Jan 2017: My son had served in the US Army and got out in time to make spring classes at UCF...by a few weeks. He needed an apartment and in a very timely manner. He went to talk to them & saw an apartment. They were made aware of his monthly income...they told him not to worry about it 'it was fine' and took his (ridiculously high) $240+ application fee. He was told he would be notified of updates. He checked his emails daily. Nothing. A week later he called. He was told he was denied, and when he asked why they didn't let him know - their employee told him 'if it was me and I had just paid that much for an application fee I would have checked and not waited'. ?Um, no..I'm sorry do your job and for that amount of an application fee send people a simple email and let them know.
Review from 1/2/17 on Google Dec 2016: My experience with Lakeside Villas was a horrid one. Every time there was a heavy rain (you know, a common weather occurrence in Florida), a hole on the wall outside allowed rain to leak in. 6 complaints, and rather than fix the hole outside, they kept coming in and just re-plastering the segment of wall that was growing mold rather than fix the underlying cause that we pointed out to them when we first complained. Damages reported by previous upstairs neighbors went entirely ignored, such as their floor (my roof) at various locations having warped inward a good 4-8 inches, causing the roof to move whenever someone stepped on that spot, and causing constant creaks and groans that make you wonder when the entire roof is going to cave in and crush you with the entire apartment above you.
Review from 12/8/16 on Google Dec 2016: (BEWARE!!) Where shouldn I begin... I had a move in date for the 12 of November and they called me two days prior stating that the apartment was still not ready mind you they had about two weeks to get it ready for us they had my move in date for a week later and stated that everything was up to date and ready to move in. Mind you the apartment looks nothing like the model so DONT be fooled i got the black appliances which they told me that would be the only difference but its not its totally different. They had me sign the lease BEFORE seeing the apartment which was a huge mistake on me because there was stuff still wrong with the apartment .
Review from 12/2/16 on Google Apr 2016: Someone stated they've lived here for a number of years with no police coming out? That's a joke. The first four months here we've had our bikes stolen, police knocking on people's doors in the middle of the night. Our neighbors 2 year old daughter was found wandering in a feces filled diaper outside by herself with feces and dirt covering her from head to toe. I called the police and turned out her crack head mom was sleeping the whole day while her kid was out wandering around all afternoon.
Review from 4/23/16 on Google Mar 2016: It's not hood. Good location and nice layout. It's affordable too. They brought in new staff witch makes a big difference. No more bad tudes. They are very sweet and friendly. I wish people would clean up after there selves because it would make it look much more better. Bottom line is if you are looking for a good place to live that isn't very expensive and is in a good location this is where you should be!
Review from 3/16/16 on Google Mar 2016: Horrible place. The new managers are not any better than the ones for Waterside. My son lived here for a year. AC never worked, dishwasher was useless. The would send people who would say they fixed it but the same problems still existed. He had roaches in the apartment and wasps outside it. He did not renew his lease because they wanted an extra 100 dollars in rent. They tried to charge him extra rent the last month even though he had a written agreement for what was to be paid and he had already paid it. Then after he moved they never contacted him by phone or mail, both of which they had, and sent a bogus damages bill to collections. We helped him move out of there. There was no damage at all.
Review from 3/9/16 on Google Dec 2015: This is the absolute worse place to live. Any positive reviews on Lakeside Villas (formerly Waterside Apartments) were done by the staff.
The apartments are infested with roaches. It doesn't matter how many times pest control comes out to your unit. They never go away regardless of how clean your apartment is. The air conditioner units leak (so bad that the entire hallway carpet gets soaking wet and ruined) all the time despite the maintenance men "fixing" it multiple times. When you move out YOU will be charged $65 to replace the carpet due to their crappy AC unit. The staff are unbelievably rude, condescending and treat you like you're nothing more than a heaping pile of crap. They lie about everything and are completely incompetent.
Review from 12/13/15 on Google Dec 2015: My apartment flooded twice with water that backed up from the toilet. The apartment's solution was to vacuum the water that had soaked into the carpet and put fans on it. They had no plans of replacing the carpet. In fact, all they did was sprits mold-be-gone and be done with it. The apartment became an asthmatics nightmare from then on and I got sick with bronchitis repeatedly for months after. There was also a serious wasp problem. My wife was allergic and they would always find their way in through the gaps in the seal on the windows.
Review from 12/8/15 on Google Oct 2015: I had the exact same experience. The staff was rude, minus one (but when you have an issue, she is not who you have to deal with). They are so unwilling to help if you have an issue. If you have a noise issue (which you very well may since the walls are thin and floor boards are loose so you hear people moving around above you) they won't care. They'll try to dismiss it and basically tell you it's not their problem. When I finally cancelled my lease, I paid them in full the same day. They STILL sent me to collection claiming I never paid. Then when we called them they said it was out of their hands. As for the cheap remodeling. I can attest to that. In the bathroom, the painters were in such a rush that they had painted, what i am assuming was the previous tennant's hair on the walls. So now those are forever glued to the wall. It's just bad. don't do it. Jun 2015: STOP!!!!!!!!!!!!!!!!!! DO NOT RENT HERE. The staff a rude, the website pictures are so retouched. They showed us an apartment that had some renovations but the apartment they assigned was NOTHING like what we saw. The pest situation is horrible. When you try to leave they make your life a living hell. Did I say the staff was RUDE. If a "0" star was possible, that's what they would get.
Review from 6/23/2015 on Apartment Ratings Feb 2015: by the time when your move out, they do not return your deposit. after a while they will contact you, send you a bill, which is make up some shuff like painting, cleaning,replace/repair some parts in the unit, whatever the reasons, and not matter you agree or not.if you do not pay those fees, that they are going to keep your deposit.....even worse.. send you to collection....
Review from 2/4/2015 on Apartment Ratings Jan 2015: Stop you DO NOT want to live here. I read all the reviews and even though most of them very bad i still decided to lease here, BIGGEST MISTAKE EVER!!!! When I called and got pricing they told me once price and told my friend another when I told them they quoted my friend a different price they tried to ignore it. The only reason why I chose this place is because it was close to my job and I was getting a remodeled apartment. When I moved in the brand new cabinets had paint all over them the tile floors had drips of paint left by vendors. This apartment was cheaply remodeled and you can tell.
Review from 1/6/2015 on Apartment Ratings Jan 2015: This place is a mess. I went to look at the model at first and, of course, it's super nice. The price is very good for such a roomy space. So I decided to sign the lease. THEN EVERYTHING CHANGED. My move-in date changed three times, they literally made me would have to move in the first day of my work. Besides that, when I was doing the tour, they told me that there would be washer and dryer. But two days before "my first move in day", during the conversation about my application form, they told me that there's no washer or dryer and the room won't be ready the day I was supposed to move in. So I had to change to the another one.
