Dec 2019: Treehouse apt staff very friendly and helpful I love my apt.The only negative thing I have to say is parking why do grins employees get to park here.We the residents can’t invite friends over cause there’s no parking why? Aug 2019: Love it here. Great staff, nice location, the apartment is quite nice. My only problem is that when I would call and ask them what internet service to use for the free internet, whoever I was on the phone with told me to just pick a plan and send the copy of my lease to the company. However, come to find out after I get my router, that they only cover 1 service. Not a huge deal, I just wish the communication would've been a bit better for that instance. But it sucks that the units don't come with washer and dryers. We have to pay to live here, as well as pay almost 3.00 to do a load of laundry (1.25 for wash, 1.25 for dry). And if you have a big load, that's almost 6.00 spent on washing your clothes a week. It's ridiculous.

The tenants all know each other, so they are constantly in and out of each others apartments, stomping up and down the stairs, stomping down the hall, talking super loud in Hindu. Not the newest apartment but the location is the best in town. The staff is extremely helpful & will replace anything within two day. Review from Google Feb 2019: I've absolutely loved living here for the past few years. It's by far the best apartments I've lived in. It's super close to campus, which is why I think is why most people live here. The staff are super friendly, maintenance requests are usually done within a day if not same day, and the front desk is always super helpful. It's also just off the beaten path enough so that you can also be surrounded by wildlife, even though it's only a block from campus. It's also very pet friendly for the most part, which may be a downside if you can't stand being around other people's animals, but it's a definite plus for us.
That being said, these are older apartments, so there are a few issues. For instance, our air conditioning unit is constantly breaking down and keeping temperature control is harder on these older buildings. They did not return my deposit money even after repeated calls. don't ever choose these apts, full of bed bugs and the staff is not at all responsive. So now they've hired painters that 1. Do a bad paint job 2. Have now asked me for cigarettes and drinks while I'm sitting on my porch 3. Love to have parties in our pool area with their entire families late into the evenings 4. Sprayed paint all over my plants without care

There are over 150+ apartments and 3 unprofessional people work at leasing office. Every time you go with a problem first thing they say is "Even we live here and we are OK with it," please be professional we don't come to you to hear your personal problems or take your opinions about us.
They don't have professional management, I have hardly seen property manager at leasing office. If you have a problem go tell them, they will find some random problem in you.
For example, roof of my apartment was making a lot of noise when someone walks in the apartment above me, when I went to complaint the issue(1 month after moving in) they said the previous tenants didn't have any problem with it and We screwed it up( how can someone screw the roof, Lame Review from Google Jul 2017: So I've lived here for two years (the first year on a second floor apartment and the second year on a first floor), and am only moving because my s/o wants to move somewhere with a gym, and a in-home washing machine. But these are very small issues! Living here meant that I could leave for school 15 minutes before class and still make it early- I NEVER had to take a bus to school, and walking to the rec for a place to work out isn't very difficult. EVERY APARTMENT HAS IT FLAWS, but the staff is so amazing and they legitimately care about your living experience, including making sure that they always have snacks and drinks in the office consistently as well as having days where they buy pizza, breakfast tacos, sandwiches from Erberts! Maintenance is so fast and willing to help you with whatever you need. Living Experience: Lived here for close to two years, moving this fall
Neighbors are terrible, A/C has went out twice in the last year, I've had water leak from my walls and my floors twice, half of my stove doesn't work after being worked on, fridge stopped working for a week at one point, Wifi has gone out during MIDTERMS and FINALS week for unknown reasons that were never explained. I've payed close to $150 for the complex-inclusive water bill before. The maintenance people are wonderful, they show up fast, great attitude, and they fix problems very quickly.

The management is unprofessional and irresponsible--placing blame on residents whenever there's an issue. As a prime example,recently, their online portal failed. This is problematic because most residents set up automatic payments via the online portal. The online portal sent an automatic notice of failure on 3/28, and after only the 2 day notice management charged late fees to residents for April’s rent because their system had failed to work.

My experience can be summed up with the following:
The management staff has always been helpful, the maintenance crew on time, the apartments have always been presented to me upon my move in date as clean and in full working order, and there's always free food.
To be fair though, it can get a little noisy at night depending on your neighbors, almost every Friday the maintenance crew will "mow" the grass, which can be loud, and earlier this year I had a roach infestation which has been taken care of.
If you are thinking about moving in then I highly recommend doing so. I could go on and on about how badly my experience here was, but I'm going to break down exactly why I hate this place with a burning passion in a few points. This is also one of those "if I could give it a negative/0 star review I would," because believe me, I would. I would also like to point out when I was signing my lease in May 2015, I distinctly remember that folks in management literally told me that I am not allowed to "write any negative reviews" until my lease was up.
Review from 10/1/16 on Apartment Ratings Aug 2016: DO NOT LIVE HERE! Reviews on here are probably written partly by people paid to do it. Broken everything: locks, AC in 100+ degree weather, fixtures, lights and bugs everywhere including bed bugs. Management doesn't care AT ALL.
Review from 8/6/16 on Apartment Ratings Jun 2016: Within the first month both bedrooms had bedbugs and the Maintnance did a half-ass job to fix it. Fixtures and kitchen appliances were absolutely disgusting, we basically re cleaned the whole place inside and out ourselves. It was clear they didn't take much time to prepare for us to move in. Rent was only $490 a month but they don't include any bills which will add up to over $600 a month. The only good thing about this place was the 10 minute walk to class.
If you are about to sign a lease for this place, don't do it. There are plenty of other places to live in San Marcos that are better quality and for a cheaper price.

The people I've known who have worked at Treehouse are nothing short of excellent. So kind, so helpful, so hardworking. They feed you when you need it, are there for conversation, and will do everything in their power to make sure your time there is as wonderful as possible.
The cost is high, but I know of no better location in San Marcos.
Maintenance is very fast and efficient.
Review from 6/9/16 on Google May 2016: I'm really not one to write a review but after my experience I feel as though it was the necessary thing to do. So I moved here only because it was so close to campus. When I toured this place it seemed cozy and nice. The apartment that was available to tour was in very good condition. So I felt as though it was a good idea to sign since I did not want to have to deal with the bus. When I moved in, the place was literally a dump. The bathroom was and still is falling apart. The popcorn ceiling is gross and falling apart, the paint in the bathroom is chipping and coming off, the mirror has permanent water stains on it.
Review from 5/18/16 on Google Feb 2015: They had a 200$ move out fee that I would have been glad to pay to finally escape. The problem was they didn't tell me about it and instead sent a sketchy collection agency out to start threatening me. The way they run these apartments is absolutely disgusting and the management should be ashamed of themselves and i will be reporting them to the better business bureau. On top of that everything was always breaking like for instance my air conditioner / heater which made me sleep in both 95 degree weather as well as 30 degree weather. Also the walls are paper thin and you can hear everything in every direction. The convenience of it being close to campus does not make it worth it.
