(current issue) ongoing rodent infestation in apartment walls and ceiling
(long term issue): water leaking from unit's ceiling periodically without fix in over a year Review from Google Jun 2019: I sent a request email for information about leasing weeks ago. They just now emailed me and I have already signed a lease. Seems like they don’t think people’s time is precious, which is sad becuase I was really considering signing here.
Doesn’t seem like the leasing office is not run well or organized.
Big indication that you should probably look into other options. Review from Google Jun 2019: I sent a request email for information about leasing weeks ago. Review from Google Jun 2019: Facilities are fine, rooms are spacious, centrally located at Tech Square, you'll have to buy your own furniture. Noise on Friday nights from across W Peachtree St. Cockroaches and ants were there sometimes. Also terrible water leaking once, formed a giant water bulb on the wall. Management was polite but inconsistent. Happy to help with daily routine things such as package pick-ups but did not send a reminder until the deadline for 60-day prior non-renewal had passed, thus generating a prorated rent in the month after. The Management team has changed from RAM Partners to Pinnacle. A little disappointed at the service given such high rent. Review from Google May 2019: The property manger, David, is great to work with and truly wants to help out residents. Unfortunately there are things outside his control that show some systematic issues with the property itself...
(2019 current issue) ongoing rodent infestation in apartment walls and ceiling. Took months of brining this to the building's attention before any action was taken to help resolve. still working on this issue after 90+ days
(2018 long term issue): period of three months where water was leaking from unit's ceiling without fix. Used towels and a bowl to manage until it was finally resolved. Mold growth appeared on ceiling as a result. Review from Google May 2019: The property manger, David, is great to work with and truly wants to help out residents. Connected to the Leasing Department for coordinating last minute details and so appreciated the excellent customer service from Lexus, Kimberly, and David! Overall: Great location in Midtown and super friendly team making it possible. Highly recommend. Overall: Great location in Midtown and super friendly team making it possible. Highly recommend. Review from Google Apr 2019: The customer service in the leasing office is great, they're super helpful and understanding! Review from Google Feb 2019: Great location in Midtown, walking distance to plenary of restaurants and bars. David and Kimberley have been very helpful and super friendly. The renovations in the units are really nice Jan 2019: Carlie Ladinsky is right about the security doors into the building being broken. At least one still is. I have repeatedly reported to management that it is broken, but they apparently can't bother to fix it. New management (Pinnacle) seems pretty bad at following up on maintenance issues, which is bad in a property that is almost 20 years old. Review from Google Dec 2018: This is the worst place to live. The management is impossible to deal with. Truly incompetent. We have roaches in my apartment still even though they said the would have that taken care of before moving in. The hot water in the sink doesn't work. The lights go out constantly. I got booted twice for parking in a spot that I paid for and had no choice to pay an outrageous fine. All of the toilet paper and towel racks were installed incorrectly and would just fall off the walls. The door leading into the apartments was unlocked for TWO weeks, leaving it open for anyone in the Atlanta area enter. Their elevators didn't work for almost two months, and I got stuck in one for over an hour. I wish I could give this place 0 stars. Please do yourself a favor and never live here. Review from Google Oct 2018: Great place, very good housing, amenities, and accommodations. Smooth service and move-in process. Friendly community with frequent resident events for making new friends. Convenient location near plenty of restaurants and shops, Publix, and Marta. All of these pros notwithstanding, the rent is rather high, and the elevators break frequently (fortunately there are only 6 floors unlike some high rises in buckhead). Review from Google Oct 2018: I can't say enough great things about this place, we absolutely loved our first floor apartment, true city living. The best part about Biltmore at Midtown is the new property management. Heather, Grace, and Kimberly are awesome and have completely revamped this already lovely community. I would recommend living here for many reasons: location, location, location, great amenities, the best property management in Atlanta, reasonable rent, walkability, and Cypress Pint and Plate - the happening pub across the street. If you're moving to Midtown, there isn't a better deal. Plus they just installed Google Fiber, building-wide. We never had an issue, and If you don't mind living amongst the bustle, ask about the first floor apartments. Some of them have 15ft+ ceilings, exposed brick and ducting, and resemble NY City lofts. Ours was incredib Review from Google Aug 2018: I have been calling The Biltmore At Midtown home now for 2 years and just renewed for another year. They changed ownership back in May or June and I couldn’t be more excited about the direction that this community is headed. It was good before... but my God... this new management company really does care!!! It’s amazing!!! They will stop what they are doing to help me (I needed advice for a perfect evening out on the town.). The team there nailed the perfect recommendation.
My apartment is modern and cozy, the neighborhood is upscale, in-town and convenient- and my neighbors are all perfect. The office staff, specifically Grace, Kimberly and Heather are just awesomeness and always go out of their way to get to know about my day and treat me so warmly. I rarely have any maintenance issues except an occasional light bulb - and it’ Review from Google Jul 2018: The worst apartment building in midtown, the leasing office is not helpful they just try to get money from you. They put on me parking fee. Many apartments near Biltmore are better. Don’t even think to live there. Review from Google Jun 2018: They will boot your car even if it belongs in the lot and then you have no choice but to pay the fine. Terrible company with unfriendly policies. Review from Google Jun 2018: Poor management and maintenance response (even for water leaking from my ceiling) would recommend other apartments in the area. Review from Google Jun 2018: Really great location (close proximity to MARTA, Publix, and restaurants), great price for the area, ample parking, and friendly staff in the leasing office. Review from Google Feb 2018: As a graduate student, finding a great place with reasonable prices was quite a challenge. I’m glad I found Biltmore at Midtown. I’ve been living here for almost two years and I love it. It’s the perfect location nearby lots of restaurants, Marta and Publix. I have no complaints about my studio apartment and the staff is awesome. They’re very friendly people who are willing to help anytime, specifically Nicole. She’s been doing a fantastic work at the lease office and always gives the best options. I would definitely recommend this place to anyone who’s looking for a good deal! Review from Google Jan 2018: Lived here for approximately 18 months now. Really great location (close proximity to MARTA, Publix, and so many great places to eat) great price for the area, ample parking, and friendly staff in the leasing office. I have had no issues with my apartment, and I have enjoyed my stay. Review from Google Jan 2018: Prices are great for the location and the folks working here are friendly and helpful. Review from Google Oct 2017: They take too much time.. uneducated people work there..their attitude to customer is really suck Review from Google Jul 2017: So far so good, the renovated rooms have hardwood floors and a soft grey wall with new appliances and white cabinets. Sound isolation is pretty good this far. It may get louder as Georgia Tech starts up their year.
Staff is very friendly and servicial. They're a good group of people that'll help you out ,if not point you in the right direction. That being said our move in was a little bit crazy as our apartment hadn't been ready yet (something was going on with the AC unit and the toilet). Nicole was wonderful and gave us a bunch of options that we could take. We opted for switching to another apartment and ended up working better in the end! The staff was awesome and supportive through the process. Review from Google
