Nov 2018: I do really love living here but some of the residents have no concern of others . One better not do to them what they do to you . One time i ask nicely above quieting the noice . They got mad and got worse. I did report that . Afterward i transfered to another apt. The next time that person had a sound box and had it up loudly . I am taking that . Constantly praying , God ; only you can control that. Then someone lets their dog poop where my car park. Now i am thinking ; Lord why am i drawing evil people ? I also notice people drops fast food trash all over . WHAT KIND OF PEOPLE MOVES IN A DECENT PLACE TO BRING IT DOWN. I HAD LEARNED ONE COULD NEVER THINK AN EXPENSIVE APT. HAS CLEAN DESCENT PEOPLE . THIS IS THE WORLD WE LIVE IN TODAY ! NOW I AM PRAYING TO GOD ,HELP ME TO ENDURE ALL ATTACKS ! BECAUSE I AM NOT FIGHTING EVIL FOR EVIL . BUT I WI Review from Google Oct 2018: My vehicles was broken into twice within the last year( May 13, 2018 & October 22, 2018). We were advised security cameras would be put up, this has not happened.Angela and her staff are great! but i feel corporate office needs to step up and make better safety decisions for their tenants. I would advise anyone to think carefully about moving here. Also the neighbors above me were very noisy, nothing done about it but notes left on their door about violating the noise policy. We paid $1213 a month, too expensive to not be safe and protected. Review from Google Oct 2018: Visited a friend here during weeknights and weekends. I believe there are criminal elements hanging out at the unregulated/ungated bottom parking lot in the evenings after dark. There are always cars where the lights are always on and blocking one side of the bottom floor visitor parking. Tinted windows. Criminal types. At times you will see strung out girls coming out of the vehicles. The thugs..in groups of 3-6 would hang around their cars with engines on...these girls would use the elevators with a group of 3 thugs to go up the elevator and come back down again back into the vehicles and repeat....looks like a set up for criminal activity. I would never live here....does not make any sensible woman feel safe. In fact my friend will be leaving once the lease is up. Oct 2018: Very nice apartment community to live in and close to LSU campus with city bus route. Oct 2018: Only had a 6 month lease and while I can rave about the quiet area and perfect location, I just can't say the same about the staff. They were all very friendly and apologetic when necessary, however, their bubbly apologetic attitudes never matched the actual follow through or follow up on request.
When I first moved in my dryer would not dry clothes and the light in my daughters room was out, it took 3 weeks of consistent calls and office visits before either were fixed.
The pool maintenance was not regular which was disappointing to continuously tell my 4 year old we can't swim until they clean the pool, luckily I had a friend that lived at Coursey place that would allow us to visit and swim on some weekends.
In July I locked myself out my room, thought it would be a simple fix until I realized there was a key lock on my door, the only i Review from Google Sep 2018: This was by far the worst place I've lived at.
The staff would be impossible to contact at times. I would call, leave voicemails, and never get a reply. I drive by and see the staff sitting in the office. They also seem to change the staff every three months and the new staff had no idea what was going on.
The maintenance issues took weeks to fix, and half the time they would forget about them. Then they'd show up two weeks later to fix an issue that had already been fixed. I had a broken heater when it was snowing. Due to the staffs poor communication with the AC repair team, it took over a month to fix.
The courtesy officer doesn't seem to exist and the staff could never give me an update.
I had constant issues with drug users (the smell) and partygoers keeping me up on late nights.

The staff is friendly and helpful, and any maintenance requests we've filed have always been taken care of quickly. The apartment itself along with the grounds are very nice, and I always feel safe here. They're very accommodating towards animal lovers. The location is perfect--you're five minutes away from anything you'd want or need in Baton Rouge.
The only issue we've ever had has been with parking; however, within a couple months of us moving in, they finally started assigning car tags, which has solved a lot of problems. We've never had trouble finding a spot close to our apartment since.
All in all, we really can't say enough nice things about Tuscany Villas.

Review from Google Aug 2018: My home was broken into, they took no blame for leaving the gate open. My car was broken into, they tried to tow my car for a broken window. Now my other car, which had flat tires during the same incident now missing... the courtesy officer is not answering the phone... I'll be filing suit in the morning. Requesting information to the mmi headquarters, owner information, copy of lease, and police report of the incident. . . Most likely they will not provide anything. But I will be happy to fill everyone in in the am.... if they do this to a disabled combat vet, how will they treat you? Review from Google Aug 2018: By far one of the worst realty experiences Ive encountered. Browsing online, I came across Ivy Park. I was interested so I called and was told to come in before 6 to view one of the apts. After work and racing to beat traffic I get there excited but was quickly told no apt is available for viewing. No problem, I replied I would like to see what you have for viewing. I explained how I was told over the phone that the particular apt I was interested in wasnt available for viewing but there was a similar flooorplan that I could see. I just didnt understand why upon getting there all had changed. I wish I hadnt wasted my time going in. I should've turned around after sitting and waiting in the lobby area while the two ladies were on their computers. Long story short I didnt get to see the apt. and I never recieved a clear explanation as to why. JU Review from Google Jul 2018: Awful. Just awful. They allowed our ac and heater to be broken for months. It took weeks for anyone to even respond. They claimed on several occasions that it was fixed even though (sinced I actually lived there) I knew it wasn’t.
It only got fixed when we threatened to report it.
And that was just the latest problem. Trash was always a problem, there was very limited parking, the pool was always gross, it was supposed to be gated but it was always broken and stuck open, and clearly management was a problem.
I finally got to move and I couldn’t be happier. Trust me, don’t waste your money. Review from Google Jun 2018: I had the absolute worst day. An entire day that should have been dedicated to moving in was wasted by careless attitudes in the leasing office. Not only was I not allowed to move in because of negligent errors made by the administrators of the complex, but they didn't even have the decency to call beforehand to tell me. I had to drive my fully packed car over an hour away, wait 5 hours, and then be told. No one else should waste their time and money like I had to. I feel mistreated, discriminated against, and cheated out of my application fee that they will not refund to me. This complex is highly unprofessional. The staff members have very shady, underhanded demeanors. A.C. Lewis Management is the worst apartment managing company in Baton Rouge. The same type of bs is being ran at their Hampton Court property. When I first signed my lease Jana Richards was hands down the best leasing agent they had. She was attentive and cared about us residents. Now (9 months later) it has been completely inconveniencing! Maintenance comes in and out whenever they feel like it without notice or even so much as a knock on the door. They've walked in on me naked, half naked, and very indecent. Every two weeks maintenances comes to "change the air filters". Air filters are not supposed to be changed every two weeks and i should receive some type of notice about it before they come. I will get an email randomly saying that they are coming to change the air filters the following week and they will come again, even if they just came last week off the record. JUST BECAUSE YOU HAVE KEYS DOESN' Review from Google May 2018: didn't get to move in till 2 days into my lease because the unit was mess upon move-in with no compensation. The furniture was torn up with dog hair everywhere, stains on the carpets, mold in the fridge, vents were falling off, everything was dusty. I had to live else where for 2 to 3 days until I was reassigned to a new room which was during the first week of school causing a lot of stress with no compensation. Overall, it just took a lot of work. Another problem I had was that I paid August rent and didn't get to move till late August again with no compensation. The only reason I gave two star is the manager, he is actually tried to help. Also beware, they like to use this service call Con service that makes you paid for bills for the unoccupied spaces to. So be prepared to pay another 50 dollars in overages if you live in a space that is no Review from Google Apr 2018: Moved out of my lease early due to constant break ins. These apartments are for student living yet there’s family and section 8 occupants who live here. This is no longer student housing. The whole year that I lived there, security gate has not worked once. I’ve had my apartment broken into 2 different occasions AFTER my locks were changed. Flooding is so terrible people park on the side walks. If I could upload pictures I would!! Terrible communication with staff/ no resolvement for my issues here. Due to feeling unsafe I’ve moved out and my lease isn’t even up. If you have kids, this is definitely not the place. And if you think this is student housing, definitely not the place. They’ve let about anyhow in this place and I feared for my life every night sleeping here. Hate it and so glad I’m out!! Review from Google Feb 2018: Cheaper than some of the other student living options. A good sized bedroom and the furniture is nice. Each bedroom has its own thermostat which is awesome. But, the maintenance staff leaves a lot to be desired. We had a mice infestation and they basically left us out to dry. Brought us traps but basically said that's all they could do. Mice have disease. I'm sure they walked all over everything, spreading disease, and the staff didn't care. What if we get sick? We removed EIGHT mice from our apartment, but who knows if there are any more??? Review from Google Feb 2018: I don't mind living here, only issue I have is the fact that maintenance and cleaning crew do not allow you time to get to your door in order to let them in, they'll literally knock once, wait 5secs and allow themselves in. It is not ok when you're just getting out of the shower, sleep or have company over for that to happen. Its happened to me more than 5 times, and I live alone, so each time I am shaking with fear for minutes after whenever they do that. At least wait a few more seconds please. Price is a little expensive, however everything is included with furnished units. These company put idiots at a computer and give them a phone with very little authority and they think there are untouchable. Angry because I broke my lease!! Very unprofessional CLOWNS! You can call a lie like I have a package but send a bill to collects after my apartment was cleaned, actually cleaned better than when I moved in stayed 2 months with all the bugs coming in the front door. I lived there for a year and only because of my lease, it always had ants in my apartment , the lights will always go out because of the sockets, i was also paying for a parking spot and my car was still towed, I constantly complained to the office and the manager, Robin never wanted to talk, I always had to talk to Katherine, the one with such a horrible attitude and personality which she calls herself Katie. I finally spoke to Robin and she had a need to raise her voice at me, I then explained and told her she had no need to raise her voice at me, i then left and was on my way to leave to go to my lawyers office, opened the door to police at my door, Robin and "Katie" falsely called the police and said I threatened them. Management is amazing and any problem I had was immediately fixed or questions immediately answered. I couldn’t believe how positive the staff was. I can’t reme the last managers name before Angela but she was sickeningly rude and if The new manager hadn’t of enticed me then me and my family wouldn’t be living large and loving life with her as the new manager.
