May 2018: If I could give less stars I would!!
First off, their little apartment room they show you is nothing like the apartment you get. Which is typical I guess.
Then when I moved in they had no clue what they were doing.
I had “maintenance†workers coming in and out when I wasn’t there with no notice. Which is illegal. When confronted, the manager says, “it’s turnover time. Just expect it.â€
Lol oh.
Then things start going missing because of this. When confronted about that they didn’t even want to talk and said “write down your number and we will call you.â€
Guess who never received a call.
They did that to me and my father.
Then all of a sudden the bills went from like $40 to over $180 with nothing changing.

I did not realize this was a college apartment until afterwards, but didn’t think college apartments are even like this one..I know for a fact when my lease is up I’m leaving and not recommending this place to anyone. Review from Google Mar 2018: The ranch is one of the worst places to live in lubbock. Before i even moved in, they told me they had cleaned and repaired everything in my room. The day i was supposed to move in they made me wait until 7 pm because they had to “clean.†Nothing was clean. There was built up dust, dirt, residue in the bathroom, etc. I asked for the cleaners to come back and still had to deep clean after they left. Nothing was fixed in the apartment either, my carpet was (and still is) being ripped from opening my bedroom door, the toilet hardly works, the sink floods my entire bathroom, i could go on. I haven’t lived there since June of 2017 due to multiple times i felt i wasn’t safe in the apartments or inside my own room. Review from Google Jan 2018: I would rate my overall living experience as one star. At least I had a bed to sleep in at night. This place is absolutely terrible. The apartments are TINY. I have a 3 bedroom 2 bath, and its barely 850 square feet. My room is supposed to be the largest with its own bathroom and it's also TINY. There's a built-in desk which is located directly at the foot of my bed so I can't even use it. The windows in our apartment don't even open. Our appliances are outdated and COVERED in rust. If you want maintenance to fix something you have to put in an online request and pester the front office daily for 2 weeks before anything actually happens. If maintenance does come they give you no notification. Our apartment was infested with cockroaches for the first 3-5 months of living here. Also, the lease is VERY DECEIVING. You pay per installment, not per month. Dec 2017: I've lived here for 3 years and I've never had any issues. Maintance respondes quickly. And the people in the office are very helpful. Ashley and Justin have always been very helpful anytime I have any questions or need any help! Also it's very affordable and as a college student that's really important!! Never had any problems with anyone working here. The Staff here is great. Whenever wanted any help in anything Justin and Ashley at the front office always help out. The manager here Amy mam and the accountant here Kasey Mam are always willing to talk one on one to get to the end of any problem. Highly Recommended. I was surprised at all The Ranch had to offer and it has definitely just gotten even better since I have been here. All of the staff is awesome and friendly and it is so nice to see and experience. I absolutely love when they have breakfast, wings, or any kind of snacks!! Free food is always a bonus. Our pool facilities were also well-appreciated this summer; it was so hot! Once the clubhouse is 24/7, it will be absolutely amazing here! You will hear every noise in the cheaply made apartments. You will lose sleep and regret every living there. The staff consist of unorganized college kids so don't expect them to be focused on on multiple tasks. They forget very easily or say they will do something then won't. Also a guarantee your car will get broken into or vandalized. So if you like the car you paid for I wouldn't move in here. Signing a lease here was THE WORST decision I have ever made.
I was specific in person and on my questionnaire that I am highly allergic to cats.
I walk into my apartment the first time, cat hair on everything and a litter box that should have been changed a month ago right in front of MY door. Not to mention the apartment was the most nasty thing I have ever seen. The tenants were disgusting, obviously the Ranch does nothing to keep up with cleanliness even though it's in the lease that you will be clean. There also was a toddler, in my STUDENT apartment. Not to mention the actual apartment looked NOTHING like the model, I thought I'd be getting a nice updated apartment. Nope. I DID NOT GET WHAT I PAID FOR.

Review from 5/13/17 on Google Apr 2017: Honestly all I can say about this place is negative. I have lived in several apartments through my years and this was THE WORST PLACE I'VE EVER LIVED. First off they charge way too much in utilities. They have the LP&L bills to prove the amount, but they are charging you for the building or something. When I moved in I was told they covered $30 each person. Well that would be $60 total and somehow I still had to pay upwards to $100 more a person each month. That would have been $260 in utility bills for just one month. The new place we live at does not cover anything for the bills and we are barely charged $75 a month.

I have been looking at other complexes that are so much better for the same price I am paying here. super annoying seeing five employees sitting around the lobby (who are required to put our mail into the boxes) and every single time my mail box was empty and I was expecting some important mail they said they had not gotten around to sorting it. super frustrating place to live!
Review from 1/2/17 on Google Dec 2016: Really enjoyed my stay at The Ranch. I lived there for 2 years and never had a single problem. The staff is always very nice and respectful. If anything needed to be fixed it was taken care of in a respectable time period and the work was done right. I highly recommend this apartment complex to anyone!!

I never had any problems, and maintenance request were taken care off super quick! definitely recommend. If I move back to Lubbock, I would definitely live here again!!
Review from 12/7/16 on Google Jun 2016: Apartments are okay but leasing agents are a joke who lack professionalism, are rude, oblivious and obviously haven't been properly trained. They close at 8 but from 5-8 when the manager is gone they sit in the back on their phones. God forbid you disturb them ask anything, because they are surely going to come up with a pathetic excuse to why you have to come back the next day when the manager is there. Management should be ashamed of themselves.
Review from 6/17/16 on Google Apr 2016: The ranch is a great place to live! The staff is very friendly and helpful! It's a little further from campus than some apartments but for the price it is perfect. The bus that stops right in front of the complex makes it even more convenient to make it to class. I might even be living here next year!
