Nov 2018: I love my personal unit, management is generally kind, and the entire area looks really nice... but what gets in the way of fully enjoying that is the fact that my calls/emails are never returned whenever a problem arises. I'm usually a very patient tenant, and I don't enjoy writing sour reviews, because I know that people work hard to keep this community afloat. However, I've been here for four months and haven't heard from anyone since calling about the constant Palmetto bugs I've been seeing inside of my space. I really wish I could give this place a higher overall score, but I'm just tired of dealing with this. I've tried time and time again. I'll be really annoyed if the rent goes up when re-signing my lease. Management, please don't reply asking me to contact you so that you can find a solution. Then on July 4th my apartment started to flood due to a pipe from the apartment above us. The emergency technician was an hour away and when he showed up, he glanced at our bathroom, went upstairs and "fixed" the problem. He didn't bother to check our apartment again before leaving. An hour or so later, its leaking again and this time there is water streaming from a hole in the wall. He told us (via phone) that the pipe is just "draining" and that we should wait 5 hours until the complex office opens again because he didn't want to drive back. Our floors are soaking, mold is starting to form on the doors, and our bathroom door was soaked that it split in half. ZRS management now has it. Has not fixed anything since they took over. Cable service is down at least once per month. I would not recommend for the amount they charge. The maintenance team is poor to say the least. It took them a weak to repair our shower faucet and after they were finished performed such an abysmal job that the caulking lasted about 2 days and the knob stopped working after a week. EDIT 6/1/18 It is quite evident in the response by the owner, that they ignored the behavior of their customer service representatives and changed the subject to what charges were added to our lease after we left because they choose to make it look like they are always correct even though they have a terrible management system and instead of saying sorry they choose to blame the customer. 1. When you take a tour of the model apartment, DO NOT EXPECT yours to be that nice BIG DIFFERENCE! And because we faced the pond, we paid extra to look through windows that were over sprayed with varnish so that we could not enjoy the view. Also, black mold formed around them, and would have to be cleaned with bleach or ammonia monthly, also they are not double paned so they leak air and make for higher utilities. The refrigerator was missing a crisper (probably for a college student's beer to fit in) anyway, my husband missed marking this down on the form when we moved in, and when we moved out they charged us $30 (which I'm sure they did the previous renter as well - but for some reason, they can't find that person's file). First of all, I had to do a move all the way from Miami and was on crunch time to find an apartment. After staying in Orlando for a weekend, this was one of the only communities open to view on a long holiday weekend. Vanelis is amazing and showed me through out the entire property and gave me options unlike other communities. I have been living here for almost three months and I literally cannot find one bad thing to say. Everyone is friendly and the amenities and second to none, especially for the prices. The gate Ian always broken. Are A/C broke within the first 3 months of moving in, and it took them over a month to finally fix it. The last year we were living at the apartment was the worst. We had mold coming through the ceiling and walls from the apartment up stairs. They opened the walls while we were still inside the apartment. The only thing they wanted to do was patch the drywall. When we finally got them to move us to a temporary place while they only patched the area by the A/C and the hot water heater. The people at the office are rude and univiting. I ended up moving out 2 months early while still having to pay rent because they never fixed the mold issue. If you can I would chose another place. Since then, every time we come in to the office with questions or needing help, she is already extremely helpful and caring about our needs. The leasing office did not care when we reported a break in to our apartment. They told us they couldn't do anything for us and to call the police. Recently I walked out of my door to find a crime scene. There was blood on the ground and random items all over. (Pictures attached of what I saw when I opened the door). The police came to the scene and the complex did not ask why they were there or provide any details that could provide us with safety. I fear for my life living here , however they will not allow us to break the lease because they state that none of this is their problem. If you are considering moving here, please do not. There are other MUCH nicer places with better staff that are a bit more expensive and in my opinion worth the money. Review from 6/1/17 on GoogleMay 2017: We have lived here for about eighteen months and not really had bad issues. The apartment was clean when we moved in, noticed of construction are apparent and when we have an issue they are decent when it comes to responding. Only thing to stop this from becoming a five star review is when we wanted to reup our 15 month lease we were told we could not because too many people had expiring leases at this time. I don't care what others have, if I wanted it then it should have been an option.

We are planning to move in on April and are excited to see what Solis has in store for us. XXXX was a great help in getting us set up in our new place. We have a little one on the way so we are looking for the absolute best that we can pay for right now. Anyways our lease signing experience I would rate a 5/5 stars but of course we will have to see what things are like when we move in. :)

I remember when i first moved in, i was young, lost, and new to the area, but XXXX personally made sure i got appropriately acclimated with my surroundings. The neighborhood is really nice and welcoming and the residents are really friendly and nice. I would recommend this place to anyone from college students to small families. Solis is so rad dude!

Without the community manager, XXXX, and the maintenance supervisor, this community would crumble. There is definitely room for improvement, but overall it is a very nice place to live, in my experience of 1 year.

I moved in here about 2 months ago. After moving in I tunred in my paper with a list of repairs needed within the 48 hour time span that Solis limited me to which was fine. i found the apt was not as nice looking as the model. Mainly it was minor things like the pantry door doesn't stay closed, the oven drawer didn't stay closed, chipped paint around the apartment, part of the bathroom mirror broken, looked like chunks of dry wall under the sink, parts of the bathroom floor weren't caulked properly and the floor underneath was exposed....overall the "touch ups" they did were extremely sloppy.
