Jan 2019: Little to no routine internal maintenance is done on these units. They are old buildings so that's a really bad thing. My unit has extremely sagging floors and plumbing issues. They will come for maintenance calls and do the bare minimum to check it off their list.
For me this meant coming home after a week of a supposedly fixed toilet pouring water onto the floor. Likely breathing in mold until I move out. The service tech left the job with water still everywhere and marked it completed.
Look elsewhere. These are way too pricey even if they were in good shape, which they aren't. Review from Google Dec 2018: Do not recommend these apartments. Leasing staff and upper management is inattentive. Issues with ants and even after 6 times of pest control coming out the issue was not fixed, excessively high water bill, an extra $15 monthly fee is charged for parking, water is constantly turned off, and we were charged a late fee and even threatened to be "evicted" when we actually paid our rent. Between the break-ins and the S.W.A.T team being called for a few hours for a shootout with another resident I never felt safe here. The stand off took several hours and no one could leave or get in the complex. Who do they let live here? In the middle of the night people would knock on my front door (multiple nights) after the break in so I'm assuming they just wanted to gauge if I was home or not and maybe try to break in again.
There was extremely poor insulation, our air conditioning bill in the summer was upwards of 150.00 for a 900 sq. ft apartment. Mold started growing on the edges of our windows, which were closed, and moisture would just come in. If it rained I had puddles of water in the windowsill that I constantly had to dry.

Note the water currently turned off as I type this and will be turned off the whole day until the evening and in just this month alone (AUGUST 2018) the water has been shut off EVERY FRIDAY for the whole day and then other miscellaneous days throughout the month. In JULY 2018 it was the exact same way. SO in less than two months the water has been shut off for a total of two weeks. That is beyond unacceptable and that's only the start! The water CONTINUOUSLY gets shut off and has had a LEAK in the pipes causing EXCESSIVELY HIGH WATER BILLS since before I moved here in May 2017 and the peopl Review from Google Aug 2018: I lived there for two years and had some terrible experiences. Apartments are old; they do some cosmetic upgrades to make it look better like add synthetic wood flooring, change countertops and put in new cabinets, but keep in mind AC/ Heating and lights are all very very old. Our AC unit went out multiple times to the point where they then put in a brand new AC unit, which still didn't work for another 4 months. They are never in a rush to get orders fixed. Even if you call emergency maintenance, which I did about 15 times, no response.
BREAK-INS ARE FREQUENT. Make sure you get an alarm and DO NOT give the code to management. Make sure you change the lock as well. Even after an alarm system, we were broken into. Management is really just out for themselves; they are incompetent and rude and incredibly unorganized. They never help and have avoided any communitication I have had with them. Stay away from this community if you want a normal life. Review from Google Jan 2018: Heating broken for 2 weeks. Maintenance says that since an outside contractor last did the install, they have to get the outside contractor to come in. Its been 2 weeks and I have no heat. How is this acceptable??? I had some problems with my lease agreement in the beginning but everyone at the leasing office was super helpful and understanding. They stayed late and helped me take care of everything that needed to be done. Perfect location in the middle of Atlanta! Review from Google Nov 2017: If your'e looking for a quality living experience don't bother coming here. This place is filthy! There were roaches every where upon move in (see pics below). I informed management of the situation to no avail. The manager Christoper Turner is a liar he tried to claim that there were only water bugs even though I showed the idiot pictures and have video proof. The situation was so bad I had to put a waterproof covering over my bed to ensure bugs didn't fall on the mattress. I moved out the following Monday, didn't even reside there for more than a week and got hit with a bunch of BOGUS move out charges. None of which I'm ever going to pay! I would give this place 0 stars if I could. don't WALK AWAY, RUN AS FAR AS FAST AS YOU CAN!!! #GetOut Review from Google Nov 2017: This is by far the most run down and poorly managed area my roommate and I have ever lived at. From the ridiculous fees to the cars that will sit in front of your apartment for months with nobody to claim it.
Here's a list of issues that we faced and I hope it does make an impact on anyone who is looking to live here:
Move in: there were bugs ON THE DAY we moved in. And to make it worse there were fruit flies coming out of the garbage disposal. To our dismay there was still food in the disposal. Which mean they charge you move out fees just for extra cash in their pockets. If they actually did anything with move out procedures, there wouldn't be a broken disposal with food left inside. This was our first 2 days!

It’s under staffed and management is incompetent. Note if you do move here, please make sure you have corporate on speed dial as work orders take weeks to be completed otherwise. Crime is HIGH as there is no security. SWAT was called out and closed off the entire property for an active crime with a firearm taking place in May of 2017 (feel free to google). People from the club across the street leave there cars down and wander. Chris (property manager) will not do anything to help create a positive living experience this community. Amber provides countless excuses as to why a work order can’t be completed as opposed to doing her job and making every attempt at rectifying a situation and everyone else in the leasing staff never seem to answer the phone, you have better luck of driving down to speak with so Review from Google Jun 2017: Wow. To be honest, this is one of the worst places both my roommate and I have ever had the displeasure of residing. We do not recommend living here. Do not let the location/cheap rent tempt you. I assure you, it’s not worth it. The only consistent factor of living here will be inconvenience/negative living experiences. I will provide a short synopsis of our negative experiences. It’s mildly entertaining to even review for the sheer fact this place is so bad. We have lived here 1.5 years and we will be fleeing as soon as our lease ends. In a matter of 1.5 years the following happened within our apartment.

It's honestly difficult to know where to begin. to start, the Apartments flood every time it rains heavily. Peachtree creek runs behind it and every time the water level rises it floods the complex. because of this the foundations of all the buildings are distorted and none of the doors actually shut properly. the actual staff is so ridiculously bad it physically hurts. the Mgmt sends out your personal email to every resident and even calls you a liar when your refrigerator brakes.
Review from 4/20/17 on Google Jan 2017: You can't find a better-priced apartment with these amenities in South Buckhead. You put up with some stuff, but all in all, it's the best. Oh yeah, since your car isn't tucked away in some creepy, dark garage car thefts and break-ins are practically zero.
Review from 1/20/17 on Google May 2016: I usually don't do this but the truth must be told. roaches and bugs are here. The staff is slow to respond and WILL NOT email you back. You must make time out of YouT busy day and go talk to them face to face about any maintenance issues. I emailed Andre (the manager) twice about mold and roaches and still no response. I should have been broke the lease and not been charge the last month for these issues but I decided to be the bigger person. good luck people.

The staff have been friendly and honest, the apartment is newly renovated and everything works very well. The tub is huge! The pools are nice and the appearance of the lawn and plant life is nice. The location is good, as it is a quick drive to 85, midtown, and buckhead. I would recommend this place to a friend.

Review from 8/27/15 on Apartment Ratings May 2014: I lived here for a year in college. The location was great and the price was amazing. Granted you get what you pay for and we certainly weren't paying for square footage. Or up to date appliances.
