Jan 2019: the worst management for any apartment i have ever seen. I get over charged like $100 every time. The management people drive me nuts. I regret signing here. I get a lot of anxiety which has got worse cause of the apartment management. don't make same mistake like me. The apartment condition are terrible. There are no Pros living here. Everything is Cons in this apartment. I would rate negative stars if i could. (Quick summary if you’re in a hurry: The units and clubhouse aren’t bad. However, the hot tub won’t work ever, the printers up front -although free- never work, the front desk workers are liars and idiots, the utility charges are absurd and there’s no cap, maintenance takes forever, the internet and cable are CONSTANTLY out (literally, as I was writing this, all my channels went out), and the quality and customer service will continue to go down every month until you are fortunate enough for your lease to end.)
Pros: The clubhouse is beautiful (although I can see that they funnel money into their office appearance and not into their residents…). I do like the units, as I’ve lived in a 3 bedroom a Jan 2019: Do not live here. There is absolutely nothing good I can say about this place. Starting with move in, even after getting a conformation that I had been paired with the roommate I selected, we still did not get paired together. The apartment that they had assigned me to was already occupied by someone I didn't know, the apartment was filthy and there was no furniture in my bedroom. A whole week later when they found me another apartment, I still could not move in because they had to change the carpet. I moved in almost a whole month after I was supposed to. Furthermore, the wifi is absolutely terrible, I have maintenance issues that have yet to be resolved, and overall the apartment itself really isn't that nice. I have never once received a correct bill and am now being charged for things that they cannot truthfully tell me what its for.( I wa Review from Google Dec 2018: This place is horrible. They nickel and dime you for every little thing and every month the bill has a new charge on it for something ridiculous. The staff is not ever willing to help with any problem. Moved in and there was mold under the sink and stained/chewed up furniture with animal fur all over. No overhead lighting. The wifi hardly ever works. Repairs take forever to make. The office does not listen to complaints. not worth my money. Review from Google Oct 2018: I need to speak with someone concerning my sons rent. Internet was good when it was up but it was free now it is terrible after switching internet providers. I am not renewing my lease. I lived here 5 years ago and they still haven't removed my phone number from the gate entry system so I constantly get calls from delivery drivers trying to enter the complex. I tried calling the number for the office and it just hangs up after the automated system says to wait for a staff member. Please reply to this review and get rid of my number. Management is horrible, apartments aren't what was promised, and all they care about is getting your rent every month and overcharging you for utilities. I would NEVER recommend this place. Aug 2018: My granddaughter was told by the leasing agent that she would have the opportunity to find her own roommates, but to her surprise when she went to move in there were already people living there...people she doesn’t know. Therefore, she did not move in and opted to talk to them to see if they can accommodate her with a 1 bedroom or let her get out of the lease since she hasn’t moved in. We’ve tried calling the office to speak to someone in hopes of getting this resolved, but to no avail; we’ve left several messages and even wrote a letter and have yet to get a response. Plus you never get a live person when you call the number therefore, your only option is to leave a message. We are left with no other choice other than to higher an attorney. Review from Google Jun 2018: I've been a resident at Thrive for a while now. I've seen the changes that have taken place. A major improvement in management and they are even renovating the new apartment we are staying in. I'm happy to say they have an internet service provider that ACTUALLY WORKS as advertised. They have a new mail system set up like the Amazon store downtown so you can get your packages 24/7. A new pool design, and it's pet-friendly community with a dog park in the back. I've even heard they are replacing the gates around the apartment.
During storms or acts of god sometimes they will get backed up with work orders. (That happens everywhere). I'm happy I have renewed for another year. I know Thrive will not disappoint. Review from Google Jun 2018: I love living at THRIVE! As far as it being my first apartment living on my own, I don’t think I could’ve done any better. The staff are so nice and love getting to know you and your furry friends. They’re all so accommodating. I’ve heard of friends having issues with mail, maintenance, etc., but all the issues were handled in a timely manner and very professionally. I personally haven’t had any issues, and that’s exactly why I’m staying for another year! I love it. Review from Google Jun 2018: I have been living in Thrive ( Earlier Gateway at Lubbock) Since past 2 years now (Almost) and have already renewed for the next year. The Apartment complex is very spacious with buildings distant from each other and has lots of trees and greenery overall. The Parking space is ample and it has two entry and exit points which helps in easy passage with two separate mail box locations to check mails now and then. The Office staff has always been very helpful and address issues in timely manner. The rent is quite good with accordance to the facilities we get in that amount. There are two bus stops for TTU buses and being next to 289 loop highway, going to any part of the city is pretty quick and easy. I would recommend Thrive to all my friends (few of which have already moved to thrive). Review from Google Jun 2018: cheapest apartments for great quality! It’s not too close to campus so you don’t have deal with traffic as much, but it’s not too far away either. The people in the front office always find a way to work with you, and help you out as much as they can. Plus all the updated amenties look awesome! Review from Google May 2018: I originally moved into this complex when it was formerly known as "Gateway", and a rebranding was extremely necessary. I think I would have had a 5 star experience here had I moved in now, but when I lived here for the past year, I had many problems, including being overcharged for rent when switching over to the new tenant payment portal, having neighbors that were very loud and disturbing, threw parties and did drugs frequently, and the property not being secure. My car was broken into and had to have the window replaced, and no working security cameras were on the property and the gates would not be shut by management, even after multiple car break ins reported by other residents. After renovation, security upped, gates shut, working cameras were installed, and now all that I see that is needed is a police officer living on the property (t Review from Google May 2018: Dear lord I hate this place with a passion. I won't go all the way back to the beginning when I moved in 2 years ago because that was different management, however there are issues from then that this management has also failed to address. When I moved into this apartment in 2016 the people in one of the bedrooms before had clearly left an animal locked in the room and the carpet was saturated in pee. It smells terrible. I say smells because the same carpet is still there and I have tried to get this complex to replace this carpet for years. Most recently I was told that someone would come in and look at 1pm on April 19th. Its May 21st and still no one has come to even begin to address this disgusting carpet situation. I'm ashamed to live here and hate having people over because the smell permeates the entire unit. Once you sign the lease, they know that you cannot get out of it, so they don't care about you any more. They were called Gateway before however they changed their name in order to get rid of their bad reputation, yet the same staff run the place. They lie to you in order for you to sign the lease, for example they lied that you will get facilities like gym etc, yet they did not provide it after I signed the lease, citing construction. They over charge you on your utility once my utility topped 100 $ per month even when I share room with three others, and even thought my friends at the avenue pay only 5 $ at max per month. Also, you have to pay 20$ per month on water which is unheard of in any other apartments in Lubbock. Save yourself, all the staff do to you is lie and lie and lie, look for another place. Review from Google Mar 2018: First the apartments themselves are a little old but the management and maintenance do a very good job of getting things fixed or replaced and are both extremely helpful. With the new renovations the clubhouse, pool, and gym make this a great place to consider. Given they are under new management they were a little slow to get off the ground but they are heading in the right direction. Only recommendation would be to make sure your apartment is in good condition and if it isn't make sure you go and talk to them. If its not an easy fix you will be moved into a new apartment the day of or next day, depends on when you let them know. Due to the renovations and faster internet I give an extra star. Otherwise 3/5. Overall it's just your average apartment. Not one of the fancier ones though.

I moved out July 2017, and recently my roommate just got a letter from collectors saying she owes money to gateway. Given the fact that she never got an email, a call, a text, mail, from Gateway its self. My other roommate nor I have received any of the above, we had to call the collector ourselves to see if we owed anything and apparently we do. Again, Gateway never called informed us. This supposedly is from July, and we are in January. Of course, I am trying to get a hold of the manager or anyone and they keep sending me the other way.
Btw, within three years they have had three different managements and I still wouldn't pick this place to live in. don't pay attention to all the advertisement they are doing.
UPDATE: I just realized that the manager is the same person, that signed off on my final move out inspection, which s Review from Google Jan 2018: I absolutely despise living here. When we moved in, they told us there would be a cap for electricity AND water but there is only a cap for electricity. The whole apartment complex pays the same amount of overages for water every single month which includes the pool, the sprinklers, and any other amenities that involve water. Every resident does not pay the same amount they initially signed for. Would not recommend!!!!!!! The management is not very helpful and can be rude at times. Review from Google
