Jul 2019: I’ll give it 3 stars simply because the pricing for the neighborhood was undefeated at the time and I received plenty of positive feedback when people visited. But living and visiting are two totally different experiences.
One of my cars was broken into the next morning after I moved in. Not even broken into really, somebody just smashed all my windows and other vehicles in the lot. Seems like every Sunday morning for a month or two a car was vandalized.
Dog poop literally everywhere. get out the car, dog poop. Sit by the grill, dog poop. Go check the mail, dog poop. Go search for your stolen or lost package, dog poop. Just trying to enjoy the scenery, dog poop. In November, I watched dog poop sit on the curb in front of my building from its fresh state until it turned gray and deteriorated in December/January.
But it doesn’t stop at just the dog poop, dogs off leashes was a major concern of mine Review from Google Jun 2019: Submitted my letter of vacancy 6 months in advance. 1 month before move out, I confirmed with the office that the move out date was set. James and Makada in the office were fantastic--I was very picky about what I wanted and how much I wanted to spend. I came in several times and they were always cheerful and helpful. However, I give Rock Springs Gables 2 stars because of their package/mailroom situation. Gable Rock Springs uses a second party for their mail room that is "protected" by a code lock. When you get a package you are supposed to get a code to enter. However, there have been two break ins. My roommate and I had packages stolen in both of these break ins. There was nothing done to refund us or make amends in any way. The break ins aren't the only issue. The package room is a MESS all together. I would say my friends who live there and I only successfully receive 65% of our packages. The rest are either not scanned (so you never get a notification of your package getting delivered and don't have access to the package room) or put in the wrong place in the package room so you have to look through hundreds of packages. Worst of all, the company says they are not liable for any of this and take forever to get back to you Review from Google Mar 2019: Go check out James! She's also been extremely timely in responding to my many questions leading up to, during, and after my move. I lived in the Gables Rock Springs for three to four years in my early twenties and had a wonderful experience, and I've had nothing short of that since being back. Thanks to Jailyn and the leasing office for their continued customer service. Feb 2019: Jailyn was absolutely amazing! She was very helpful and personable. She listened to what I wanted and found the perfect unit for me! Best experience ever! I couldn’t be happier! James was also very helpful over the phone! Great team! Feb 2019: By far the best quality of Gables Rock Springs are the leasing agents in the office. Makkada, Deshaunda, and James in particular are all incredibly helpful and clearly committed to helping residents resolve issues in a timely manner. Often when living in a complex tied to a large real estate corp it is hard to receive adequate individual attention, however in my experience living here, the leasing office makes the community feel small and accessible to all of its residents. Feb 2019: Deshaunda was extremely professional and courteous. She goes out of her way to provide excellent client service to all the tenets - current, past and future. The company that manages Gables seems to have priorities in order as they are quick to reply to comments left on this thread and seem genuine regarding addressing residents complaints.
The staff at Gables Rock Springs, however, could not be more unprofessional. Latest issue is the new mail system that they’ve forced on residents (the alternative is not receiving mail at the complex and having to go pick it up at the carriers local office). This mailroom has been burglarized at least 3 times since November. Residents are often not notified when they receive a package, and when we contact the office that we are expecting a package based on delivery status updates from the sender and weren’t notified of its delivery the front desk employees tell us to take it up with the carrier.

The hallways are dirty, the agents the leasing offices are unhelpful, the gym is uninviting and the recreational facilities are old and unkept. She asked Gables to come take care of it and they said they did. When we got home, we checked her closet and it was still there. Original post: I am a current resident and Gables Rock Springs is HORRIBLY managed. I really love the location and the property is well kept, but DO NOT LIVE HERE if you expect to have supportive, knowledgeable staff to help you with any needs you may have. In my experience over the past year, they very rarely return e-mails and phone calls, I have to fight to get an answer on anything, and when I do get answers, I have later been told I was given incorrect information and then the process starts all over again. The grounds and apartments are well-maintained and beautiful, and the staff and maintenance guys are accommodating and helpful. It feels like a home more than an apartment. The current manager, Kristen Roberts, has no sense of management and how to take care of customers whatsoever. Case in point - They charged me an extra $200 for a late rent fee by 2 days. When I explained to them that I had paid my rent through their website but the website didn’t process my submission, she was unwilling to work it out with me. I even showed her proof of my Google website history indicating that I had logged into the Gables rent payment website days before my rent was due. They still demanded their $200. They also don’t have the option of autopayment, making it a trap for you to miss payments. This comes after they took TWO months to take off the extra pet fee charge after my pet passed away. Jun 2018: 1) Crime is bad here – Multiple break-ins and mail theft have led to a lot of people fleeing the complex. Your apartment is only secured by a single deadbolt which is easily pryed open and every thief in Atlanta knows this place is an easy target. We had over 6 break-ins in a 2 month timeframe. When I expressed my concern about the safety of the residents to the manager, they basically said that they would “permit†me to wire my own security system into the apartment. Instead of offering to place security cameras or make the entry way locks safer, they did absolutely nothing. They don’t even send emails out to residents about a recent break-in to warn us to be careful. It takes weeks for them to clean up the broken glass in the parking lot after cars get broken into. Jun 2018: There are too many problems to explain in a single post, but I’ll try to give you a quick synopsis:
