Mar 2018: Unit was in shoddy condition. Utility charges were often huge with no reason. Cleaning charges added after thorough cleaning on move-out and after account was paid in full when lease ended. No notification to guarantors of added fees. Review from Google Feb 2018: I have lived at The Redland for a year now and I love it. The leasing manager, Sarah is phenomenal and is very knowledgeable. There are a lot of great leasing consultants as well. Emmaleigh is great and very helpful. I have loved my stay here. Emmaleigh was an amazing tour guide. I would highly recommend having her show your around when you go in for a tour. She was very knowledgable and nice!! Review from Google Jan 2018: I haven't lived here just yet but I don't like what I have seen so far. Out of the communities that I considered applying for, redland was the one who didn't even bother to reach out. I only agreed to lease here because only they have the floor plan that I want for short term leasing. But attempts to get in touch with them through either phone or emails to address my real, genuine concerns usually go unresponded. Gosh I am so worried about moving in now out of the fear among other fears that my apartment will look like a total mess as soon as I open the door.
If my living experience is not what I am imagining, I'll go back and fix the ratings. But for now, 2 stars are beyond generous.
EDIT: My experience so far has been pretty decent. A few service requests were fulfilled quickly. Except for the broken TV, which is bad given I paid 99 bucks Review from Google Jan 2018: They are not transparent. Rude staff. There are much better place to live at with a better deal. don't make a same mistake I made. You don't get a lot of space and almost all of the units have a pretty bad bug problem. Service requests for exterminators are filled quickly, but you have to call one in every few weeks. All in all I don't hate it but definitely would not recommend to a friend. Review from Google Jun 2017: I have lived here at The Redland for a year now. The apartment is great, and whenever I put a in a service request, it is completed quickly. I have had no problems since living here, and I have renewed for another year! The pool area is fantastic and the computer lab/printer is super convenient. Also the 24 hour gym is great for late night, last minute gains. The office staff is great and friendly. I have made some close friends with them. XXXX is one that stands out as he is usually the one who is there when I have any questions/concerns. He is friendly and prompt with helping me and just a cool guy to hang with by the pool. Love it here at The Redland.
Review from 6/10/17 on Google Jun 2017: I have enjoyed my experience here for the most part. At first, there were a few issues with our apartment including insects and broken features. After these things were taken care of everything else was fine. The leasing consultants are usually very friendly. LC XXXX has always made sure that my roommates and I were taken care of and the supervisor of maintenance XXXX is very knowledgeable and helpful. No student apartment is perfect but this one was honestly not too bad. My roommates and I enjoyed our apartment.
Review from 6/7/17 on Google Apr 2017: Leasing agents at the office only know how to get you in without taking care of your needs after you sign their lease. They lost my package once when I ask them to hand it over to UPS, then they denied even having seen it at all. Whenever you call, they try their best to hang up on you as soon as possible. Also, I don't know how many people didn't have internet once they moved in this year, but for my 2 bedrooms apartment, it took them 6 weeks to get Charter out to fix my internet, not really worth the kind of $99 per person telecommunications charge in my opinion. The move-in unit is very dirty and dusty, I had to hire people to help me clean up the place before even able to move in. Water everywhere in the unit have a distinctive smell that isn't chlorine.
Review from 4/9/17 on Google Feb 2017: Nice apartment for the price and good location. Its on the Athens Transit Route 12, and east/west night so getting to campus is no problem. I haven't had any bug problems but we're on the second floor and stay pretty clean (you're bound to have a few in the summer since you're in Georgia though lol.) Only complaints are that since the building is older the air conditioner system is a bit outdated, air doesn't circulate well on one half of the apartment.
Review from 2/13/17 on Google Jan 2017: The tour was very impressive. The model was beautiful and one of the best prices in Athens. I may have been swayed by the free coffee they gave me though. I haven't lived here yet, so I can't comment on an actual experience of living her. I am definitely considering it.
Review from 1/12/17 on Google Dec 2016: Not the nicest apartments but they're cheap and have a very friendly and laid back staff. Open parking, pool never really closes, free printing if you being your own paper. We had a bit of a roach problem at the beginning of the year but it eventually stopped being an issue. That's kinda expected with first floor apartments.
Review from 12/16/16 on Google Dec 2016: I would not even tell my enemy to live here. Before my roommates and I even moved in there was about 10 things wrong with my apartment at first they didn't even give me a key to my own room for weeks,which is a huge break in lease however I hoped they would turn around and make this a good living experience. I was wrong, half of the things were not fixed because we agreed to move in early .my carpet to this day smells like urine and there was paint all over all furniture and floor,walls and appliances. There are bugs everywhere,in every apartment and some are worse than mine and I woke up with a spider on my face twice and roaches all over everything,when they spray it gets a little better but not really.
Review from 12/15/16 on Google May 2016: I really love this apartment! I have lived here a year, under the new management, and I have no complaints about the maintenance. I also love the furniture and the flooring. Everyone is complaining that the service requests take so long but all of mine have been completed within a day or two, depending on the severity of the issue. I would live here again, but I have more roommates so we are moving to a bigger apartment. It's a super nice location, so I bike to campus a good bit. But live here if you're considering it. It really is great.
Review from 5/16/16 on Google May 2016: I've stayed at the Redlands for two years and overall its been a good stay. It has been great as a starter apartment for a college student. Although the staff has changed a bit since it has changed from The University Apartments, it was nice seeing familiar faces like XXXX and XXXX. They are both very hospitable and whenever I had a question or problem, it was fixed immediately. They were definitely part of the reason why I signed at The Redlands for the second year.
Review from 5/3/16 on Google Mar 2016: Overall, I have enjoyed my stay here at the Redlands. The price isn't bad, the management is friendly and they do the best they can to work with you with your needs. The location is awesome and Athens transit comes regularly if you don't want to park on campus. The only concerns I have is with the maintenance and how slow they are to fix problems, but they do fix them when they can get to them. Overall, for the price I pay a month I would recommend it for the future.
Review from 3/24/16 on Google Nov 2015: The manger here sucks, she is very rude and i would agree that she is very condescending. There have been many times that my roommates and I have came in for help and look over at her and she would just frown at us. My friend didnt have furniture in there apartment for a long time. when they go to talk to her She always look very mad. The workers there are ok but look like there afraid of her. I had a problem with my light, and air bill and wanted to speak to her she just looked up and rolled her eyes and said she was busy., I found that very disrespectful because i stood there before i got any help because everyone in the office was helping other people and watch her hold up her phone and put on lip makeup.
Review from 11/6/15 on Google Aug 2015: Awful. Lived here for 2 years and counted down the days til i moved out. They lost my rent check once. Once the sewage lines burst and feces covered our apartment. Management took no action for 5 days, didn't move us to a new unit, didn't pay for a hotel or replace our damaged items. The property manager is rude and condescending. Do yourself a favor and love somewhere else.
Review from 8/22/15 on Google Aug 2015: "Utilities included†has got to be the biggest scam in college housing right now. A sub-$400 bottom line might look cute on a billboard ad, but in practice it means you either get strangled with overages or you pay way too much when you don’t use the place. That said, as long as you know what you’re getting into, you could do worse. The grounds here are nice, most of their staff is polite, and it’s quiet at night. (It was for me, at least, and I was on the first floor next to the pool.) You can chug free coffee in the mornings, and a bus comes every 20 minutes to haul your sleepy caffeinated ass to campus. Each apartment has a washer and dryer, as well as “appliances†and “furniture,†at least if you use the terms loosely enough.
Review from 8/12/15 on Google Mar 2014: I am a grad student at UGA and this has been an ideal place for me to live. I did not have to wag furniture here, I have a 2 bedroom apartment and no roommate because the rent is so reasonable I could afford two bedrooms. I have a bedroom and an office. I am close to school and I stay on campus late but that is not a problem because the buses run until around 1 am and when I do get to the complex, I feel safe.
Review from 3-28-2014 on Google Feb 2014: It's not worth the money… It's not. I promise you if you sign a lease you'll regret it. Your actual apartment will look 100x worse than the model they show you. Internet will throw you off all the time or won't even connect you. For some reason, is just decides to not work at all between 2am-5am. I went without a bathroom for a month and a half and had to share one toilet and shower with 3 other girls… While maintenance was working on my shower (they had to replace it, apparently there was a hole?), they came in and out, leaving the doors open (in the summer) and leaving dust everywhere in the apartment from whatever the hell they were doing in the bathroom. They literally left the toilet in front of my door and I couldn't get out.
