May 2017: These roach infested apartments are not maintain. When we filled out our "move in" agreement we had a two page list of problems and photos which were never repaired during the time we lived there nor before we left. They then sent us a bill for all of the problems that were there before we moved in. When we asked them for our copy of the move in check list to show them, they said they lost it. When we asked them, they refused to produce the invoice for paid bills, for such repairs. They also made us pay the roommate for his deposit when he moved out and charged us for a pet they claimed he had, which he did not have.
Review from 5/25/17 on Google May 2017: Great living experience, friendly staff, decent price. Right next to campus and Sewell park. Beautiful woods behind them to go for walks in, great for dogs. On top of a hill so less worry during flooding. Just about 5 minutes by car can take you to anywhere on campus, or to the square.
Review from 5/14/17 on Google Jan 2017: I lived here for a year while I went to college. It wasn't a bad place. The location was excellent and you could walk to campus or many other places within about 10 minutes. Now I can be honest when I tell grandchildren that I had to walk uphill both ways to school when I was younger.
Review from 1/14/17 on Google Jan 2017: I've lived here nearly two years (studio and 2BR). It was awesome, with campus right next door, rent affordable, maintenance responsive, and management friendly. Even with the flooding I had experienced first year, the management took care of everything well, getting me in a temporary unit ASAP. It was great! However, this summer they changed the management corporation... and it has been going downhill fast. They've made maintenance requests harder to submit and track, switched to a payment site that provides new information on amount due (the water bill fluctuates), and reduced their office hours. I got flooded again this year (not their fault), but this time they told me good luck on alt housing during repairs.
Review from 1/9/17 on Apartment Ratings Aug 2015: Actually, let me start off by saying that I absolutely loved living there. My view of campus was amazing. It took me a whole five minutes to walk to class. The front office and maintenance were good people. I made a handful of great friends and some memories I'll forever cherish. With that being said, be forewarned that they will rape you with your "final account balance". $1800 to be exact. I admit there were a few spots that need touch up paint but that was not our doing. That was the crap paint job done before. Along with the paint on the floors.
Review from 8/14/15 on Google Jun 2015: The Timbers have been my favorite apartments in San Marcos. They're a little bit older but the management has been really nice and the maintenance is decent. You can expect bugs from time to time, but mainly because the complex is surrounded by forest so it'd be very difficult to not ever have bugs. We haven't had any ants, just the occasional spider/mosquito getting in. Also, I would really recommend not living in one of the buildings next to the basketball court. I do, and you can hear people playing basketball from anywhere in the apartment during any time. For a while, people were playing at like 3am (though residents aren't supposed to use it after 10-11), but after we called management about it the problem got much better, though not completely resolved.
