in it. I was offered off brand bug spray as an option. They reluctantly allowed me to stay in the model for a few days until they could find me some place else. I was then moved a few apartments down (H10). They said that there had been a full clean out and that I should have any issues. Once I started to move in I awoke the infestation. They were EVERYWHERE. I had one crawl across my leg in the bed.

Maintenance is AMAZING!
I had a leaking pipe and -- fixed it within an hour and I have not had a problem with it.
They are all so nice and helpful! The pool is ALWAYS clean! It's NEVER green so don't listen to the other reviews!
This is a nice place.
I highly recommend it.
Review from 6/12/15 on Apartment Ratings Apr 2015: DO NOT MOVE HERE! A TERRIBLE PLACE TO LIVE. THE ONLY GOOD THING ABOUT MOVING TO UNIVERSITY GARDEN APARTMENTS WAS HOW QUICKLY I WAS ABLE TO GET AN APARTMENT WHEN NEEDED. THE NOISE LEVEL IS TERRIBLE. can't CLEAN WALLS WITHOUT THE PAINT COMING OFF, NO EXTERMINATION, HEATING SYSTEM IS SO OUTDATED AND ENERGY INEFFICIENT THAT HEATING BELL IS HIGHER THAT COOLING,TOO MUCH FOR RENT FOR AN APARTMENT THAT WAS BUILT IN THE 50'S AND IT'S ONLY APPLIANCES IS REFRIDGERATOR AND STOVE(STOVE WAS NOT EVEN PROPERLY INSTALLED MAKING IT DIFFICULT TO COOK).

I moved into University Gardens mainly because of price. The place is dirt cheap. I realized that I should not expect much especially considering the price but I was not ready for what I experienced. The place is an absolute dump. The walkways are made of wood that are literally failing apart and the interiors aren't any better.
I had a 1 Bed 1 Bath with a 'living room' that was actually a bedroom, and boy was I in for a surprise. When I took a tour of the place, they took me into their absolute best unit, and when I moved in, they took me into something completely different.
