Dec 2017: Under the new management, the quality of life in this complex has improved significantly! It used to take the previous management months to get a minor maintenance issue taken care of. But when VICTORIA (the property manager, don’t know her last name) joined the team, she has been a rock star! I got an issue with the fridge, and she sent a maintenance staff to check up on it 30 mine after we spoke on the phone. They’ve been doing tons of lovely and fun promotions including Halloween decoration contest, free pizzas during finals, gift cards during the holidays, etc. JOSEPHINE, the concierge, is very lovely and helpful too! If you’re currently a resident and have any issue at all, speak to Victoria directly. I joke and call her Ms. Getting-Things-Done! Review from Google Dec 2017: The staff is awesome - especially Dylan and Karli. They are always down to work something out if you are late on a payment. They've been really understanding to my situation. Apartment complex is really clean and currently under remodeling. They just put in new furniture in the apartments and it's really really nice. Pet friendly which is cool, the rates are really good. I'm paying less for a 2 bedroom here than I was at the Village for a 4 bedroom. We also never ever run out of hot water. I love it here and renewed for next year. Never had a single issue other than a lack of Ethernet jacks but I brought it to Management's attention. Review from Google Aug 2017: Lived here for 2 years! First year was a bit rocky but nothing beyond reason. The complex is now under new management, a company that owns other college apartments, unlike our previous management. They are investing a lot into the property and I'm sad I have to leave.
Maintenance was always quick for me. Beyond helpful and fun to talk with, they even say hi to me when I run into them at the store!
Office staff is amazing! And they literally bent over backwards to fix any issue or problem I had with my lease.
My one criticism is that the security is pretty bad, had things stolen out of my car twice. And my friends cars as well. Security cameras and fixing the gates would help that and from my understanding that's all in the works as well as security officers.

They do not keep good records, so always get everything in writing and keep copies of any payments, agreements, work orders, ect. Do not pick a unit near a pool. This is a big problem especially during finals, they like to throw parties and always forget and leave the music on all night, loud, so forget trying to study. I have not had issues per say with the employees of the property. Would highly recommend getting a PO box for your mail because it always comes up missing.
Review from 5/27/17 on Google May 2017: I lived here in the 2015-2016 school year and I'm not going to lie it was pretty bad in the beginning. When I was first moving in, they did not have my keys ready and I had to wait an hour for them to have my key ready. Also when I first moved in, the keys they gave me didn't work and I had to ask for a new one four times and they still didn't work so they eventually had to change the lock. My bed was also broken when I moved in and the washer and dryer were not working. However, during the second half they switched to new management and it improved a lot.
Review from 5/24/17 on Google May 2017: I wish I could give this place 0 stars, but that is not an option. However, I would not recommend these apartments to my worst enemy. The very first moment I walked in my room I was mortified with disgust. There was dust everywhere, the tile in the bathroom had stains on it. My room had not been painted, so there were stains and patches on the walls. Further, my toilet and tub were dirty as well. When I told the staff about my room, they told me that the cleaning people must have forgotten to clean it and that I would need to call and schedule for them to come back which could take weeks.
Also, after the first few months of living there, they decided to charge us for water.
Review from 5/10/17 on Google May 2017: I'm sitting in my bed at 2am trying to sleep. Why can't I sleep you ask? Because the AC is broken for about the 10th time since moving here and I can't sleep hot. Honestly, I've been trying to level myself into staying here next year but this does it for me. Random fees, bad wifi and piss poor maintenance isn't worth saving $50/m so UCLUB here I come.
Review from 5/8/17 on Google Apr 2017: This place is managed poorly, they will take up to 2 weeks to respond to emails and calls and they do not care about any problems residents have with the place. They went in my room twice without notice to "change locks" but my locks were never changed. Red stone Residential is horrible management. Only good part about gateway is its cheap. But know you get what you pay for, I say you go a little bit more expensive to avoid the problems that I encountered.
Review from 4/3/17 on Google Mar 2017: I would never recommend The Gateway at Lubbock to anyone. Apartments are absolute garbage. I'm staying in Bldg. 7 and it is literally falling apart. Maintenance takes forever for even a light bulb change. The dry wall on our balcony is hanging and about to fall off. Even after our inspection they haven't done a thing. I stay in a four bedroom but still pay around $500 a month due to new fees applied to everyone that were never discussed when I signed my lease. Now they're offering leases for as low as $399? I call BS. The office changes staff so much you never know who you're going to deal with. As far as I can tell they don't care about their tenants.
Review from 3/14/17 on Google Feb 2017: This is my first time living like 500 miles from home, I feel I have pretty easy standards to meet yet I am left disappointed with my experience here.

They said I would have a $30 cap on utilities included in my rent and only had to pay overages that's all. Failed to mention the water for the entire complex being paid by every tenant in the complex. That was a happy conversation trying to figure out why I was paying like $60 extra (since they didn't give the utility bill until 2 months in) Just be extra clear before you sign the lease and be sure to read EVERY article of the lease before you sign. Go to some free legal aid if you need.
Review from 2/10/17 on Google Dec 2016: Living here has been the WORSE EXPERIENCE OF MY LIFE. I was better off living at home. The management office doesn't care for the residents and their problems. My roommates and I have been waiting on the new furniture that we were told we would get 6 months ago still. If this is going to be your first place to live I guide you to look else where. They will give you fee's and won't say anything about it until you go to pay your rent, then find out that you need to pay more.

Review from 12/5/16 on Google May 2016: I moved in August 2015, since my move in date this apparent has been terrible.
Move in date they didn't have a key ready for me, which wasn't a problem since i didn't have a door. My carpets were very dirty form the previous owner and it took them 2 month to clean them. The door they gave me was dirty and I'm pretty sure they got it from the trash(it was very dirty).
The door wasn't the only problem in the apartment. They AC wasn't working for 9th month. The dishwasher was unusable until after Winter Break.

My move in date was late August 2015 (that's what the leasing agreement stated). I came to Lubbock to move in and nothing was ready. My apartment reeked of cigarette, toilet was not clean, bathtub had dirt in it, the bed wasn't assembled, the kitchen was a mess, the sofas had cigarette burns in them and were dirty. I complained and they told me that that's what they call move in ready. I was not having it.
Review from 4/10/16 on Google Mar 2016: NEVER EVER WHATEVER U DO LIVE HERE !!!!! this is THE worst place by far for student housing. The furniture is HORRIBLE for starters. No where in the pics does it have the ACTUAL furniture that it comes with u have to PAY $15 A MONTH for "upgraded furniture" also when u move in done expect ur room or bathroom to b clean don't even expect ur bed to b put together for u. Also u can probably count on the emergency maintenance number being the wrong one and also count on ur front door lock to mess up at least once. Management has changed nearly 3 different times without notification to the tenants until after change.
Review from 3/23/16 on Google Oct 2015: I don't recommend Gateway apartment, I think their rates too high maybe they are rating them self, I don't suggest for anybody Gateway apartment and the new management (peakcampus) they don't know how to help their customer.I had put me in bad experience at this apartment before you sign the contract make sure understand everything because they find whatever reason to take your money. I don't want to you to experience the same as meThe management they don't care about you, the only thing cures? about your money .They put me dirty room, very unclean, within the first day I moved in the toilet doesn't flush and they give me very old mattress it smell unthinkable very bad AND THEY SAID WE MATCH ROOMMATE BUT THEY don't THEY PUT ME WITH DRANK GUYS, I can't able to study there is loud music, I told them don't put me with, party guy( 10/15/2015 resident) Jul 2015: I've been living at The Gateway for two years and it is by the far the cheapest and safest place to live in Lubbock. I recommend The Gateway to any college student! (7/24/2015 resident) Sep 2014: This is an awesome place: has a basketball court, sand volleyball courts, a great swimming pool and Jacuzzi, an awesome clubhouse with a pool table and a projector and couches to kick back and watch movies, an impressive gym facility, and quiet rooms specifically for studying! Also has a busline/shuttle to take you straight to campus and Walmart is only 1mi away! (Current resident LSW) Jan 2014: June 6, 2014 I moved into Gateway August 2012 and have already renewed my lease for August 2014-August 2015 just because I enjoy living here. My apartment was and still is in great condition, as well as all of my appliances, which were fairly new. My carpet was brand new when I moved in. The only thing that needed some updating was the couch & chair. My ice maker and a part in my washer are the only things I've had to report being broken to maintenance so far living here, and they are very quick to respond, even if it's a light bulb replacement. After a work order form is filed online, they show up either that day or the next and had everything fixed in 30 minutes.
