Aug 2018: These apartments are getting up there in age, which would not be so much of a problem if management were competent. The management of the Summit and Woodlands of Athens is among the least professional I have ever encountered. After unlawfully retaining our security deposit, they refused to answer our concerns, and forced us to resort to litigation. They are completely apathetic to resident's needs. Review from Google

Feb 2018: I lived here from July 2015 - December 2017 and had a great living experience! This place is by no means perfect, but for the price and compared to what my friends in other communities dealt with, I counted myself lucky. I lived in a 2br/2.5ba townhouse. The unit had plenty of space, and our rooms were much larger than the average "luxury apartments" downtown. We never had an issue with noise and lived around very courteous neighbors. The unit itself was average construction quality but definitely did the job for a college apartment and looked very nice. I felt at home in our unit, which was the most important thing to me. The management staff were always kind to us and remembered who we were. Maintenance was prompt, coming within 1-2 days and were always friendly. They knock a couple times, but they will enter if they can't hear an answer (in Review from Google
Nov 2017: I don't know where to start. Nepotism is the best description I can think of for the staff. If you try to save money in these apartments they will literally fine you $50 a day for an a/c or small heating unit. The sheer amount of dog sh*t laying around is enough to make the whole place smell like a sewer. Almost every day in the summer, someone brings their dog to the pool and the staff refuses to fine or take action against them. Lastly, every year they WILL upcharge your rent because of that sweet commission greed. Just an absolutely terrible place to live. Review from Google
Aug 2017: I subleased here from February 2017 to May 2017. The office staff were very friendly and available to help with any questions I had. The apartment I lived in was very nice and the rooms are big for the cost :) Review from Google
Jul 2017: I spent a lot of time here over the last year and got to know the place pretty well; the houses for 3 are much better options than the condos or duplex or apartment options they also offer. While expensive rent wise, and expensive to heat and cool due to the cheap construction and little insulation, they're pretty nice inside- definitely cozy. The lease terms and rent due dates are restrictive, and maintenance takes forever to come and fix things, even with multiple orders. Or, they'll just show up without warning banging on the door waking you up. Happened to me, and I didn't even live there. Overall, decent for the money, it's gated and safe, full of college age people, and the pool and clubhouse are nice. Location wise is average for the money but it's an easy 10m drive anywhere on campus. Review from Google
May 2017: Looks nice from the outside but on the inside it is cheaply made. I can hear common noises on both sides of my units walls from neighbors. Also management does not effectively communicate when scheduling any kind of maintenance or repair for your unit. Strangers will just walk in and out whenever they like with a poor attitude making it feel as they one has no rights as a renter -- even when doing bedroom repairs. It can be traumatizing to wake up to a stranger yelling and knocking to come into your bedroom without any prior knowledge they will be there. Review from 5/30/17 on Google

Nov 2016: If you like living with cockroaches then this is the place for you. While management does have pest control come out every Thursday, it's not helping. The reason it's not helping is because the kitchen could not have been built any cheaper (unfortunately, this happens to be the one place in the apartment that has the awful roach problem). They did not bother putting floor trim on the bottom of the cabinets so there are literally holes for roaches to access the apartment anytime they please. I go to open the cabinets to get a plate out and am graced with a roach looking straight into my eyes upon opening the cabinet. Review from 11/12/16 on Apartment Ratings
Sep 2016: I suggest you look else-where is Athens. There are far nicer places similarly priced closer to downtown and the UGA campus. First, the apartment grounds have gone downhill significantly since the current property management company has taken over. The pool was recently "re-done" but the cement around was already crumbling in places, the landscaping is poor at best, many of the lounge chairs are broken and they do not enforce any of the rules that are supposed to make it a quiet and enjoyable place to live. Expect lots of loud, drunk people who do not even live in the development taking up space around the pool during the spring and summer. Review from 9/4/16 on Apartment Ratings
May 2015: Awful community, they were slow at getting things fixed when they broke. Staff would come up with BS reasons why things couldn't be fixed. When we moved out we got completely ripped off and they kept the entire security deposit. In general the apartment was kept in great shape, no scraped walls, bathrooms kept clean, carpets vacuumed, etc. They found bogus things on our check-out that were not wrong and charged us for it. Jan 2015: The Summit has been a decent place to live so far, but it's true what everyone else says about how they hit you for whatever they can on maintenance and cleaning fees, especially when you move out. The good: Nice landscaping Feels safe at night Relatively clean except for the dog poop everywhere Maintenance fixes problems within a few days The pool is nice The bad: Any repairs they did were automatically our fault, regardless of whether they were actually our fault or not. Aug 2013: I've lived at the Summit for 2 years in two different units. The place is pseudo-nice, meaning that it looks great from the outside, but in reality, poorly made with cheap materials. However, that's really what you should expect for a college level apartment where the rent relatively cheaper. The real problem lies with the management and their shady business practices. First of all, when you move in, you'll be asked to pay the one-time security deposit in the amount of your monthly rent. You should expect at least $100 deducted from your security deposit. This is due to the fact that they will charge you $85 for mandatory carpet cleaning and a maid cleaning fee for $120 (come out of the total deposit for the house).
