Jun 2018: First I want to say I am extremely impress with the staff, Genesis to be exact. Her customer service skills are phenomenal. The maintenance men are very timely and courteous. However, I must say I feel like I've been ripped off. I pay a pretty decent penny to live here and I feel like I'm living at the zoo. The area is surrounded by wildlife. I literally have seen deer's, racoons, frogs, huge turtles, and all sort of bugs. I have even found a lizard in my apartment. I am not a fan of animals. I think they should have mentioned this when I came to view the apartment. In fact, they specifically said the raccoons come out during the night and stay in the dumpster. That's a complete lie!!!! They are always out. I can not even throw away trash in the dumpster because its like a million man sized racoons devouring food. They provide trash services t Review from Google
May 2018: don't do it unless it's your only choice. They take forever on service requests. I was without a dryer for a month, they promised me it would get done on a certain day, when I reached out about it they hadn't even ordered the part yet. Once you move out they'll charge you cleaning fees, which I've never heard of before from a community. When I moved in I paid my admin fee (fine I get it) then other fees popped up and nothing is refundable. When you move out you won't be able to pay online for the cleaning charges. They also like to "place" (they never did) renewal notices and price increases on your door instead of emailing causing you to get a higher rate since it was never there. Just trust me and stay away if you can. The 1X1 is tiny and they won't have any to show you, but you get what you pay for. Review from Google

Aug 2017: If I could give zero stars I would. It is a waste of money to live here. It is nearly impossible to get maintenance to come by and fix any problem. When they do eventually come by, they are never in a good mood and can be pretty rude. The office staff members are friendly however they are not very helpful. They are never on the same page and they are very unorganized. Also they have a terrible bug problem. There are roaches, spiders and ants everywhere. The bug problem is so bad you will want pest control over every week. Save yourself the trouble and find somewhere else to live that won't stress you out all the time and some place you will be glad to call home. Review from GoogleJul 2017: I put in a maintenance request on 8/15/16, guy showed up today, with a poor attitude. I had to go to the office to get someone to show up. These apartments were very nice about 3 years ago. I thought the new management would be different from the previous, but it's not. Management, if you can call it that, is about the wrong things. I pray we that still live here can get another company who cares about the tenants that still reside here, as well as trying to get new renters in. The office is randomly closed without warning. The maintenance staff either ignores work requests, or claims they are complete when the work was never done. The apartments are overpriced for the condition they are in, which is poor. Another resident caused an enormous leak which flooded the apartments downstairs. When they called the emergency number, nobody answered. The leak persisted till the next day. When the staff was told about the leak, they ignored the resident as if it wasn't a big deal. 2 apartments that I know of were completely flooded.

Jan 2017: XXXX took excellent care of me from the very beginning. Returned all my calls and gave me a couple different apts. To choose from. I am very happy with her courteousnes's and professionalism. I was hoping to get everything settled before the first of the year and Charlene made that happen. When we did our walk thru before move in the door bell didn't work aND the fan string was missing for the ceiling fan. Also there was a lot of trash in the bushes / lawn from raccoons. This was all cleaned up and taken care of before I moved in "the next day"! Good job

Review from 12/28/16 on Apartment RatingsApr 2016: Orlando in general is too expensive. Good property overall.theyre doing the usual upgrades now. Apts are nice and definitely upper tier for the area. Parking is typical of apt life. If you have common sense i cant see what you see wrong with the property. My experience has been great with Charlene. I can see what others are familiar with when it comes to crappy management. People like XXXX are the front line when people are having a bad day and i appreciate it. Luckily i always have a good day working with her. Management didnt acknowledge me but its expected with a money generating property. Too busy with NOI to say hi. Thank you XXXX i appreciate your work.

The office staff is horrible they never get back to you and to top things off my son went to get an ice cream today because everything third wednesday of the month they promised the kids ice cream. He went into the office and noone was insight, he said hello and a woman in the office said "someone get the kid a God damn ice cream" then when another office associate came out amd said "sorry kid the manager is sick" he came home distraught and empty handed. The fitness center is horrible, dirty, dark and water fountains are out of order.

The last ZRS was horrible, their staff was rude and unconcerned, they treated you like you were ruining their day if you came into the office BUT THEY WERE FAR BETTER THAN THE CURRENT COMPANY!!! This Carroll Management Group is AWFUL!!! They are rude, uninterested, slow and totally ignore you! The only bright star is the young African American man that works there but the rest are garbage!! The maintenance personnel even had bad attitudes...ZRS' maintenance was the only good thing about them.

Review from 11/27/15 on GoogleSep 2015: I wish I could give 0 stars! Ever since ZRS management took over things haven't just gone downhill, they've fallen off the cliff. The gates rarely work, bug problems, poor maintenance. They ignored a flood in the apartment upstairs so when we came home from dinner there was water everywhere. I called their emergency maintenance number but the number was no longer in use!?! They knew about the flood for hours but did nothing, I guess gravity isn't a real thing. They want to raise the rent on you every year, not just a little but 10% every year. They now require renters insurance!?! Renters insurance is for the tenants stuff not the landlord. ZRS management has their priorities in the wrong place.

Very upscale community with an affordable price tag. No crime, quiet, well-maintained. I am very excited to move in. Rakel was very helpful and genuine. didn't talk much with the other people in office but they all seemed friendly and helped out other customers while I was there. Absolutely recommend to anyone looking for a quiet very nice community without living anywhere near a crime ridden area or even a place with lots of traffic such as Waterford or God forbid the UCF area. Those are close but thankfully not too close.

Mar 2015: This complex and it's staff are amazing! They have been more than accommodating the entire time I've lived here. Unfortunately I had to move out due to other concerns having nothing to do with the complex, but they have made a difficult time much, much easier! The complex is always quiet, and full of friendly neighbors. I've never had an issue here! When we first moved in our A/C broke and the maintenance was on top of it and fixed it immediately without any issues. The staff upfront is always friendly and ready to help in any way possible. I would definitely recommend this complex to anyone who asks!
