Dec 2018: This is the worst apartment complex in San Marcos, the staff is all young they act dumb they act like they don’t know nothing, if anything go wrong with your apartment they take forever to get fix they have no 24 emergency service to fix stuff, my place have been without heat for since Thursday nobody haven’t came yet to fix they say Monday but it probably want happen. If you cus them out they get stuff done faster but yet they want they rent money on time but can’t fix stuff on time, I will not renew no lease here or recommend anybody to live here what ever you do please don’t stay here, I currently live here now I hate it so much so ready for my lease to be over for I can leave. WHATEVER YOU DO DONT STAY HERE IM TELLIING YOU NOT TO STAY HERE TRUST ME. Review from Google Dec 2018: New management has saved this place! It used to be bad with the old management company as most can see from previous bad reviews but now it's like night and day. They've held a lot of events (we never had before) and who doesn't love free food! everyone is nice and understanding in the office (big plus now) the only thing I have neg to say is it is taking awhile for my work order to get done but that's about it..... Management neglects service, ive had packages come in and the staff refused to check when I had asked claiming "UPS didnt come in today" prompting me to ask again so the staff finally went to get my package. There is only one consultant in the main office which results in a long line of applying tenants and actual tenants needing assistance. They have severe technical issues with their website resulting in issues paying rent, which leads to late fees that they are unwilling to compensate for. The pool isnt even maintained, and chemically imbalanced which could cause you to get sick. Every room smells like its been drowned in cheap room freshener fragrances, making it hard to even breathe. They had a lease renewal event with food and music that only those renewing could enjoy, and denied those that we Review from Google Nov 2018: They have absolutely no towing enforced signs anywhere on the property and don’t even communicate properly with their residents where they can and cannot park. They expect you to guess where you might get towed and where you might not get towed and then you have to pay nearly 200$ when your car ends up getting towed for parking in a spot that “belongs to someone else.†Review from Google Sep 2018: Son moved out when lease was up in July. Hadn’t heard from them on a deposit owed to us. Today received a letter from a collection agency for $175! We have NEVER been contacted via email, phone, or mail about anything owed to them so we are confused. We left that place cleaner than when we moved in. It was filth! My son had no bed, desk, chair or working light in his room for months! Ridiculous. I WOULD not recommend ANYONE SIGN A LEASE HERE. Pay the extra $50 and go elsewhere. Review from Google Sep 2018: Worse experience I've had. I was excited to start off my sophomore year as a transfer so i was heading to San Marcos. (3 hr drive) then we got there everything was perfect go my keys. Got in my apartment and holy s**t. Garbage everywhere literally full of beers and cokes all over the kitchen and pot in the floor. My parents came in and got disgusted. In my whole life I haven't seen a place so nasty.The manager Jesus is great but has no control over people living there its understandable, but damn they should have rules. Fortunately canceled my contract but don't LIVE HERE!!!! A friend of mine decided to stay guess what??? HE GOT ROBBED HIS SECOND DAY MOVING IN. WINDOW SHATTERED ON HIS CAR THE 5TH DAY AND PEOPLE SNEAKED IN HIS APARTMENT AND ROBBED HIS ELECTRONICS!!!. don't MOVE, don't MOVE! You will regret it. SAVE YOUR TIME AND MONEY Review from Google Sep 2018: These apartments suck from top to bottom. When I moved in the apartment was dusty and covered in paint and dirt everywhere. We moved in three weeks ago and I still do not even have blinds for my bedroom window. On top of that we have been missing multiple pieces of furniture for weeks despite contacting multiple different people as well as submitting work orders. Management is completely unhelpful and incompetent. The property manager Jesus is is clearly not cut out for the job. I’ve lived in 4 different apartments in San Marcos and this is by far the worst. Review from Google Aug 2018: Moved in day was Aug 20, a Monday. I asked to move in the Sunday before and they told me no due to them still needing to clean, etc. Move in day came, my living room furniture was ruined, the whole apartment was infested with bugs (including roaches) , NOTHING was cleaned, it was completely disgusting. I told the regional manger and office manger the day of, they said it would be taken care of. No one came to clean like they said they would, no one has came to spray for the bugs like they said they do "every Friday", and it was my responsibility to put in a work order to get new furniture. Apartment was completely unlivable and they didn't do anything to help, the simplly do not care and do not now how to mange a building. I cant wait till my lease ends. OH, the rooms look NOTHING like the model room they showed us. When I first moved here, it wasn't so bad, but I have noticed that it steadily got worse after last year.
Maintenance is never on time with their service requests. I had one that they responded to 2 weeks later, another they just never showed up! Their maintenance staff was extremely creepy too and gave off a weird vibe (my roommate even saying 2 hit on her when they were trying to get bees out of the apartment. bees!! and they didn't take it seriously and basically told us to fend for ourselves until I told them one of our roommates was allergic and only THEN did they actually send someone over). I had sent one survey about their maintenance and they seemed to get rid of those creepy ones and replaced them, which I'm glad Review from Google Jul 2018: 2017-2018 was my lease year. During this time my first apartment flooded out from a pipe breaking above my apartment (due to maintenance never responding to an order). We were out of a home for a week and had to live in a hotel (that they didn’t pay for). A lot of my belonging were ruined and to top it off we had to pay an incredibly high electric bill due to 12 dehumidifiers running for a week straight. They finally moved us into an apartment that wasn’t rented out because of its major complications. Most things in it were broken, it was infested with roaches, and we found a 5’ long snake skin in our closet. The people that worked in the office changes about three times and there was never one that was qualified for the job. The response was always we will get back to you and every time it was a lie. We never receieved any kind of compe Review from Google Jun 2018: I moved in August 2017 and from day one there were many problems. Day one move in time was set at 11 am and I got settled into my room at 6:30 pm because the apartment was completely unorganized (The Edge had us moved in withing the hour). We also had no keys because the apartment didn't have them ready. We went a whole day without keys till the next day (we couldn't leave without the fear of someone coming in and taking our stuff cause we couldn't lock the door.)
I love my room and believe that the price of my room is great. The apartment itself is actually pretty decent but besides that the rest is a jumbled mess. As of writing this post our washer has been broken since April 25th (Currently June 3rd with no hope of them coming to help us).
Management and maintenance is a nightmare here. Although the people in the front office are nice at Review from Google May 2018: I really enjoy living here. The apartment is a nice size and so it the bedroom & bathroom area. I used to have a bad bug problem at my last apartment. It I have had no bug problem here at all. The only complain would be about maintenance. I put a work order in and even went to the office to get someone to come bc it was important and now one came until a week later. Other than that it's a nice apartment for college. Review from Google May 2018: When I first moved into my apartment we had quite a bit of problems. Our apartment was filthy and we spent about 2 hours cleaning before we even started unpacking. However since move-in most of our concerns have been addressed. We have changed management since I moved in and I am very pleased with the changes that have been happening. These are not luxury apartments but they are the most affordable student living apartments in San Marcos. We have a bus route which is amazing so I don't have to pay the outrageous price for a parking pass. All in all I love the location and have renewed my lease for next year. I give this complex 3/5 stars because the apartment units could use some renovations, however it is affordable, convenient location, gated community and pet friendly. I looked at other complexes and nothing compares to the rent rates here Review from Google May 2018: This place isn’t the WORST place I’ve lived during my time in San Marcos. Rent is cheap and the apartments are decent. However, when I first moved in paper work was last TWICE for my service dog and a third time when management was changed. The people who work the front office are never on the same page information wise. The first floor apartments get bugs because of its location to the river and the apartment doesn’t really help you get rid of them. Maintenance will show up to your apartment for no reason, or about 4 months late. BUT that being said, it isn’t a BAD place if you keep to yourself and don’t need much. Things will eventually get done it is just a slow process and frustrating at times. Review from Google May 2018: It was very rough during the move in process back in August 2017. I did not have complaints like other people moving in but my apartment was not the cleanest when I got there. Management was definitely not the greatest at first but things have seemed to turn around. Every time I walk into the office, I am greeted with smiles and the employees always ask how I am doing. I have noticed the changes around the complex which make it much cleaner and appealing. I really appreciate the dog park going in. Things are on the up and up!
I love the location right off I-35 and that traffic is never really busy there. The rent is very reasonable.

Management and maintenance change constantly and in the past some of the female employees inside have been very unpleasant whenever I have questions or go in to get a package.
Chuy is now in charge of management, anytime I go in for mail he always asks how I am and asks how everything is working in my apartment each time.
I really feel like he cares about his residents. The club house has been renovated, gym repainted, and the study room finally got a working printer after he started working here,
I think the apartments are pretty simple looking inside but good enough for their price and the units are well maintained.

In August of this year (2018) I will have lived here 2 years. I signed here after transferring because rent was cheap ( one of the cheapest in SM for a fully-furnished Apt) and I had friends that had lived here. I have never had problems with management. Only thing I can think of is a few months ago I turned in my rent check on the 4th day after it was due because they had always told me you get a THREE DAY grace period. Turns out, this means three days total (as rent is due on the 1st). I have lived here a year and a half by this point and never been late on payment. The front office gave me the GM David's email and he worked with me and waived the fee no problem due to me being nice and never being late.

I paid my rent they still sent me to a deb collector. It took them 2 months to fix a broken door knob. The people in the office have absolutely no idea what is going on ever.
Let me tell y'all a story. I moved to Texas on a whim. I then moved home because of some very personal reasons. I signed a year lease at the heights ii. It was a decent enough place to live. As a result of moving I tried to sublet my place. As a result of moving home ive been having to mail them my rent. So I mailed my February rent to them January 26th. They signed for my February rent on January rent. They have not cashed the check, I'm assuming they lost it ( wouldn't be surprised). On February 9th they sent my account to a debt collector. They didn't call me, they didn't email me no communication asking where my rent is. They Review from Google Dec 2017: Absolutely terrible. Management is terrible. I moved out October 2017 I’m still receiving notices on that apartment door even after giving them my forwarding address. I have late fees from a rent payment paid 5 days before the due date. Property manager David never is there, never wants to talk on the phone, they have not given me my move out paperwork going on 3 months now. I had to fix the dishwasher myself by purchasing a part because maintenance said they weren’t going to fix it despite unmoving into the unit with the dishwasher initially not working. I was never compensated for the part. Maintenance takes about 3 weeks minimum to fix anything. They are very unorganized and front office staff might as well not be in there they are useless. This place is clearly just there to take the college students money! The dorms are in better shape than this place!. To start we needed a sooner move in date which they do not accommodate! And when we requested a later move in date (2 days after the move in date) they claimed they could not accommodate that either! We were told that she was not there on the one day to pay rent then she would loose her apartment. We show up at the time we were scheduled only to find this place is ridiculously unorganized. Our appointment was at 4pm and we did not make through the lines until after 8pm. After standing in the line to pick up keys we were informed that there were multiple apartment buildings that they did not have door keys to give to the students!!!!! They were extremely unprofessional throughout every interaction I had with them personally. The maintenance crew last year consisted of one guy responsible for every unit on the property. Our unit had mold everywhere and was not even cleaned when we moved in. We moved out August 1 and received a bill for utilities going to August 28. I wouldn't recommend this place to you even if I hated you. I don't see how they are still in business. Review from Google Sep 2017: This place sucks. Place was filthy and furniture broken when we moved in. Management doesn't care about anything. Maintenance takes weeks just to change a light bulb. Our front door lock wasn't working and that took 2-3 weeks to fix. Had to leave our door unlocked, which is not safe. Our wall was leaking and they never came to fix it. DO NOT LIVE HERE. This place needs to be shut down and completely redone. It's not worth it for the money you have to pay. Me and each of my roommates have both separately and collectively had our issues with The Heights II.
2/4 of our stove top burners don't work, we haven't had cable all year despite multiple complaints and this amenity being included in our lease, we went without a dryer for 3 weeks, my roommates sink was clogged from September '16 to May '17, my other roommates room light hasn't worked all year, our Wifi has been down for weeks at a time multiple times during our lease, the online payment portal was down for 3 months during which we had to pay with money orders and cashier checks, and this past month our apartment lock started not unlocking with keys, Review from Google Jun 2017: Horrible. The fire alarm outside my building hasn't stopped beeping for 2 months. I complained so many times to the office and maintenance but no one does anything. I can't even sleep in my room. I have to sleep on my couch.
Review from 6/13/17 on Google Apr 2017: I've been here for 2 years. This place has plenty of problems but management is the number 1 problem. If there was decent management most of the problems would go away (like laughable security, poor maintanance, administrative errors that will cost you, the tenant, money). I was amazed this place has 2.5 stars, so after looking at who left them, I noticed most of them either work here or are related to someone who works here.
