Sep 2019: I’ve lived here for about two months and I’ve enjoyed it so far. The apartments are very nice. The location is perfect. The amenities are good and the maintenance orders are taken care of pretty quickly most of the time. The only issues I’ve had since living here are gate/security issues that seem to be ongoing and issues with the online portal. Overall I would recommend it to a friend.

For me specifically, everything has been amazing. I've only needed maintenance twice and the first time somebody came within a few hours but the second time it took a few days. One thing I am not happy about is the constant turnover of our staff at the front desk.I think the only one that still works here from when I moved in is Jameson, but he's the Assistant now. Those individuals Kelly and Jameson were outstanding at their job and made coming home a pleasure.Overall everything has been great and I will most likely be renewing my lease next summer. Lived here for 2 years, first year or so was fine but management has slowly degenerated in quality and responsiveness as time has gone on, and now I truly could not be happier to be leaving. You would think everyone in the office is part-time based on how often they are available; the office is constantly closed during regular business hours and the times listed on the website are rarely the times they are actually open. When there are issues such as elevator breakdown and areas being closed for maintenance (which is often), they are communicated well after the fact and sometimes are not addressed for weeks. In the past, I’ve had issues where it was being “passed to the person handling my situation†with no results!! It was beyond frustrating to say the least!!
However, Sonya and Jameson took care of my situation upon my first visit with them. They took immediate action to resolve my issue no questions asked! The recent management change is definitely a change in the right direction! Their customer service is stellar and has completely changed my opinion of the leasing staff.
If you are looking for a place at a great price, awesome location, and staff that care, The Reserve at LaVista Walk is the place for you!
I’m excited for what this year brings, as I know they have plans to enrich our amenities and enhance their customer experience! Thank you for making my apartment feel like home!

Complex is well maintained and I haven't had any significant issues in my unit. Some appliances were broken upon move-in but maintenance was able to fix everything fairly quickly. Parking garage is tight but I haven't had a problem finding a spot on my floor. As long as rent doesn't go up a crazy amount, I could see myself renewing. I applied for an apartment at their listed price but after submitting I find out that the price was wrong. $250 wrong!! Instead of being fair and honoring the price (Or meeting me in the middle) I was told they would only discount $14 off of the monthly rent. This is not ok. Run away! Customer service is also a joke. Maintenance staff on time very friendly and professional and quick response. Review from Google Feb 2019: I've been here since September 2016, and it is like all apartments, not without it's flaws, but it works very well for me. The location is prime and very close to the interstate so you can get anywhere pretty quickly. You are also very close to/kind of in the middle of Midtown, Decatur, and Buckhead, as well as other small neighborhood pockets.
The amenities are great and they have finally figured out a package system (LuxerOne) that works well 98% of the time. For convenience, there is a dry cleaner below who does a great job and a yummy salad place that is perfect for the days you want to grab something healthy as you arrive home. Publix and the Original Pancake House both being across the street are great additions as well.

This property has gone downhill fast in the past year.
The last straw for me was a major spider infestation that was ongoing for 14 weeks until I moved out before the end of my lease, thus paying a $1400 termination fee to free myself from the infestation. It's probably still an ongoing situation. There were literally hundreds of spiders inside my apartment and their "treatments" did not take care of the situation. At first the spiders were small but as they grew larger, the started to show up in my clothes, in my bed, in the drawers, and they where biting me in the middle of the night. I kept telling the manager but she appeared disengaged and non-chalant about them stating, "they're JUST spiders and you don't have an infestation". My fob hasn't worked properly since the day I moved in. I can only get into about half the doors at this place. They have "reset" the fob a dozen times and nothing has improved and they don't know what else to do.
Dog park isn't very clean.
Everything else has been fine. Relatively cheap, close to 400/85, and walking distance to a handful of restaurants. Traffic/Road conditions are very bad at all the surrounding intersections so walking comes in handy. Truthfully, it’s a great location. The building is nice. It’s super convenient to 85 and 400. Unfortunately, that’s about it.
1) Move in was ridiculous. They were not ready. I had to pay movers an extra 2 hours of time.
2) It took them over 5 months to get my rent and fees correctly. Proof of insurance was provided at move-in and three more additional times, yet the fees continued.
3) I have items missing from my storage unit and other people’s property show up in my unit.
4) The mail and package system had been broken for over 7 days now with promises to be fixed. All my cyber-Monday packages are in limbo.
5) The office staff literally change weekly.
6) They spend more time booting vehicles than they do on maintenance.

If not for the current management team and the property manager Tess Patterson, I would highly recommend this place. Tess has been completely unresponsive and unprofessional in the time that I have interacted with her.
It took us two months after our move-out date to receive our refund check for our deposit and the utilities they double-charged us on our last month's rent. I ultimately had to reach out to the RAM Partners’ area vice president to get all of this resolved.
Essentially, Tess/the management team -
1. Failed to respond to multiple emails regarding a question about our deposit refund and amount of our last month's prorated rent. She was also almost always "on the property" or "going into a meeting" whenever we tried to see her in person.
