Mar 2018: I just want to start by saying the only GOOD thing about this apartment complex is the spacious rooms. All else, is AWFUL. Starting with our move in day, we were placed and given keys to three different apartments due to my roommates room key being given to the third roommate. The day of our move in, we started having problems and have yet to stop having them. Work orders that are placed, are not taken care of and get pushed to the side. Our dryer has been looked at on multiple occasions (at least 10) and we still have to run the dryer 3 times at 70 minutes in order for our clothes to dry (and after the 3 cycles they smell like mildew.) When we heard of the management change, I became hopeful for a management that cared for their residents. Unfortunately, that was not the case. Mar 2018: Do not live here, no matter what they tell you!! don't get me wrong, it is a nice community and complex but other than that everything has gone wrong and ive only been living here for 4 months. when my roommate and i moved in NOTHING was fixed. we put in at least 10 work orders the first week and has not stopped since. out air condition is constantly leaking and giving us issues to where maintenance knows us by our names and never seems to fix the problem. when we signed our lease cable internet and trash was included in rent but for some reason we have been billed for trash for the last 4 months and when we brought up the issue no one responded to us. AND THEY EVEN WENT TO THE FULL EXTENT TO TAKE TRASH OF THE AMENITIES ONLINE AND EVERYWHERE ELSE. these people are disrespectful and thinks were a bunch of idiots. Review from Google
Feb 2018: After living at the Woodlands for almost 6 months now, I am not very happy or impressed. Starting off with moving in, I was not very happy that I had to pay a $90 cleaning fee. I have never had to pay a fee like that at any other complex I have lived at. Not to mention, when I moved in the place did not look like it had been cleaned at all. So basically I payed $90 for nothing. Second, I chose to pay an extra $35 a month for furniture that the Woodlands would provide. I did not expect the nicest thing in the world but I did expect the furniture I received to be in decent condition. Both the leather couch and chair in my living room had holes and areas where the furniture had been previously torn. Also, other pieces of furniture had significantly large scratches on them. Jan 2018: When I toured the Woodlands the model floorplan was amazing, spacious, and clean. However, the apartment I moved into was dirty with lots of problems that should have been taken care of the weeks before move in. One of my roommates put in several work orders but we didn't get any response until several months later because management "wasn't accepting online work orders" with no notifications to their residence. The hurricane caused water to leak into her room as well as our living room, leaving mildew and mold to develop in the MONTHS of my roommate continually placing work orders. Finally, her mom had to reach out because she kept getting sick. My bathroom has a huge hole around a pipe in the cabinet under the sink and I keep getting roaches in and around my room. Jan 2018: Where's the zero star button? If you're looking for an apartment complex that will disrespect you, lie to you and push you aside if you're a student....you've come to the right place! Both Peak Campus and ACH management have yet to resolve the real issues at this property. As a student and individual who has worked as a leasing consultant in the CSTAT area (and still continues to), there's a lot of action that goes on behind the scenes most residents will never care to take a look at. Every tour I took prior to signing had taglines such as "Utilities are around $35/mo! Great area! Sign today!" Since the start of my lease, utilities have been at LEAST $50+ AND MANAGED THROUGH A THIRD PARTY most residents don't know about. Nov 2017: They always throw fun events. Last night they had a smores night and S/O to Maddie who was super welcoming and made sure people had a good time. Shes always been super helpful in the office when i come in too. Review from Google
Nov 2017: I have lived at the woodlands for just over a month and am extremely disappointed! Upon moving in the Apt was dirty which everyone is required to pay a 90 dollar cleaning fee per person. And yet our apartment was dirty and not ready for move-in. Their was a large roll of carpet in our living room and fizz everywhere. We also found out that our apartment had not been repainted and had leftover scuffs from the previous tenants. We have had water damage from the hurricane and all they did was repaint they refused to look at the roof damage causing the leaks. We have had bug issues and our ac has gone out. When you put in a work order no one calls you to let you know what is wrong or if it was fixed. It is a guessing game so you continually have to call them to see what is happening. Oct 2017: The woodlands is an awesome community. The amenities are great and the staff is really nice. They always answer questions and help make sure to solve problems whenever one arises. Be sure to go check them out you wont regret it. Review from Google

Jun 2017: My only advice to someone looking for an apartment in College Station is to not live here. The apartment themselves are great - nice as well as very large for the price (that is, until everything starts breaking in them because they are shoddily made: washer/dryer, faulty fire alarms, sinks/faucets, two toilets and A/C have all broken within my 1 year here). HOWEVER - the service from the office is HORRENDOUS. In the year that I have lived here, I have lost count how many times my billing has been off or a service request has been ignored. Jun 2017: 1) The staff here are super rude and unprofessional not only to me, but to my parents as well. There is only one nice person on staff, and I believe her name is Olivia. She is super sweet, and outstanding. 2) The maintenance team is awful, they take way too long to fix what is needed. And sadly when the maintenance team comes to fix our request, they make sure to just welcome themselves inside without any greeting and leave without a word. They also never leave a note of what was done if you are not there when they come. Jun 2017: I have lived here for the past 2 years in the 2 bd/2 1/2 bath town home and loved the experience! My neighbors have always been quiet and polite, and always let me pet their dogs! Any problem we have had has been fixed without hesitation from the maintenance staff.Make sure you choose a building that enough parking in the surrounding areas (I park literally in the same spot every day, directly in front of my apartment door!). May 2017: The woodlands is a pretty cool place to live. You actually get what you pay for as far as amenities. The marketing team throws the best events which are monthly (and yes I attend all of them) . Also , Sim is pretty much my favorite WOCS employee. May 2017: I will give you the pros and cons of living here but in summary, DO NOT LIVE HERE. PROS: 1) beautiful surroundings, the buildings look nice on the outside and they do a good job keeping the landscape up and planting seasonal flowers. 2) spacious floorplans with lots of windows 3) relatively quite complex considering the majority of renters are college students. May 2017: This place is literally the worst. It seems super nice when you come tour. The management is totally fake and put on a nice front until you actually live here. They don't fix any of the problems you report, and will come into the apartment unannounced to fix problems that don't even exist. They tried to charge me the pet fee for my dog that I had already paid. They love to make up new rules that aren't written anywhere in your lease, like that your dog can't be tied up on your own front porch without you standing right next to them. May 2017: Good sized apartments, good amenities, but several problems. 1. Maintenance staff is slow. I put in a service request for my apartment over 3 months ago, talked to two separate maintenance people, but still nothing has been done. Requested service on dryer three times, but my roommates only saw them once, and all they did was clean out lint screen and tell us to keep it clean. Nothing has improved. 2. The walls are paper thin. Not just the walls, but also the floor and ceiling. You can hear what your upstairs and downstairs neighbors are saying, doing, or watching. Review from 5/12/17 on Google
Apr 2017: I really enjoy living at the Woodlands. The floor plan is a steal for the price I pay. The employees are really nice and helpful as well. One of the employees named Sim seems to be very enthusiastic about putting on fun events for the residents and that shows he cares about the residents. This is a huge reason why I'm renewing. Apr 2017: This will be my second year living at The Woodlands and we LOVE it! We had a little bit of a miscommunication while resigning our lease, and the property manager, XXXX, took the time out of her day to meet with us and took care of us within minutes. The associates were always patient, knowledgeable, and kind, and were always willing to help. My roommates and I love living here, and for them to resign for the third year says a lot about the complex. We love The Woodlands and highly recommend living here! Review from 4/19/17 on Google
Apr 2017: My daughter has lived at The Woodlands for almost 2 years - and it is the least professional staff I have ever dealt with. She and her roommate (2 bedroom) were charged almost $400 for their utility bill for the month they were home for Christmas break - nobody was in the apartment. after countless calls and emails, the only way I could get someone to respond to me was to hold off on paying rent in February. They finally called me after 12 days and the manager acknowledged there was a water leak (2 work orders entered before the girls left for break). Review from 4/16/17 on Google
Jan 2017: I love the leasing consultants and maintenance team! They were always so friendly and helpful. They always tried their best to fix whatever problem I had. Jan 2017: This is by far the WORST apartment experience I have ever had. My unit had MOLD on the ceiling for 3 months before anything was done about it. I put multiple work orders in October and nobody acted upon it until I threatened to get my lawyer involved because of documented doctor visits because of my illness due to the mold. the problem was not solved until late December. Not to mention in the 20 degree weather my heater was broken. I called their emergency line multiple times and put in 3 work orders and still NO heat. Jun 2016: I have lived here for 1 year and the amount of issues I have had is ridiculous. Our Washer and dryer both stopped working at the beginning of September. The dryer sparked twice, and eventually got fixed but the washing machine was out of cold water for MONTHS. There was an ongoing AC leak starting in November and went on until February, the leak made a hole in my bathroom wall and it has still not been fixed. Its sad, because the place it self is nice, but I would not recommend this place. Then again, maybe its not as bad for others as it was for me. Review from 6/10/16 on Google
Apr 2016: Since most of you who are viewing this, are probably on the ball of deciding where to live-Let me start off by saying, STAY AWAY. PLEASE. Listen to the other reviews. They speak honestly and truthfully. I would honestly prefer to live in a dorm with 3 other people huddled up in a room then here. Why? Is it really that bad? Well to start. They literally just hired a brand new leasing manager who knows little to nothing (I did mention he's new right?) about customer service/Leasing. Mar 2016: I don't know why there are all these fuss about maintenance. I put in a work order for my tub and washer on Sunday and maintenance came to fix the tub on Monday and fix the washer on Tuesday. That's 24-48 hours response since the request. To me that's pretty good response time considering there are a lot of units in this complex. Not only that, when I asked for other maintenance request they have been pretty quick to respond which is why I have a hard time understanding why so many people have issues with maintenance.
