I was considering this place until I NOTICE THAT THE MANAGERS ONLY REPLY TO 5 stars but it is very noticeable that they NEVER ADDRESS THE TENANTS CONCERNS here on this post.
That clearly speaks of bad management. Review from Google Jul 2019: I once gave this complex five stars because I really believed it was true.
Unfortunately, I have to amend my review.
The management, for reasons that cannot be explained, is unable to address the environmental issues associated with the the amount of feces residents are exposed to living in the complex.
It is quite amazing when you consider that residents sign leases that do not allow their dogs to roam freely on the property and defecate at random.
Dogs weighing 70 to 90 pounds regurlay defecate everywhere! (It should be noted that while these dogs are relieving themselves the owners are often nearby talking on the phone.)
I do not need to vividly describe the volume of feces produced by such large animals. I think it is probably a health hazard. It is certainly disgusting.
I have no idea why the management turns a blind idea to this disgusting situation.

PROS:
I've been living at Morgan Place for the last 3 years. I really like the location: you can get onto I-85, GA400, and a number of other highways within 1-2 minutes. Their pricing is competitive and the Marta and Emory transit lines are within walking distance. Also dog friendly for apartment-sized dogs.
Most importantly, the staff is knowledgable and friendly. I can't say enough good things about CJ and the crew who have solved any and all maintenance issues I've ever had. Seriously, CJ has been able to fix anything that came up within a day or two (often the same day), rain or shine.
Also, Brandon and Avery have always been professional and helpful at the front desk.
CONS:

Okay so 1st moves to the 3rd floor because my old unit had the HVAC outside the bedroom window (I’m a very light sleeper so this effected me). Once I transferred units like the pevious reviewer mention, they took money out my security deposit without my knowledge to cover the water bill. I began to accumulate late fees because of the of this and was told my late fees would be removed, hoping that it would be updated so that I can pay the $50 for the water bill. 3 months later still I’m accumulating late fees. 4 months of being here I was 3 days late in paying rent ( $100) late fee, I’ve paid my rent 6 or more days early just to be charged $100 for being 3 days late. Water frequently is turned off ( don’t bother calling emergency maintenance they still don’t follow up) rats by Review from Google Dec 2018: The worst apartment I been. There was no light for two days . All the food in my fridge went bad because of that. They don’t care. Plus the maintenance people doesn’t care. The rent keeps going up every month. The only thing they care is their money. If you complain about something they only respond by saying sorry we didn’t know, even though they know what’s going on. My A/C was out for 2 months (July/August) due to managerial incompetence and they have taken no responsibility for the situation, going as far as to blame me for the work not being completed. Neighbors regularly leave putrid trash at their doorstep. There have been 3 property managers in the past 4 months which only makes matters worse. Good location but a terrible place to call home Review from Google Sep 2018: I keep getting "Refer your friend" emails. lol I wouldn't refer an enemy. I regret renewing my lease after a year here. The documents they ask me to sign are never correct, the online payment portal is never correct. They charge us a very low, $4 admin fee, but based on the amount of administrative stuff they perform accurately, I'd say we're overpaying. Review from Google Aug 2018: I first moved to Morgan Place in 2012 and will be leaving in September to move closer to my job. The property has certainly had its ups and downs, but I believe it's finally on the way up. I have always been vocal with the office when I have concerns.
Pluses: The maintenance staff is always responsive, courteous, and thorough (in my experience). Recycling is now available. Also, there is a security officer onsite. The pool is nice and quiet, and never too crowded.
The downsides are mostly due to other residents not respecting the community rules, such as not leaving trash outside, and being quiet and respectful. And overall, some of them could stand to take a lesson on how to park between the lines.
Did not give 5 stars because 1) there needs to be better communication about package delivery and 2) the gym is indeed itty bitty, though the Review from Google Jul 2018: I lived here for some years, we reported roaches, rats at the trash container, and other details in the apartment and they never did anything to help. After that, I need to look for a different apartment, so I filled an application, nobody was in touch with me, after 2 weeks I went to ask to the office and they told me I have to submit some papers... but nobody told me when or how. Then, I decided to cancel my application and they just told me that I didn´t need to do anything else, since the application was never processed. I asked for my money back and they were like that´s impossible. I definitely wouldn´t recommend this place. Insulation is terrible which makes our electricity bills higher than anywhere else we have ever lived.
You can hear people sometimes yelling and screaming down the breezeways and whenever our neighbors dog barks or they play music. good luck if you like peace and quiet.
The office is virtually unreachable. 9/10 if I'm calling to ask about something as a resident no one answers or the prompts send me to another call center away from the property that can't help me. Like today when I tried to shower before work and found we had NO water it took me 10 minutes of getting transferred to finally reach a human at the front desk here at the complex. (4th time water has been shut off for one reason or another not for lack of payment.)
Overall take your money elsewhere. Any mone Review from Google Feb 2018: I've lived here almost a year now, the staff is nice but the residence itself has many issues:
- The floors are very squeaky, we hear our upstairs neighbors almost constantly at all hours of the day. If any of our neighbors are playing music, we can always hear it and often times feel the vibrations.
- Our water has been shut off without warning on several occasions for "emergency maintenance." Our water has been shut off at least once or twice per month since we moved in. My water is turned off right now and there is no mention of how long it will be shut off or when it will be back on. To be clear, the city turns the water off, not the apartment complex. But in practical terms this makes no difference to me, I don't have access to water right now because I live in this apartment complex
- Gym shouldn't been advertised as a gym. Even in t Review from Google Feb 2018: The maintenance employee are awful ! They enter your apartment to fix something and leave behind them a complete mess in your place. I found hanger in the washing machine and all my clothes and shoes in a same big bag on the floor !! They don't even leave a note to let you know someone entered your apartment. The apartment are old and require constant maintenance actions. (Even the hood in the kitchen FELL ! )
Because of the bad building insulation the AC cost a lot.
Moreover, the employee at the leasing office are very unfriendly and unable to help with anything.
Security is also a problem, you often hear that apartment have been burglarized or that resident's cars have been damaged during the night.

My apartment has had a bug problem since I moved in (in July) and is barely addressed. When my roommate or I ask for the pest control to come more than once a month, the office gives us a hard time and cancels our request. My mail has been stolen out of my LOCKED mailbox. Including a credit card that the thief attempted to charge nearly $900 to. When I told the office, they did not call or email back. On top of all of this, our damn apartment smells like an awful hotel room and has made every single piece of clothing I have reek. Additionally (honestly the problems never end), our apartment is so poorly constructed and drafty that our heating bill is astronomical. And as a perk of a poorly constructed unit, we can hear allllllll the drama of our neighbors who often have verbal disputes and law enforcement Review from Google Jan 2018: Stay away! Save your money and look elsewhere! Maintenance of these 30 year old apartments is shotty, Kay in management is ‘difficult’ and needs a serious lesson in customer service, no amenities. Bottom-line Morgan Place Apartments has seen better days and today is NOT it.

.this should be your last choice...... Review from Google Sep 2017: The apartment complex is nice but the location is great. Access to 75/85 and right down the street from Lenox mall so access to Peachtree rd is simple and easy. The staff is friendly, the maintenance staff is fabulous! The gym is small but I've never had an issue with it being too overcrowded. The pool is small as well but once again big enough to occupy a small party (had a small gathering for my graduation and it was perfect size).
The only issues I've had is a few bugs which Orkin is quick to respond to. Because the property is open I always see bugs outside walking up the stairs to my apartment which is a bit creepy. The other issue I've been having is my tub, since the property is sooooo old my tub makes the loudest sound ever when I get in it. I am living in this community around 8 months, and this period has been a tough time for me. From the beginning, I have had cockroach problem and it seems that the community will not take any effective action about that. I have reported many times that I have this problem, many times I went to office and have talked with the staff and seems that this problem shall not resolved. I am paying more than $1000 per month and still live in a very poor condition. I normally wake up at night to kill a cockroach or two in my bed!! I have attached just few photos here from the many roaches I killed within 2 nights.
Review from 5/21/17 on Google May 2017: The Apartment's management is very friendly, but not good when it comes to handling noise situations. It often smells like marijuana near my unit. Pets that are over the weight limit apparently are allowed. Management seems to be after the short term dollars versus loyal residents who want to stay long term and want what is best for the community. I can't even begin to imagine what this place would look like 2 years from now.
