Nov 2017: I lived here two years. The appliances are very old and need replacing. The office staff needs more professional training. The manager should be fired and sued. Be careful on parking, even in spaces that are not reserved covered parking. You may get towed without warning and have no reimbursement. This happened to one of my visiting friends. I do not recommend this place to others. Review from Google May 2017: Love the property for how close it is to campus, but other than that I can't think of any positive reviews. Here are my reasons.
1. Claims to be secure compound, although the gates are left open 24/7 allowing anybody to enter. Have remained open for the last 3 months without ever closing.
2. Wifi here is terrible! Hope you have unlimited data because you will need it. Even though you are the only one on your wifi at most you have a 1 mb download speed. I love computers and have tested everything I can to improve the wifi, but to no avail.
Review from 5/29/17 on Google May 2017: University Trails in Lubbock is terrible in terms of their behavior. They can kick you out whenever they want. But you cannot cancel your lease as you want. It is really funny. Few weeks ago, I signed a lease providing all of my information and spending so much time with them. And one day after that day, they canceled my lease saying that there is not available room. Then why did they allow me to sign that? I just trashed my precious time there. They were just saying soulless sorry to me. Even they did not reply my question doing like they don't need to reply.
Review from 5/26/17 on Google Mar 2017: This apartment complex has been a pretty decent place to live in for what it's worth. The distance to Campus, the football Stadium, and nearby restaurants are within walking distance which has been really convenient. Staffs here has been really kind, and willing to learn your name to help you with your needs. Maintenance has been pretty good to respond back with your works order pretty quick. They also maintain keeping the outside clean and freshly cut. Throughout the year, they have hosted different events from free food to supplies to help your wallet a bit. Overall, I've enjoyed staying here for the last two years and not bad for it's price, location and environment.
Review from 3/24/17 on Google Feb 2017: This apartment complex is a great place to live in! It is so close to campus that it is at walking distance. The staff is so kind and are always willing to help you with your needs. Maintenance is also very good at responding to your work orders in a timely matter. The grounds are always super clean and well maintained in order to keep the complex looking great. Overall, this apartment complex is a great place to live in and I'm glad I chose to stay here!
Review from 2/11/17 on Google Feb 2017: I honestly can't complain that the staff is actually responsible and has helped me right away everytime I've asked for help. Maintenance takes care of everything when I've issued a work order and they are always quick. The location is very well fit and helps me get to class on time without having to drive. I wish the gym was a bit larger and equipment repaired when needed, but other than that I haven't had any negative problems here.
Review from 2/7/17 on Google Dec 2016: Let me just start off by saying that this place is the crappiest place that you could stay at. It is infested with bed bugs, me and two of my roommates( I lived in a 4 bedroom) would wake up with red bumps everywhere on us. When we went to go tell the office, all they did was tell us that they'll get the maintenance people to check it. The maintenance here is so so so incredibly slow, you'll see them around the complex but never fixing what you requested. Our AC went out twice,once was in the summer and ohh was it hot! It took them over a month and a half to fix our AC. Sometimes you'll be better off fixing things yourself rather than waiting on them.The hot water will run out if you have roommates that take long showers.The internet that is super slow too!
Review from 12/10/16 on Google Nov 2016: After having a move out fee of $143.26 I had them correct their mistakes which takes weeks for them to fix, it was now $68.26. A month later after I already paid them I get a call saying I owe $143.26 and that I never paid it. This shows how unprofessional and money hungry these apartments are. I only wish I could rate this place a 0/5.

It took them over a year to correct a discrepancy in my bill. Then, when they updated the account with the correct number, they told me 2 days before the 'due date' they had arbitrarily chosen. I didn't notice the voicemail until 2 days later, and by then they had already sent my account to collection. Now it's hurt my credit, and it was a trivial amount I had owed too (Originally the amount they said I owed was over $50; the updated amount was literally less than $5). Horrible, horrible book keeping. The staff are also unprofessional and are quick to turn sour when your inquiry isn't something easily answered, having a 'I don't know that's not my problem' kind of attitude.
Review from 10/20/16 on Google Apr 2016: Affordable and great place to live. You're less than five minutes away from all the restaurants, stores, bars, and Tech campus. Their gym, pool, and computer room are nice. Staff is very friendly and will help you out with any issues that you have. I had a leak in my wall and the maintenance fixed in a professional and timely matter. All in all great place to live.
Review from 4/21/16 on Google Apr 2016: I enjoyed my stay here. The staff is friendly and consist of CAs who actually live on the property and know what it is like to be a resident. I also really like the location and price. The community is very relaxed and perfect for a student like myself who likes to enjoy peace and quietness. It was a HUGE difference from the noisy and trashy apartments I lived at in the fountains and the republic sophomore and junior year. I have had maintenance issues at every apartment I had ,as well as utility overages everywhere. The power company in Lubbock really sucks about utilities so no matter where you stay there may be issues regarding that.
Review from 4/20/16 on Google May 2013: I lived in this complex for 2 years. One year I was in a one bedroom and the second year was in a 4 bedroom. The first year was not too bad. I have the usual complaints of everyone else such as: not letting you know of a package in the office, overage charges for electricity, idiots working in the office, the gates never being closed and always broken, and no maintenance. The second year that I was there was completely dreadful! I lived above a group of 4 guys who smoked weed everyday and played their music incredibly loud at all times of the day and night. My bed would be vibrating from the bass at 2 in the morning on a school night. They threw wild parties every weekend. The police were called countless times day and night reporting the marijuana and the noise. I am not one to rat somebody out about their weed smoking.

Although it is an older property, the management, staff, and maintenace is AMAZING. The maintenece staff especially. If me or my roommates put in a work order it is taken care of in LESS than 24 hours. The maintenece team will leave nice notes saying things like, "If you need anything else just call, have a great day!". They go above and beyond, which makes up for the fact that it is an older community than others in its same area. It is definitely worth the monthly rent. I have been charged extra ONCE for an overage on electricity and it was only $1.04/person. BIG DEAL...and as far as the monthly "charges" go for online bill pay...it is $1 after your first month (set up is $12).
