Oct 2018: Me and my roommates move in about a few months ago. The property is absolutely beautiful, two pools is very cool especially around the summer time! We looked at the reviews for this community before touring. We toured with the young guy Jamison...he's pretty awesome, even when not knowing he'll make sure he gets you an answer. I will say yes I had come into the office to see the manager and she was unavailable, but the two time's I came up there the poor staff was getting cursed out because they couldn't see the manager right then and there. It got to the point where I had to say something to the guy. After meeting Tess, she was very apologetic for her not being able to see me the times before. I was looking for a package that had been delivered, unfortunately I caught her as she was about to leave in her car. I know how bad she wanted to go h Review from Google Aug 2018: I walked in unannounced on Friday, August 10, 2018 and spoke to Irma. She gladly took me on a tour, showed me all the ins and outs of the property, and I ended up securing an apartment that day. Irma was so wonderful to work with and made everything very easy. Tess, the manager, came out to greet me, as well, and both ladies were very nice and professional. My experience with Reserve was a complete 180 from the experience I had just had with Gables Midtown. Thank you to Irma and Tess!! I love my apartment. When I moved in, the carpeting had stains everywhere so we complained and with no issues they came and replaced all of the carpeting within 3 days! The staff are incredibly nice. Great amenities before they started renovating so I can't wait to see how it will look when it's all done. Overall, I am very satisfied with living here and highly recommend it. Review from Google Feb 2018: This place is truly awful. The units are small. The gym is tiny and the treadmills and machines are constantly breaking. The pools were horribly located so they have sunlight from about 11-3 and then the buildings block it out. But the absolute worst part about this place is the corporate management. Expect to be nickel and dimed for everything. And anytime you need something, expect them to "forget" countless times unless it involves them collecting a bill. I wish I could give zero stars. Review from Google Feb 2018: This has been a nightmare of an apartment complex. There have been many technical difficulties with the building and with my apartment. My ceiling has been leaking and there seems to be no sense of urgency from the management team. The management team is not the best and they can be quite rude sometimes, specifically Valencia. Review from Google Aug 2017: I've been a resident The Reserve at Lavista Walk for 8 months now and I have really enjoyed living here. Great communal facilities including pool, clubhouse, gym, zen garden. The location is perfect since it's next to i-85 and 400. Right in the middle of Midtown and Buckhead. Not to mention the amazing service by the leasing officers, truly great people. The only complaint I would have is their contract with the booting company. The booting company car practically lives on the parking lot waiting to boot cars as soon as they get a chance. One of my roomate's car was actually booted because they failed to see the parking sticker. He had the worst customer experience with the booting company as they failed to acknowledge their mistake of booting a resident's car and still demanded payment. Terminate the contract with that company in particular. Review from Google May 2017: I am a current resident, and I love everything about this apartment complex except for the management, specifically Shelly. Management has recently changed, and the change was definitely for the worse. Every time I have had to deal with the office Shelly has gone out of her way to be extremely rude. She is unhelpful and abrasive. Under the new management several of my packages have been lost. It is to the point where I am concerned to have anything mailed to my apartment.
Review from 5/13/17 on Google May 2017: don't live here unless you want to live in a MESS. I live here and it's going on 3 years and when this lease is up i'm DONE! Gates don't work, you have to come down and get your guest. Access cards don't work. can't find your package. No cameras because drivers will try and follow behind you when the gates finally do work. The security team that they have sit in their cars, talk to people and SLEEP. I've seen it. And most annoyingly... the fire alarms go off and they are PIERCING. They have falsely gone off at least 5 times in the 2.5 years that I have been living here. I like the apartment but I pay too much rent for this crap.
Review from 5/4/17 on Google Apr 2017: I went to go tour the property a little while ago. When I walked in I was first ignored by the leasing agent then she finally addresses us in quite a rude manner. She (Shelly is her name, not sure if I spelled it right) asked why we were there and we told her we wanted to take a look at the property because we would be moving in a few months and were in the area so we wanted to see things while we had time. She appeared to be annoyed that we were looking at properties so early. Finally , we sat at her desk where we experienced her asking questions and sighing or breathing hard after we responded. The first thing she asked about was price range and what we could afford (horrible move for someone in a sales role). She condescendingly told us that we had to make 3x the monthly rent (we both make well over that amount annually). She seemed to be Review from Google Nov 2016: It's a nice place to live. Rooms are nice, properties are kept clean and maintenance is fast and easy. They have a great pool and gym as well.
We saw some bugs in the barbecue area only but I guess you can't avoid that when people are preparing food there. The only issue I had so far was that I got booted in my reserved parking space but they helped me with that and waived all fees etc.
So overall, I can recommend this place. Review from Google May 2016: It's a nice location close to major highways and MARTA station/buses and ATL airport. But rent has increased each year without any incentives for good residents to stay. Also increased fees for pest control and parking. The gym is very small but there are 2 pools in the community. The only reason why I stayed is close proximity to work (10 min).

Review from 5/21/16 on Apartment Ratings May 2016: This apartment was very appealing at first, and so far has upheld that to an average extent. The main complaint is that the walls an insulation here are horrible. So thin you can hear normal conversation from your next door neighbors. That is due only to the buildings being made very cheap. Also the security is not very tight. My roommates motorcycle was stolen over a month ago an no word has gotten back to him about anything even though it was parked directly in front of cameras in parking deck. Other than that this apartment is very beautiful an located in a good central location. In between Atlanta and Buckhead. The staff is very nice an has worked with us on several occasions.
Review from 5/19/16 on Apartment Ratings Oct 2015: I made the biggest mistake of my life when I decided to move here. The staff is lackluster at best they pretend to care when you move in but believe me that will soon fade. The manager is the worst he is condescending and will talk over you if you have a problem. The worst problem is maintenance I have had more service requests in my 4 months here than any of my other apartment complexes. The appliances are cheap and fall apart every single day. I have a working sink maybe 1 day out the week.
Review from 10/1/15 on Apartment Ratings Jul 2015: Great apartment! We lived here for two years and moved for work. They never raised the rate more than $50 a year (much less than other apartments in the area). The staff was always courteous and helpful. Maintenance always came the next day for any issue that came up. And the grills and pools were always working and available. Overall a great experience in a convenient location in Atlanta.
Review from 7/18/15 on Apartment Ratings Apr 2015: I really like my apartment at Lavista Walk. Everything is upgraded. I have granite kitchen and bathroom counter tops, stainless steel appliances, modern light fixtures, and (because I live on the top floor) 12+ ft ceilings ... All for a very affordable price. Other apartments within similar price range didn't have all of these upgrades.
I also really like the location of this apartment complex. There's a gym, dry cleaners, salad bar, and nail salon right downstairs. There's also a little shopping complex with publix right across the street. It's pretty much located in the middle of Emory, midtown, and buckhead so everything is a short drive away.
