Nov 2019: My experience in the Reserve can be summed up by the experience I had 2 nights ago when my water heater spontaneously lit on fire and shot sparks everywhere after being repaired that morning for not working at all. Luckily I was in the living room and not asleep and was able to put out the fire with a fire extinguisher. The maintenance guy was very apologetic and said that he did not replace the heater earlier because he was was first required to reset the circuit breaker 3 times before he was allowed to replace the unit. That shocked me! Thank god I was awake. I do not feel nearly as comfortable living in this place as I did before. In addition, I did not get any apology or hear from the facility at all after the fact. Also, I haven't mentioned that the A/C died what felt like every week during the early months of the school year and lead to multiple nights struggling to sleep in a 85-90 degree apartment. don't recommend. Review from Google Sep 2019: took liberty to heftily charge for regular use of carpet which was already in used condition, and made me pay for the entire new carpet in the room. Used delinquent tactics to made me pay. Review from Google Jul 2019: Maintenance and front office are never on the same page. For example, the front office will tell you that maintenance can fix it ..... but when maintenance comes they’ll say that they can’t do it and that you have to do it yourself. Also, when I have packages that come , I have had three instances where they give my packages to someone else ..... even though they’re suppose to look at IDs ..... no one else has my last name in Athens I’m pretty sure. Some of the staff is extremely nice but then there’s some front office student workers that ask your mom “what their problem is? “ over the phone .... not really friendly. I asked to speak to the manager, and Sarah refused to give me Nick’s number. No matter what he situation is, a worker should NOT refuse to give a manager’s number. If problems arise, the manager should handle the situation instead of a front office worker (Sarah) being rude over the phone Review from Google Jul 2019: Wish I could give less than one star. DON’T DO IT! Worst experience I have had, I would’ve had a better time in a dorm. They let anybody sign a lease and live here (I have an elderly woman living in my apartment for some crazy reason and another that was definitely at least 30- Definitely not a STUDENT living place as they falsely advertise). I have lived with terrible roommates and other things have happened and the office did nothing to help any of my situations- old AND new management. Besides just that, the apartment badly needs renovating. Couch is old and ripped up and the furniture is old. There are so many better apartment complexes even houses for cheaper and you will get a more satisfying and better experience. The Reserve is only hyped up because of how close it is to campus and how easy it is to sign a lease there (too easy apparently). DON’T DO IT!! I wish I could get my time and money back!! Review from Google Mar 2019: The new manager at The Reserve is by far one of the. best Apartment managers in the southeast. His attention to detail and desire to keep tenants happy is almost unheard of in Athens. Feb 2019: Luke & Nick are the coolest staff there. * and Zach Review from Google Feb 2019: I have been living at the Reserve for two years and I absolutely love it! It is very affordable and has a great location! Review from Google Feb 2019: I've loved living at The Reserve for the past two years. It's close to campus and the staff is always friendly. haven't had a problem with roaches either. If I wasn't graduating, I would renew for a third year! Review from Google Jan 2019: Place is an absolute joke. I was told that I had a 4 bedroom and paid money now they’re saying there are no rooms avaialble at all and that I wouldn’t get any money I paid for it. Be aware, also there are much nicer places in Athens besides this! Review from Google Aug 2018: Overpriced. Infested with cockroaches (big ones) so be prepared to buy a year's worth of Raid. Maintenance said they sprayed the place, but I never saw a difference. People working in the leasing office don't really care about you, especially the assistant executive director. I never received replies to my emails and sometimes I was told to come back later when I'd go up to the leasing office for a question/concern. All they care about is collecting their money at the end of the day. Never recommending or living in this place again. There's much better apartment complexes in Athens with much better customer service than this place. Review from Google Aug 2018: My experience at The Reserve was overall positive, but I do have a couple complaints. I had to move out because they raised the cost of rent by almost $100. The walls are paper thin, to the point where I couldn't sleep some nights because my roommates were watching tv in the living room or people were outside talking/walking up the stairs. We were promised a kitchen renovation in May, but they wouldn't specify a time range other than "some time this summer," and as of the day I moved out in late July, nothing had been done. The best thing about The Reserve is the maintenance staff. They are all very friendly, quick to reply to requests, and happy to help in any way they can. The pool and tennis courts are also really nice. Review from Google Jul 2018: I had the BEST experience at The Reserve. The year before I lived here, I had an AWFUL experience at another apartment community in Athens. I was worried about corruption and scheming at the Reserve due to my previous experience elsewhere. Nevertheless, the Reserve was AWESOME. The rent wasn't too high for the nice community, the staff was friendly, and the noise level was fine. There was also plenty of parking. Additionally, I got refunded my deposit without any issues. The staff answered all of my questions without fail. Highly recommend. Review from Google Jul 2018: Great staff and great apartments! Plenty of amenities and right next to everything on the east side of Athens. On Athens Transit bus routes and close enough to one UGA bus route. Review from Google Apr 2018: I've lived at the Reserve for the past three years ever since my Sophomore year. Throughout those years, I've seen great changes added to the property! For example, now we have smart TV in every unit along with exciting changes in the kitchen for the upcoming Fall. I've got to meet a lot of residents, community assistants, and managers during the events and they are truly the nicest people out there. Review from Google Apr 2018: I have lived at The Reserve for the past 4 years and would recommend it highly to anyone moving to Athens, especially students! I moved here after my freshman year of living in the dorms and stayed until graduation. The apartments meet all of your basic necessities (appliances, in-unit washer and dryer, some units furnished) and the property offers a lot of bonuses. The computer lab offers free printing which is great for students. They also updated their fitness center a couple of years ago and now they have lots of options. The office staff has always been helpful and cooperative and I haven't experienced any difficulties living at The Reserve at the fault of management. The rent is reasonably priced and the apartment is in a great location. It's close to multiple grocery stores, movie theaters, places to shop, UGA campus, downtown, and the Review from Google Mar 2018: I have lived at the reserve for a little while now and I don't have much to complain about! The apartments are great and well maintained. I live on the third floor and it is quiet and super conducive to studying. I love the free printing available in the computer room and I take advantage of that almost every morning. They try really hard to make it fun to live here with plenty of events (and who doesn't love free food)! Maintenance comes out to fix issues usually the same day—if not the next day. The staff are very helpful and are always looking out for the residents! My only complaint is that the pet fees are a little high for my one cat. Review from Google Mar 2018: Definitely a good place to live. Short distance to campus is very convenient and helpful with the buses from Athens Transit. All amenities except electricity is a great deal too. Plus, staff is super helpful and friendly. Feels like home away from home. Review from Google Feb 2018: “I want to find a community that is very quiet and has friendly people. I currently live in an on campus dorm where my neighbors are nice and the atmosphere is very cozy. I was searching for a similar apartment feel because it makes me feel comfortable and safe.†Review from Google Jan 2018: I love it!! The apartments are really nice. The bed rooms are a really good size and the bathrooms are huge (at least compared to some of the other places I've lived). The closets have a lot of room, but are very shallow so its hard to reach the half not directly in front of the door. If we ever have any problems, the maintenance staff gets back to us quickly (minor problems are fixed within the day and major ones within 1-3 days) . The gym is well equipped and usually not super crowded. The grounds are always kept beautiful as is the pool area. The complex is also quiet 95 of the time which is amazing. All in all, I absolutely love living here and would recommend it to anyone!!! Review from Google Jan 2018: Nice property, well managed. I've been at the Reserve in a 4 bedroom unit for a semester and so far I'm incredibly pleased with my choice.
As far as the general property, the amenities are very nice. Grounds are well maintained, the exercise equipment is pretty extensive, the computer lab with printing included has been super helpful, and the front office management staff is always professional and willing to help. Specifically the Leasing and Marketing Director Danielle Mulherin has been incredibly helpful in resolving any concerns we've had. Maintenance is also always been very quick to respond to concerns and make sure we understand the issue and the fix implemented. At times, however, there can be somewhat broad windows for maintenance arrival time (understandably usually due to high levels of requests) and for things like Pest Control t Review from Google Dec 2017: I lived at the Reserve for 3.5 years and they charged me a cleaning fee upon move-out without justification. Office staff shut down when I asked them to justify charges. Horrible experience, do not live here. Everything is great until they know you won't be paying them rent anymore. Review from Google Nov 2017: It's a great place to live. The property is beautiful because of the lake and forest area around it. The rent is not too pricey for what is included. The staff is responsive and friendly. The pool is nice and the workout room is very convenient to have. I also like the running trail and soccer field right next to the apartment. Also, it's walking distance from Kroger, and has easy bus access to campus. You don't have to worry about bringing your own furniture because the rooms are already furnished nicely. There isn't much of a problem with bugs. My only complaint is that the computer room is never stocked and the computers and printers tend to be out of order. Review from Google Oct 2017: I lived at the Reserve 2 years ago and I didn’t have a problem with anything. Management was kind and fair and I appreciated having a private bathroom. I moved to a different apartment because my roommates wanted a change and it was cheaper. The property wasn’t as nice, so I moved back to the Reserve. One thing I can say is that if something is wrong with your apartment The Reserve does their best to fix it. The amenities that are included and the space in the apartment is worth it for the price. I really do consider this my home away from home because I am from Los Angeles. Review from Google Jun 2017: I highly do not recommend living here. This is going to be a long review, so brace yourself. First of all, they are only friendly to you until you really need it. Unfriendly manager, hidden extra costs and very poorly organized policy. I had to take summer classes in June, so I had to stay in Athens. Before the first day of summer classes my car got on fire, so by the time I was taking summer classes, I didn't have a car and had leg injuries. I had to use Uber to go to classes and even to get the food. But I only needed Uber for one week since I was going to get my car by the week after that.
