Nov 2017: I absolutely love living in Athens Ridge! The neighborhood offers several great amenities for all of the residents. I Iove having so much space. The management team does a great job at hosting events for residents and making the atmosphere great to be in. This is my second year living in Athens Ridge and since I moved in the office staff has been very friendly and willing to help whenever I have questions. Review from Google Nov 2017: I’ve lived here for two years, and I have had no negative experiences while being here. The management has done a great job making it a comfortable place for everyone to live. Despite what I had previously heard, the management and the people in the office are so understanding! Review from Google Oct 2017: I was charged over 300 dollars after move-out for a spotless house, after spending days patching and cleaning walls, and cleaning every inch of the house. After speaking with others, unless you do a walkthrough with a staff member at the time of move-out they will charge you regardless of the state of the house and room. This is not available to you unless all of your roommates are already moved out. I am still in absolute disbelief over the claims they made, the reasons stated for charges are complete lies. The staff must either be instructed that everyone is charged at least a certain amount or be offered a commission for move out charges. Sep 2017: I have lived in Athens ridge since they have opened. It has been an awesome experience, you have your own community and I have met so many new people. The pool and lazy river is awesome. The events they throw are interesting and fun to get out of the house. They have a nice gym, they also have a shuttle that takes you to campus and to take you and pick you up from downtown which is also nice! The townhomes are nice and spacious with your own walk in closet and bathroom in your bedrooms was really nice. I highly recommends living in Athens ridge and it has been one of the best college experience I have had! Review from Google Sep 2017: The moving out process is such a huge CON it truly outweighs the pros.
They will lead you on with great move-in perks, but that doesn't matter when they nickle and dime you for every hole,scratch, and speck of dirt they find in your home upon move out. THEN if you dispute the charges that aren't anything beyond normal wear and tear - they will ignore you over the phone and email until issue a final account statement two months later with no changes to the charges whatsoever.
The amenities are very nice, but there are so many places in Athens for UGA students that have great amenities and better management. Sep 2017: Athens Ridge is a great place to live at! I love all the amenities that a available to the residents. The pool is awesome. The apartments are HUGE compared to previous apartments I have lived in. It has a great atmosphere with a lot of people to make friends with. I have met so many new friends from living at Athens Ridge. The office staff is very friendly, helpful and quick to answer any question I may have. I'm having a great experience here. Review from Google Jun 2017: Love the gym, the shuttle, and the friendly environment. Other than that it's very unorganized and EXPENSIVE.
Review from 6/4/17 on Google Mar 2017: I currently live here and I hate it. The people here are racist and pretentious for the most part and it's super expensive for cheap thrown together materials. If you are merely interested in aesthetically pleasing then this is the place for you but if you want a place where you and your friends can park without having stickers put on your car or anything being towed then don't live here. I've reported someone repeatedly parking illegally in my drive way and they have done nothing about it yet here it is 2 weeks after my friend got a sticker put on his car for being parked in my driveway illegally and they will do nothing about complete strangers who park at your home.
Review from 3/12/17 on Google Mar 2017: if I could give it 0 stars I would. management and employees are lazy, unorganized, and incapable of any kind of basic bookkeeping. lost the confirmations for several of my payments, as well as their physical copies of receipts that proved payment from multiple residents I know here. in the end they try to gauge every penny they can after you (even sent my 'outstanding balance' which I cleared up with them THREE TIMES to collections) and charge you unbelievable repair costs at the end of your lease regardless of condition of the house or what happens in the final walk through.
Review from 3/2/17 on Google Feb 2017: I've lived here since it was built and recently moved out. The Office staff is pretty friendly and helpful. The pool and lazy river are great (except when people who don't live in AR come and trash the place). Now the actual houses look nice on the surface but are really cheap. The vinyl plank is installed poorly and there are visible gaps everywhere. The appliances are cheap as can be and the fridge doesn't even have an ice maker. Our dishwasher got all moldy and nasty without ever even turning it on.

Review from 12/29/16 on Google Nov 2016: There is a lot of space and the pool is nice. The shuttle in convenient. Management is pretty awful. They blamed us for other people leaving their dog poop on our centrally located lawn and threatened to charge us unless we watched and reported other. I moved out in July and got my security deposit back months later. They had the wrong address at first (understandable) but it took three weeks of calling with the correct address before any action was taken. They took half my security deposit because somehow light cleaning and paint touch ups in the common areas cost $800!?! They also didn't put a lot of money into the construction so the windows don't block any noise (prepare to be woken up every half an hour on the weekend when the shuttle comes back) and let out all heat and AC.
Review from 11/23/16 on Google Nov 2016: Be careful signing here if you do not plan on renewing a lease. Read the lease carefully. They will try to steal from you as they do not prorate the last month's rent and charge you the full month while you can only live there for half the month. They are basically just trying to get money for the period of time where they cannot move in any residents. Read the lease super carefully if you plan on signing with them.
Review from 11/14/16 on Google Jun 2016: I am having a legal dispute with Athens Ridge and have never been so disappointed by a management company in my life. I have hired an attorney and given them my attorney's information, had my attorney contact them, and a week after they say that they "have forwarded the documents to our Attorney and will request their advice, with our formal response to follow" they haven't sent me a formal response, they refuse to provide me with contact information or even the name of their attorney. My attorney is a busy man and the longer I wait for this to be resolved the more money it costs and the longer I have to deal with this going into my senior year of college. I have clinical depression and this has taken a tool on me not only financially, but also emotionally. I was forthright with my attorney's information and now they are dragging their feet and I'm not 100% confid May 2016: Just as the previous post said. Athens Ridge has very inadequate parking for residents, let alone quests. This past weekend there were tow trucks (all from the same company Shuman Towing), lined up waiting to tow people. They charged $150 ransom to get the vehicles back and it had to be paid in cash! There is clearly something that is suspicious about this! Warning to anyone considering becoming a resident here, you may want to consider some of the other apartments in the area that do not treat residents, or guests this way!!!
Review from 5/2/16 on Google Oct 2015: Well this is the second year I have lived here because I thought things would get better. They have, in fact, gotten worse. The rent you pay is basically because of the amenities, which aren't too bad and basically the whole selling point of the place (I get it, you have a lazy river, congrats) because it's so far from campus.
One of the worst parts of living here is the management. I feel so terrible getting frustrated with them but they say one thing and do another. They offered us a locked-in rate because we signed early, however they just now told us that they were charging our old roommate $20 extra to cover for the amount they had in the lease. However, she was supposed to be paying more than the other three because she was renting furniture for her room.
Review from 10/25/15 on Google Sep 2015: Best place to live in Athens. The units are clean and very large. TONS of storage room. The sound proof walls between units is great. Having a garage is very convenient. People whine about the parking situation but if you arent fat and lazy its really not bad at all. The staff in the office are amazing and any time I had anything wrong with my unit, maintenance was there fixing it within 24 hours. Pool is the best in Athens. Gym is nice as well. GREAT SPOT!!!!
Review from 9/18/15 on Google Sep 2015: My son leased a unit from Athens Ridge and when he went to move out they charged him for any and everything. They ended up taking his whole $495 deposit. They charged him for a headboard that was left in his garage storage closet. I personally saw it when I helped him move out. They charged for touching up the walls when that is a normal wear item. They should be painting walls and cleaning in between tenant anyway. To top it off we gave them a non-refundable pet deposit in the amount of $350.
