Mar 2018: Dylan and Liz are amazing people ! I’ve been living here for almost 2 years , and never had a issue with them. The staff here work with you on everything ! There’s just lovely !!!! From sitting on you own private beach with a lake view to the tricked out dog park and palm surrounded swimming pool. I'm digging this place. My townhouse is large and updated and surrounded by shady oaks. The staff has been great!! My leasing agent Nikki was awesome, she made the whole process painless and helped me get the perfect pad!! Review from Google Oct 2017: Their activities are so much fun. The bonfire was so much fun. My daughter played volleyball. The young kids that were hanging out at the bonfire were having a blast doing S'mores. I just enjoyed myself sitting around in the lounge chair. The entire staff was there and a shout out to them all for making that event and others enjoyable! Review from Google Sep 2017: My time at Southern Downs has truly been one of the best and most accommodating experiences I’ve ever had; particularly because of the leasing agent Nikki Skipper. Nikki has been such a big help to me and my roommates over the past year. She went out of her way to help us with anything that came up on multiple occasions. Not only that, but she was extremely supportive and attentive to us throughout the process, as most of us weren’t very used to the steps involved in leasing. She understood how difficult the process of finding a home and being a full time student was, and because of that, she would help us by walking us through anything we didn’t understand, printing documents in office, and reminding us of our deadlines more times than I can count. I had to move in slightly sooner than intended, and they assisted me in every way possible. They are quick to answer any questions or requests such as our smoke alarm battery started dying so it was making that unholy sound... they fixed it in a matter of hours. I could not be happier. I have the best roommates with their careful roommate matching system. The apartment is pretty spacious and nice for the price. It is not even ten minutes from the Georgia Southern campus, even less by bike. I love this place. Review from Google Jun 2017: Southern Downs has been phenomenal. I had a few roommate problems before I moved in and my roommates that I had coming with me ended up not signing, so I was put into a room with random roommates. They were awful. They had cats and it smelled horrid. They had boyfriends living there that were not on the lease, so I reported it. I didn't want to live there whatsoever. Management came and handled the boyfriend situation and quickly relocated me to a new apartment. They were so positive and kind throughout the whole situation. I've never had a bug problem like a lot of the reviews say, at my old apartment or my new one.
Review from 6/6/17 on Google Jun 2017: When I moved into the apartment it immediately smelled of marijuana. So I went to get a room transfer and was told that I couldn't have my pet living with me even though I had already paid a pet deposit and was not refunded. Plus on top of that I had originally paid to have furniture in the place and wasn't refunded for that either. So I paid over $900 to live there and to top it all off the apartment that they transferred me to was not ready to be moved into at all. The bathroom was atrocious, there was sign of black mold in the air-conditioning vents, and the battery to the fire alarm was dead.
Review from 6/4/17 on Google Feb 2017: WORST place to stay in Statesboro. Management is. HORRIBLE. If you have an issue with maintenance they take their time about addressing the issue. Apartments are roach infested , old and dirty when they claim to be "renovated" units. Also, they don't do roommate matching accurately. I'm currently a student at GSU and asked for quiet roommates who are students as well. I got moved into an apartment that is full of girls who don't even go to school and when I asked if I could be moved , management told me that "they don't intervene with roommate issues."
Review from 2/20/17 on Google Jan 2017: DO NOT, I REPEAT, DO NOT LIVE HERE! I KNOW ITS CHEAPER, BUT I PROMISE YOU STAYING HERE WILL COST YOU YOUR PEACE OF MIND AND PLENTY OF MONEY ON THE BACK END!!! I moved in in August 2015 into a two bed, two bath townhouse. There were bugs everywhere. We had to get our entire house sprayed once a week for two months before it became livable. I complained several times to the rent office. One young lady advised that ,"She had bugs too". Then our air conditioner went out 2 weeks into living there in August. They kept sending ppl to come stare at the thing until Presto! Two months later we received an a/c unit.
Review from 1/4/17 on Google Dec 2016: I love Southern Downs! The property is very clean and maintained. The amenities are top notch and have everything a college kid needs. The office staff are very polite and can help you with whatever you need. Since moving in I haven't heard any disturbances at all and feel totally at ease, I've even seen police do routine cruises through which is very nice to see. My apartment was squeaky clean when I moved in and I've literally seen only one bug inside. The wifi is fast and reliable, which is a must for me. Maintenance is speedy and can get the job done. I'm really happy with my new apartment and plan on staying here as long as I'm in Statesboro.
Review from 12/27/16 on Google Dec 2016: Great community. The staff are wonderful. And the renovations are out of this world. This neighborhood is nothing like it once was. If you're in the market for a new apartment, try them. They have awesome rates too.
Review from 12/18/16 on Google May 2016: Sign a lease elsewhere if you have extra money. Also they charge way more for what this place is worth paying for. Okay place to live in for college students because it is close to campus. There are way too many bugs here even after the pest control comes by to do treatment, using Raid, and regularly mopping to "attempt" to keep the bugs out. The washers and dryers are really small and tend to fall apart easily. Maintenance supposedly "fixes" them.

The apartments are gorgeous and have lots of natural light. Not to mention, I LOVE their brand new amenities, especially the gym and yoga studio!
Review from 5/4/16 on Google Jun 2015: Do not sign here. It took maintenance 6 months to fix our washer and dryer, all the while telling us that it was our fault. We also keep getting overages that make no sense and they refuse to tell us exactly why again telling us that everything is our fault. The AC is turned off and the overages keep getting bigger.
Review from 6/1/15 on Google May 2015: Do not sign a lease here. Maintenance and internet is great and fast, but dealing with the office personnel is a nightmare, especially the leasing managers. They have no experience with college students, and are extremely rude. We had a crazy roommate and they did nothing about it, even after multiple complaints and begging to move her after she stole from us, broke personal property, threatened us, and harassed us, having us call the police several times. They try to charge unnecessary fees and tried to scam several of our friends out of their money in "late fees". Huge mistake in moving here. Happy that I'm moving out.
Review from 5/25/15 on Google Mar 2015: When the apartment complex was called The Avenue, there was crime upon crime committed right outside my door just about every night. Since Southern Downs has taken over, I have seen less crime and suspicious activity happening around my apartment. The only problem I have now is with some of the residents that live here. Other than that I'm pleased with the new staff here. And plus it's walking distance from Georgia Southern!
Review from 3/11/15 on Google Jun 2014: Definitely getting what you pay for. It's $100+ cheaper than the good places to love for a reason. Biggest one: roaches. Everywhere. wouldn't recommend, but if money's tight and you don't mind a few extra "friends" crawling around, then it's not too bad
Review from 6-21-2014 on Google Oct 2013: I have lived at the Avenue for a year now and it has been an overall good experience. I'm sure there were problems in the past, but this year, the complex has been quiet and peaceful. I had few problems getting in touch with the front desk or maintenance when there were issues. The prices were reasonable and the distance is ok to campus if you don't have a car.
