Dec 2018: Would not suggest living here, I have lived at about 4 apartments in Gainesville and never was charged a move out fee. This is the first apartment I was charged a move out fee for cleaning. I typically clean my apartment as I do with any move.
The process of handling this has been long and drawn out. No one answers my questions via phone or email everything is through the mail and I’m charged for it all. This is the worst apartment complex I have dealt with in Gaiensville.
The apartment is not that nice and shows in the people who live there and the quality of the apartments. I honestly could have gotten better but it was the only apartment available under short notice of me staying and it shows why.

Jun 2018: While we really liked living here, it is so disappointing how inflexible management is. They only let you sign a year long lease. If you need to stay in Gainesville an extra semester, they refuse to let you sign a six month lease or a month to month lease...even if you're on time with every rent payment and have lived here for two years! Jan 2018: I have been a resident with Arbor Park since Feb 2017. They have been understanding about rent being late. I have noticed a diffenence in our new managment. Review from GoogleSep 2013: I am a current, as well as past, tenant of Arbor Apt. I have had a number of friends as well as a brother who have lived in here as well. It is a nice quiet place to live. Not much goes on at all here. Office hours are d3ecent and the Maint is pretty on top of things. Not much preventative maint is done but if there happens to be a problem, they fix it. A/Cis our only prob, they seem to not want to fix broken A/C units even though the EPA would have a field day with that. However, they are great apt to live in. Pretty much the best for the money in ALL of Gainesville. They allow any breed and weight of Dogs, which is nice and there are plenty of places to walk them. People are very friendly , and sometimes too much (the cat lady in the back who infests the back of the complex). Things are clean and the apt are up to date. Aug 2008: I lived in a one bedroom with tiles. the tiles had permanent stains when i moved in. the board under the kitchen and bathroom was wrotten and when i mentioned it they said if the sinks isn't leakin then there is no reason to change it. to get anything fixed takes months literally no exaggerations. and you have to remind them that they have to fix the apartment because they don't always keep records. they are relentless when it comes to money, the manager justin, acts as if he owns the place and doesn't help residents. you have to talk to the head of the company and justin still is a mean person. rent is more than it should be and the complex isn't lit at night which is bad for someone who walks there dogs at night or works late. unlike other apartments there is no events to meet neighbors.
