Sep 2019: I would have given y’all a 5 star review but there have been instances where I did not feel like I got the best experience here. One is the air conditioning. I put in work orders for the air conditioning multiple times and still no fix. The first time they told my roommates that there was nothing wrong and that they didn’t adjust the thermostat right and to make it cooler. The problem was that the bedrooms and hallway gets a good cool temp but the living room and kitchen are blistering hot during the day. It is still like this after multiple maintenance requests. And the second is that the property changed management right as my roommates and I were moving in and one of the changes is now we cannot make separate payments and it only allows for a whole payment. We are roommates so we split the rent and it is a hassle that we must send money to each other to pay the rent. Bria was my Leasing Agent and she was so helpful. Everyone is nice and from my time spent in the office, they all seem to like each other; which I think makes an office run much more efficiently.
Second, the grounds are so nicely maintained. It just looks really good here. I haven’t been to the pool or the fitness room yet, but from the slight glimpses I’ve seen, they look well kept.
Third, it’s very conveniently located. There’s a strip of bars 10 minutes away(so important 😂) and a shopping plaza with a bunch of restaurants, clothing stores, etc.
I have an apartment on the first floor and I was super worried about potential stomping/loud noises, but there’s only a tiny bit of creaking. So not bad, compared to other places I’ve lived. Review from Google Jan 2019: Paid up on all of my fees upon moving out. Eventually ended up being billed $600 for unpaid rent, which was most definitely paid. This came months later, I’m sure due to them hoping I would no longer have the paperwork. Sent them all of the bills/paperwork showing that it wasn’t owed multiple times, and never a single response from their end. They just kept billing me and threatening me legally. $600 now in collections thanks to Ashford East. I am far from the only person that has had this same exact issue with them. Also, their “deposit†they took initially is also non-refundable, which they blatantly lied to me about. If you live there now, or have considered it- beware. The front gate is a joke. Constantly "broken". I moved in Feburary 2018, and the gate didn't operate until June or July of 2018. One entrance for both guests and residents. They complain about the traffic it causes on Bouldercrest, and it seems like they have decided to keep it open 24/7 to combat that issue. The exit gate is also an issue: constantly broken, having to use the front gate as an exit (safety issue), and people will use the exit gate as an entrance.
If you need something fixed? Forget about it. They'll come look at it, but it won't be fixed. I need carpet fixed in my bedroom, but ththe leasing office told my roommate that they couldn't fix it without me having to move all of my stuff out of my bed room (even though it's just at my door. This place is pretty on the outside but please don’t be fooled! We moved here in January... we were so excited to move in that we slept in the unit on the floor the first night. The next morning we were all bit up. I assumed it was something simple. I had noticed small spiders and honest thought nothin of it... we requested pest control to come out and look into the problem. He proceeded to tell up that we had BED BUGS! I was absolutely devistated... we explained to the leasing office that we had no clothes... no furniture.... and brought nothing into the home to bring BED BUGs in.... Amber gave a rehearsed speech about how we had to have brought them and were would have to pay 550 for a treatment.... we had no choice but to get the treatment becuase we had no option of leaving.... fast forward to today.... our home is still infes Review from Google Jun 2018: previously this review was 2 stars and after management has changed several times I have finally started to see improvements around the community and wanted to update my review.
There is good lighting throughout the community, camera's throughout the property and even a new small dog park. The maintenance staff is very prompt and can put in requests online. However to get 5 stars the gates and mail packaging system still need some work. In the 2 years I've lived here the gates have rarely worked for more than 1 day, yet each year my rent goes up. Management says it's the software that needs fixing, but it seems like to me there must be a money issue that corporate will not spend on fixing them. (Despite Ashford properties sprouting up throughout Atlanta in West Midtown, Druid Hills, etc.)

Second, nothing worked and the staff doesn’t care. He told them countless times that the AC wouldn’t turn off even when the hhermostat said it was off. They wouldn't fix it. They then did something to it and it seemed like it was working. We went on vacation for 2 weeks and it was completely off. bill was over $200 that month (for a one bedroom that was only used for 2 weeks out of that month). When he told the manager that they needed to take money off of his rent because they failed to truly repair it, they basically told him that they didn’t care. There is a “security†gate. Very clean and the people in the leasing office are very nice and helpful. Security is very visible (which I appreciate). The sounds got louder and louder and it seemed as if what ever it was in the attic was fighting. I informed the rent office several times but they never saw it as a big deal. They sounded just like RATS. The said they would put up cages and that was that. No one in the rent office genuinely care. The rent at the time was $1180 for my 2 bed 1.5 bath. The same units are going for $1300 now. Honestly, these apartments and townhouse are absolutely gorgeous... BUT the renovations are the only thing positive about the residence... The community is nice but just next door are based off income apartments and living there are kids that love getting into mischief. Great location but not a good spot to live in as of yet. The grounds are always well kept, the parking lot is well lit & as a single girl; I have always felt safe here. I have never seen a single bug inside my apartment since I moved in last August, and for Atlanta- that is impressive!
Yolanda & Kuana are always sweet & helpful & Kelvin, our resident maintenance manager always resolves any issue I have right away. The pool is lovely & my neighbors are quiet & respectful. The location is fairly good for the price. All in all... I would recommend this complex to anyone looking in the EAV area or new to the city. The apartments have black modern appliances which is great and very rare, in my experience for more affordable apartments. I haven't seen ANY roaches or rodents here at all since moving in in August 2016 - the spaces are very clean. We live in the complex that's across the street from the actual office and we have a nice little view on the porch. Super close to East Atlanta Village and also not far from Little 5 Points. The community is fairly quiet - I rarely even see people outside most of the time, and there's a park with a nice trail right behind our complex. I've never felt unsafe in our complex. The process of applying and selecting a unit was quick and easy, and the staff was very friendly and very flexible. They replied quickly to phone calls and emails, and always seem willing to help current and potential tenants. The location is pretty decent in my opinion, it's a short drive away from a bunch of fast food (Sonic, Popeyes, Church's, etc.), Walmart, several gas stations, EAV, and a Kroger. It's such a quick drive to the markets and the Edgewood area. Lastly, the pricing is just phenomenal. There is a discount for certain professions and they had a generous summer special of waiving the deposit and first month's rent, which was a huge help. Overall, it's been a positive experience.
