Jan 2018: I can almost guarantee that the 5 star reviews here are fake. This is without a doubt the worst place you will ever live if you decide to move here. My A/C has been broken since August... AUGUST. It’s currently almost February. RM made a big fuss about how they were getting me a brand new a/c and replaced my old one with a very horrible broken old a/c. The water goes out once a week. I kid you not. It’s ran by college students and a half-witted “manager†who, frankly, I’m surprised manages to get dressed and feed herself every morning. Do yourself a favor, spend the extra money, and live somewhere else. You won’t regret it. (Many other issues/problems not reported here. But, notably, I had a friend move out from this complex because of a roach infestation that wasn’t properly handled.) Review from Google Dec 2017: If you don’t have time to read, a key takeaway is: AVOID AVOID AVOID! Go somewhere else. This place is a NIGHTMARE.
Pros: Location near the school. That’s it.
Cons: where do I start? I was matched with a random guy for a 2 bed 1.5 bath apartment. We had tandem parking spots so one of us will constantly block the other. The staff will tell you that “it’s easy to manage†but it is not especially when your schedules don’t align. The apartment itself is disgusting! I have lived in “ghetto†areas before but this is by far the worst place I have ever stayed in. On the day that I moved in, the apartment was dirty, filled with trash everywhere and roaches crawling in the living room. I immediately asked for a room switch but was told that they had rented out all the rooms (yet the vacancy banner was still on display for the next thre Review from Google Nov 2017: AVOID AT ALL COSTS. I live there right now and someone that I know in the complex had rats living under their sink... 75% of my electrical sockets don’t work... my second floor ceiling caved into the first floor in the bathroom. The bath tub is disgusting along with the floors. Our balcony had to be completely redone because the wood was caving in. Oh and by the way don’t fall for the cheap price my utilities bill was over 150$ so it ends up costing MORE than the nicer apartments around it. I’m afraid I don’t think I have enough characters to keep going but I definitely could. They need to make it an option to give this place 0 stars. I will say though the maintenance guys work VERY hard and are good workers... They are the only positive. Review from Google Nov 2017: While the place isn't perfect, I think some of these reviews are a bit dramatic. There are big roaches because we live literally right on a river. Bugs are attracted to water. It is just a natural thing. Also, bugs are everywhere. The parking is literally the only thing that is annoying but it's do-able. The staff is extremely friendly. I once had paint get splattered on my boots and they were kind enough to completely refund me for what I had paid for them. Also, maintenance staff is extremely effective. They are always quick to fix our issues and are very friendly. The location is superb, especially on game days when you can't drive through the streets. Sure, it is a little outdated and there are definitely renovations that need to be made, but I am a college student literally just happy enough to have a roof over my head. It's no big deal. Review from Google Sep 2017: I took over a sublease here last summer and had numerous issues in that short time. The location IS the only good thing about this place. I lived in a 1 bedroom and the rent is outrageous (close to $800) for what you get. You would expect it to be a nice, modern place for that price but it is most certainly not. The whole place is outdated and falling apart. The sidewalks are infested with cockroaches and because of that, the cockroaches find their way into your apartment easily (tons of cracks in the ceilings, walls, and floors). The problem is so bad that I set up probably 10 bug traps throughout my apartment. Disgusting. The shower floor is peeling off and rusting (gross) and I had so many other random little things fall apart since I moved in (during a short span of 2-3 months). Review from 6/8/17 on Google May 2017: I have lived here for almost a year now and it has been one of the worst experiences of my life. I have never seen an apartment complex that is so disgusting. The whole complex is infested with roaches. I had a problem with them from the day I moved in. The consistent spraying of roach killer by the pest control company, as well as my own efforts to lay down traps etc, were for not. The longest I went without seeing a roach was one week. The property manager was helpful at first but was soon to forget my problem unless I was meeting with her on a regular basis.
Review from 5/27/17 on Google Feb 2017: The River Mill staff has improved a great deal since I moved in a few years ago. The student workers put in a lot of great effort to help support the community and are refreshing to interact with.
Review from 2/20/17 on Google Dec 2016: Contractors were supposed to paint the apartment before we moved in. When we arrived our unit was filled with trash and every surface was covered in dried paint. The worst was the bathtub. It's covered in layers and layers of latex paint some brown sand paper like dust. I brought these issues to the front office when filling out our move in paper work. They said they'd fix it. Nothing. A month later, bring it up to the office that our apartment is still covered in paint. "Well take care of that. Fill out a work order." I filled out one. Nothing. Filled out a second one. Nothing. Finally, I'm called by the front office asking me to renew my lease for 2017. I ask them why the hell would I do that when they won't answer one damn work order. They apologized and said they'd make an URGENT work order.

The apartment model will not be anything like what you get. They are basically selling something that is not the same as the real apartment. The walls are painted pretty crappy and everything is bad condition, except for the furniture. There are roaches everywhere, no matter how much you clean. Like literally saw a roach at least once a week, of a pretty big size. On top of that, the lighting of the apartment is awful and if you don't live in an apartment with a balcony you don't even have windows in the living room, and barely a window in your room. You don't get what you sign for. The location is not worth it. It's way better to leave further away from campus than pay $500 and get this apartment.
Review from 11/17/16 on Google Oct 2016: While the apartments themselves are a bit out of date (what apartments aren't in this historic college town), River Mill is my first and only choice for a place to live in Athens. The community assistants are kind, helpful, and open to suggestions, and repairs or maintenance requests are always done on time. It's steps away from campus and the perfect place to spend your college years. I would recommend it to everyone.
Review from 10/9/16 on Google Aug 2016: You name it and it exists at River Mill! I am not talking about good things either. STAY FAR AWAY!!! Living in a tent would be better than living here. It is like camping; however you are paying high rent for a crappy living environment!! May 2016: Any good Athenian knows that this town was founded on The Mill, what is now the social work building. These apartments are located just behind said building, and it is here, no doubt, that the workers of the mill lived their toilsome lives. The people in the office are kind. The amenities are reasonably accommodating. The location is a stone throw away from the football stadium and north campus, as well as some of the most beautiful preservation areas of the southern ecosystem.

Her professional and friendly demeanor, her attention to detail, and her promptness in replying to my requests for help have been extraordinarily impressive. I am delighted to have my son move into this complex!
Review from 4/28/16 on Google Aug 2015: Choose to live anywhere else but here. The management is terrible and the apartments themselves are very terrible quality. No light fixtures in any rooms. holes in walls. Appliances are poor and rarely properly fixed. Irresponsible management and rude. Be prepared to get hit with a bunch of absurd charges.
Review from 8/24/2015 on Apartment Ratings Feb 2015: IF THERE ARE NO OTHER PLACES TO LIVE IN ATHENS WHEN YOU'RE SIGNING A LEASE, BUILD YOUR OWN PLACE. I have never been in a more disgusting apartment complex to date. I have MOLD growing in a few places inside of my apartment, there is a terrible bug problem, and the insulation is terrible here. Not to mention, the management/ people who work in the leasing office are some of the most incompetent, rude people you will ever meet. The models they show you are NOTHING like the real apartments. I am counting down the days until i get out of this lease!!!
Review from 2/19/2015 on Apartment Ratings Jan 2015: Do not rent with these people! The maintenance and front desk people are the rudest people I've ever met in my life. You can hear everything your neighbors are doing and there are so many bugs. AC unit has broken 3 times and something still clanks every time it shuts off..these people need help!!!
