Jul 2020: THE ABSOLUTE WORST place to live in lubbock. They are absolutely horrible and make you pay for every little thing. Jul 2020: please take my advice & do not live here. there’s cheaper places that are way better than what you get at the ranch. One of the worst places to live in Lubbock. Sep 2019: I was so lucky to find the Super 2 special. I love having two bed rooms to my self. I was able to get furniture taken out of the second room and now its my office/ workout room. The Ranch is in the perfect location for me I can drive to TTU in 5 or take the shuttle for free and be on campus in 15 minutes. I really like living here so far, the staff is so helpful. On top of that, the utility overages are outrageous and there's nothing you can do about it. I consistently paid over $100 per month for basic usage. Maintenance routinely made a huge mess any time they spray painted any surface. The cabinets are rotting, the tubs are stained and molding, and literally all of it is only patched up to give you the impression that you are deserving of quality for the same pricing as other complexes. They catch your attention with their crummy advertising but know that it's just not worth it. When you move out, they have the gall to charge you for a full month of rent and be out by the 25th, and then they still surprise you with over $50 in carpet cleaning that they require be paid by you Review from Google May 2019: I don’t usually leave reviews but this was the worst experience I have ever had while apartment shopping in Lubbock. I walked into the leasing office and both the guy and the girl that were behind the counter just looked at my blankly without any sort of greeting. I said hello and that I was looking for information on a one bedroom. The guy did not invite me to sit down and instead just shouted the prices for the one bedroom and date it would be available. I stood there and I said, “are you going to give me any papers or floors plans or anything?†He replied with, “well you can go online and see all the information†if I can go online, WHAT IS THE POINT OF THERE BEING A LEASING OFFICE AND WHAT ARE YOU GETTING PAID TO STAND THERE AND DO?!? I didn’t feel welcome from my first step in and the staff is incompetent. For these reasons The Ranch WILL NOT EVER BE GETTING MY BUSINESS. If this is how they treat a prospective tenant, imagine how you will be treated if you actually move in Review from Google May 2019: It's a budget option for a reason. It's live-able, not luxury.
Major complaints:
The leasing agreement seems to be mostly ironclad and void of any sort of responsibility on part of the leasing company. You will not be able to bargain much, so you'll be signing away any human freedoms as per the terms. Read it twice.
Management and landlords are not obligated to sort out roommate problems; if the roommate(s) rub(s) you the wrong way (even if police were involved and the place is trashed outside of arbitrary inspections), just transfer to a new unit. This costs $200 both ways (or $400 one way), per the lease. Staff are friendly and understanding, management is alright but certainly not perfect. That said, they've generously helped me with a particularly distressing roommate situation.
Pros:
• Great rates, yet utility overages are inevitable ($30 is the higher end of what I've been getting)
• Friendly and helpful front-end people ("agents" aka desk people)

The residents here are very friendly and willing to help others. With the update of the system, the information reminder of the property to the residents is more timely and effective. Living here is very satisfying, regardless of his environment and price are very competitive. I hope more and more people will come in and enjoy the excellent resources here. Management and landlords refuse to take responsibility or intervene in roommates affairs, even if police were involved and the place is trashed. Contract is airtight and incentives try to rope you in. Staff are friendly and understanding, but the management is the absolute worst in my case.
Pros:
• Great rates (have not yet seen a utilities bill)
• Friendly and helpful front-end people ("agents" aka desk people)

• Complimentary gourmet coffee machine in lobby (been out of commission for about 3 months now, since Jan 2019)
• The clubhouse and closed access properties (pool etc) are really nice and usually aren't too crowded
• Uncovered parking free, Covered $25
• Bus stop - the route takes you to Rawls Business Administration, I leave my apt 45 min before my class and walk briskly to my classes (10 min walk) Review from Google Mar 2019: Incoming residents - STAY AWAY, IT'S not worth IT.

Bad staff, cheap place; would not even recommend if money is a problem. Google should implement 0 stars.
This place has so many hidden fees, by the end of your lease you will have paid an estimated $500-$1,000 out of pocket. The staff/management never have any answers, are rude, and don't take care of things in a professional manner or at all. I have had numerous encounters with internet problems (30+ times).
They don't have a mass email communication system to notify their residents of any large-scale updates or changes to The Ranch Apartments, besides their monthly promotions and advertisements. I have personally experienced them cutting out my internet due to an overage fee that I haven't been no Dec 2018: I don't even know where to start with this place.
When I moved in, I immediately noticed everything that is wrong with this place.
Everything is painted over (outlets, ethernet ports, trim, bathroom tile, cabinets, doors, desks, etc.) and looks like a 3 year old did it. Some of our outlets are unusable because they painted over the buttons to reset the outlets.
Our fridge was leaking when we moved in. When we moved the fridge to clean under it, it looked like the entire floor was covered in mold and smelled as if something had died under it. I will say they did come and fix this issue the day after we reported it.
Same for the washers and dryers, they were never moved or cleaned under. I had to replace the exhaust hose to the dryer because theirs had holes in it and it was throwing lint all over the place.
All of our floors are warped in the Review from Google Nov 2018: I was recently locked out of my apartment because my key stopped working. It was after hours and I called to have someone come let me in. The guy on the phone said it would be $25 fee to let me in because it was after hours. Fortunately I left a window and was able to get in. This isn't the first time this has happened, every several weeks I have to go to the front desk and have my magnetic key fixed. Review from Google Nov 2018: So far my time at The Ranch has been good. The amenities are nice and the staff is helpful. One complaint would be that the utility overages can be quite a high price for what I feel like I'm actually using. I'd prefer a bill that actually states how much has been used instead of just a statement telling you to pay "x" amount. The apartment itself is good for the price the floors are starting to peel up but I believe they are starting to work on some upgrades inside the units. I have a 4/2 and have been paying $399 plus a utility overage of about 20-50 dollars a month. My room can only fit a dresser and bed plus the built in desk. Mail is always 1-2weeks late because the college kid employees are too lazy to sort the mail. Want maintenance to come into your home and make a hole in your wall and leave the debris all over your floor? Want loud obnoxious "young, wild and free" neighbors that blast music. Want beer bottles and trash bags thrown all over the lawn? then this place is perfect for you. Previous roommates have left damages and they were not charged a cent.
