Apr 2018: Worst Apartment I have ever lived in. On my move in day nothing was clean, the toilets had black stains everywhere. Also, there are bugs everywhere. The vallet trash does not exist, I have yet to have someone come pick up my trash. can't wait to move out!!! Review from Google
Apr 2018: They have done a great job on turning this property around. The management team is out standing always willing to go the extra mile to make sure to take care of there residents. The remodel that is under way is great. The only bad thing I have to say is the parking deck needs better lighting. Review from Google
Apr 2018: We arrived around 10 pm, noticed the sometimes noisy guys hanging out at the liquor store across the street, and the GSU students walking down Piedmont, which is around the corner. Building is an attractive modern design. Apartment had a faint cigarette smoke smell. Spotted two roaches --- one in the bathroom and the other in the kitchen. Doors to balcony don't close, so a chair was propped up against them. We're paying $200 a night for this! I hope there will be some compensation when we talk to someone tomorrow. Stairwells, elevators, and hallways are clean, not like some earlier reviews. Residents seem courteous and friendly. Looks like Dwell has made a big improvement, but not yet quite up to par. Apr 2018: Dwell is the complete opposite of wha I though it was going to be. Living in the city at these room prices, are unbelievable. Ms. Dev was very informational and welcoming. She provided us with all the details we need and answered all questions we had. She provided alternate options that made our move-in smooth, and never gave me a “resident to customer,” vibe. Delighted to call Dwell home, and keep up the great work Dev! Review from Google
Mar 2018: Would give 0 stars if I could. This is the worst apartment building in all of Atlanta. My apartment hasn't had AC for weeks. I called to resolve these issues 12 times, all I got was about $150 in fines added to my bill due to other issues (IE our washer they've never charged us for that BTW is broken). I went to go get it resolved visibly upset by the way the management had been handling our many situations in the apartment and they called security on me because I didn't make an appointment. I WAS MORTIFIED. The security man escorting me even said that was his last day because the management is so bad. Parents and Students DO NOT LIVE HERE. I lived in campus housing for 3 years, was resident of the month, was on community council, and never had an issue with any living situation. I move here for two months and my sink is broken, there is mold Review from Google
Mar 2018: Went there last night to get some info from the leasing office, it was around 6:20 pm (I parked where the future resident sign is located). Since the office is located at 3rd floor I went up and realized it was closed, I come back to my car and I found 2 boots in my car and the guy from the parking company yelling $75 CASH TO TAKE THE BOOT OFF!!! 1-There are ways to talk to people. 2-If you don’t live in the building how are you supposed to know that you can’t park where the future resident sign is after office is closed? 3-THERE IS NO SIGN In place saying you can’t park there. 4-There was also 2 more people that live in the building who got booted. Feb 2018: The previous management of this community was completely incapable. With the new owners and staff things are really turning around. Investments have been made and are still being made to improve resident life. Some of those improvements include an updated gym and study lounge. They've repainted the whole building and installed new flooring which really has given life to the interior. There are however a few disappointments still in that guest parking is now obsolete and some of the rules concerning what you're allowed to have on your porch are strict. Cockroaches are still a problem, though you just have to call and theyll send someone to come spray as many times as you need. All in all id say things can only continue to get better for residents. Feb 2018: Urine smelling stairwells. Lack of security- gate is either inoperable or non-residents speed in while a resident enters. Hallways smell of marijuana. Roaches everywhere. A man was shot outside outside the Auburn Ave. enterence Superbowl night. The pool was not operable most of the summer. The "security" doors never work, allowing homeless and other non-residents full access to the building. (A homeless man broke into a storage room on the 5th floor and took up residence). Multiple car break ins, due to faulty garage gate. Residents are billed for unwanted services. Drug dealing in plain sight in garage and outside of building. Dog area is disgusting, due to non pick up of animal excrement. Great access to highways, though. Homeless living in garage entrance, and panhandling everywhere around the building. Feb 2018: It's not as bad as people make it out to be. The Communication between occupant and staff is steadily improving. The management is making massive changes to the environment and the building for the better. The garage still smells like urine but it is Downtown Atlanta so there are a bunch of bums. That's to be expected. Other than that this place is pretty cool. Review from Google

Jan 2018: This place is by FAR THE WORST place to live! Management changes every 5 mins and so does the lease agreements. They charge me for valet trash and I live next door the the trash shoot so I asked to opt out of trash valet they laughed in my face and said it’s just another way to get more money, not to mention NO ONE picks up the trash it just sits in the hallways! This place was citywalk Apartments until it was bought by dwell and let me tell you they have no idea how to run a business at all. They give you these so called decals that allow you to get into the doors but surprise they don’t work until you go the office 10 times to get the reprogrammed. And don’t get me started on if you don’t have one...they will NOT let you in even if you have proof of residency. Jan 2018: Unfriendly staff, roaches, elevator halls and stairs always smell like urine. Parking for guest is terrible, I live here and pay for parking and have received 3 boots. holes in walls always contrustion going on out and inside. Worst place I’ve ever lived! The rent was listed at 1450, when I moved in there was a special for 1250, after the valet trash for $25, parking fee for $50, pest control, washer and dryer fee it was 1473... and don’t forget they wave most of these first month so you don’t really pay attention till your stuck in a 12 month lease.. Jan 2018: Management is trying to turn the place around but the residents need to do their part -- they're destructive and damage everything. I haven't seen anyone working the front desk in 8 days.. On Christmas day homeless people took over the first floor and were demanding fees for entrance into the building. I also have no idea where any of my packages are... Review from Google

Dec 2017: Roaches, thugs, and parking boots are the wonderful amenities this complex offers. In addition to the loud 3am arguments from the people that live on the street, they also offer security whom sometimes sleep on the job. Perfect place to move for anyone whose slept in a jail cell.
