Oct 2019: Wow! I'm considering moving here and haven't taken a tour but by the generic responses from the landlord it's making me to never consider anything MAA because the responses are specific which is good but only defensive and not customer focused. There are never any specific resolutions from what I can see. Makes me think twice especially about integrity, quality and hidden fees. It seems like someone from corporate generically defending these reviews instead of the company and team trying to increase this score by actually caring and acting Review from Google Jul 2019: Unorganized management to say the least. My lease was ending this month & I was planning to move... the leasing office called me while I was at work, so I gave them a call back. No one could tell me why they called. I learned two weeks later that in order to leave, I had to give a 60 day notice. When I called, it was prior to the 60 day period. Now I'm forced to stay another 6 months at $400 more per month because extending one month would've doubled my rent. In hindsight, I should've done that to get out. Not looking forward to another 6 months with 3 am fire drills, water leaks that lead to mold (you will have to pay the increased electricity bill for the dehumidifier they place in your apartment to dry the walls), the WORST toilet that makes the LOUDEST sound every time you flush (even though it's been repaired twice), dripping faucets, stained carpets (that you told them about when you moved in), unattached/ not working power outlets/plates, "trash service" aka a dumpster in the back of the complex, monthly dues for communal areas that no one uses, a disgusting/smelly "gym," etc Review from Google Jul 2019: Love this place. The new staff is absolutely wonderful. There were some bumpy roads in the beginning of this year with the transition (which is likely where you'll see some issues with the staff comments) but I truly feel they have completely turned things around. All the staff jumps on any question/concern you have. I have never lived somewhere with people so responsive. The grounds are beautiful and you see maintenance every day around working to keep it that way. Everyone is so friendly. It's a great place to be, I hope to stay for a while! This place is world class and you can’t beat the price. The entire staff is super professional and they will bend over backwards to make you happy. The pool is awesome and ample parking. They will sell you a beautiful property upon look and lease, however, once moved in the headache begins. I spent nearly the first entire month in my "newly furnished" apartment trying to get maintenance to do a complete job with a toilet issue I was having. Instead, every time they came out, they would half do the job and then I would be calling them in a few days to come fix the same issue until I forced them to stand there and make sure I wouldn't have this issue anymore.
This was not even the worse thing that has happened in my short 3 months of living here. THE FEES!!!! This property adds on so many hidden fees on to you rent. Not a few dollars here and there, but HUNDREDS OF DOLLARS to the dream rent you were sold upon leasing. I have had to continually fight with the office staff in regards to these fees that are b Review from Google Nov 2018: So I have lived at Post Gardens since April of 2017. Unfortunately I have had to move 3 times within the complex. A couple of days after Christmas, a sensor in the HVAC caused an unfortunate flood (no fault of the complex or staff) but I was forced to move into another unit being the carpet and most of my furniture was ruined. Abbey and Lucas were AMAZING! They moved me into a bigger unit and kept my same rent and lease agreement! When the lease was up my boyfriend and I decided we needed a 2 bedroom so we moved to the other side of the complex. We have been super happy and love the space! My main point in writing a review is simply this, we have been sooooo taken care of! The leasing staff is amazing, but the MAINTENANCE CREW is UNBELIEVABLE!!!! They have a sense of urgency with any need I have, I don't think I've ever waited more than 24 hou Review from Google Oct 2018: Where should we begin? If you love the strong smell of dog poop while wandering through the property, this is the right community for you. One of the highlights of the complex is the mail room, where you can always count on your packages to mysteriously disappear. Oh, and I can't thank the maintenance team enough for completely ignoring the requests to repair the 1990s appliances, like the dishwasher that leaves your plates smelling a lot like the dog poop around the "gardens". I rest so easily here at night when the building alarms start sounding for no reason around 4 a.m. Thankfully they're at least kind enough to throw an industrial vacuum in our door without notice when the apartment next door floods.... again. The rates are cheap for a reason: the complex is disgusting, there is always trash thrown around hallways attracting roaches as well as dog urine and waste in hallways and elevators. Speaking of elevators, they rarely work along with the gates that are supposed to provide safety.
When you have an issue (happens often), you are out of luck getting in touch with management. I've been to the leasing office many times when no one has been present for 30+ minutes and no one ever answers the phones. If you do get in touch with management, they are extremely rude and always have an attitude.
I've lived in and visited multiple apartment complexes around the Greater Atlanta Area and I would rate this apartment the lowest.

I did have some minor issues with communication with the leasing office regarding service requests and a move out inspection but other than that it wasn't so bad.Spacious 1 bedrooms and no bugs at all. The leasing office staff changed a few times while I was here, the printer was ALWAYS out of ink and the community activities stopped as well but overall post gardens wasn't a bad place to call home. Our air conditioning went out (in the middle of May) and it has taken 4+ days and they still don't know when they will be able to fix it. It's in the 80s in our apartment. I tried calling the leasing office and leaving messages but no one responds unless you go to the leasing office and physically complain to their face. I was promised that a new compressor would be installed but it never was and they did not notify us to let us know that it couldn't be fixed for the next few days. They are still unsure of when it will be fixed. Needless to say they don't seem to care if their residents are uncomfortable and don't have the decency to provide maintenance updates. I was considering renewing my lease but no way. Please don't live here because you will probably regret it. Review from Google May 2018: The new management completely ruined whatever good experience we had while living here. They overcharged us during our last month of rent by $850 dollars due to a glitch in their system. Communicating with them and getting them to return our messages was almost impossible. They told us to dispute the charges with our bank to speed up the process of getting the money back, and this ended up dragging it out because when the bank called MAA they were told that we had already been mailed a check so wellsfargo would not proceed with the dispute. We couldn't get a straight answer from anyone. I wanted to be there at the walkthrough to make sure we wouldnt be charged for anything and the management was adamant that we not be there. Nope, management shows no empathy whatsoever. I have called down to the office to speak to the manager several times and left messages with not a single return phone call from the manager. Always I should come in the lease centr and explayn, ask, remind, etc...!
I think you should work better, especially when’s this complex have tons of different problems (old furniture! flood in the midnight, firealarm in the midnight, dirty swimming pool, things like mold can fester on a tennis court, garbage... I requested a few things on my move in day which werent changed or completed, so i decided to do them myself. Like changing my sinks because they were rusted, fixing the tile in my bathroom because they were broken and even nailing down my own carpet trims because they all literally had short nails which came off within a few days of walking around. If you do decide to move here, please go to the top floor. My upstair neighbors are horrible, they have dogs that start barking at 6 am and wont stop running around until 11:00 P.M. its ridiculous. The garbage is always full on the street which smells horrible, and the garage is like a speed racing race, and this is my second month having issues with Rent Cafe. Review from Google Feb 2018: I had a fine experience living here, but after I moved out, no one informed me and my roommates that for some reason(probably some sad stained carpet excuse), Post Gardens had charged us money. It wasn't much, but it got passed up to National Credit Systems. My roommates and I had to go back and forth between the collections agency and Post Gardens(who, for one reason or another, could NEVER seem to check out account OR help us pay off our balance) to verify the debt. WE LEFT CONTACT INFORMATION. THEY HAD OUR EMAILS. WHY DID THEY DO THIS. Review from Google Dec 2017: I found these apartments by driving by. I was shown the apartment by Lucas, the assistant manager. He seem to be very nice. I applied for the apartment, I didn’t get approved. I was told if you don’t get approved they would only take the application fee, which is 85.00. Well they took 535 out of my account! I have yet to receive my money back. The whole management staff has been giving me the run around. The manager told me it was going to be credited back to account. When that didn’t happen, a check will be mailed to you. She told me 3 business days it has been over a week and still nothing. Don’t waste your time, this management company is the worst. I lived in Allure at Brookwood an incident occurred a cop was shoted, literally right across the hall from me. So many random fees. You end up paying almost $100 in fees a month and you don't even know what some is for. (Like $5 a month for pest fee but they only come if you request, "base utility fee", etc)
Trash fee was $3 and they raised to $8 only to have it overflowing on the road and you can smell it from the gardens. It's absolutely disgusting.
Package room is a mess. They need to organize it more. You will spend 20 minutes digging through packages to find yours.
Walls are paper thin. Quality of life will better for you if you live on the top floor.

The maintenance was extremely fast, the grounds were kept up, and I never had a problem with bugs or feeling unsafe. The staff is very efficient and helpful. The rent does go up yearly but overall it is a pretty affordable place for the area. If I could have found another roommate after mine moved out, I would have stayed. I would recommend to anyone looking in Buckhead! Review from Google Aug 2017: Good location and prices. Marta passes through and is very loud, so if you wake easily I would recommend asking for an apartment away from the train. The Staff are hit or miss. We have gotten mixed messages on multiple occasions regarding maintenance issues they said they could fix and later said they could not. I never received a mailbox key; they said they would make me a new one twice and I have yet to receive it. Kyla, the office manager is very rude. Would not recommend speaking to her as I have had multiple bad experiences with her lack of customer service skills. Not a bad place overall but would recommend new management. Review from Google Jun 2017: I just moved from Birmingham, AL to the Atlanta Area. I was attracted to Post Gardens for the location as well as the aesthetically pleasing feel of the grounds. This weekend (June 3-4) was my first weekend staying at the property. I discovered a couple maintenance issues, (as is normal when moving in a new place) and had to call the front office multiple times. Every issue has been attended to and documented almost immediately, and the professionalism and efficiency in getting things taken care of tells me I am going to be happy for the length of my stay.
Review from 6/9/17 on Google Jun 2017: The community has poor management over the garbage disposal, parking lot, pest control, swimming pool and noise complaint. The building is old and not sound-proof at all. The monthly community fee goes up every year, but not compensated by any improved service. The fire alarm goes off during the middle of the night. The gate pool drops on vehicles but no one will fix it. My recommendation is to AVOID this community to the best you can.
