hey are so friendly and knowledgeable and an absolute pleasure to work with. The maintenance guys are great and are always very quick to respond. The units themselves have high ceilings and it makes the space feel a lot more open. I would recommend it to anyone who wants to try living in the area on a budget. Conveniently located on the Beltline, it is so central and walkable to many bars and restaurants. The apartment was spacious and very quiet - I never heard my neighbors. Highly recommend! You really can't beat the location, we spent almost every weekend either walking the beltline or enjoying some incredible food and drinks at Ponce City Market! The area is developing so quickly, there is always something new and exciting to do within walking distance. All maintenance/service requests were fulfilled immediately, and everyone was extremely pleasant and helpful whenever we needed them.

We moved in after the Beltline was there, but just before Ponce City Market opened, so we got to see everything really come to life. Location can't be better - directly across the street from PCM, so you've got tons of great restaurants literally next door. Great people watching above the Beltline. Piedmont Park is one mile north on the beltline (perfect for festival season), Krog Street Market just under a mile away to the south. Inman park is about half a mile down, and Old 4th Ward park is even closer. The Kroger (opening back up soon) and the Package store nearby meant we could literally park our car on a Friday and not start it back up until Monday - we've been spoiled. Living in the building was great too - Lindsay was always quick to respond to any requests, and Jose was great about helping us with anything that needed fixing Review from Google Mar 2019: I have lived at FFL for almost a couple years now and it has been wonderful. The location is ideal for folks who enjoy walking/bike riding on the Beltline or in general. There are many bars, restaurants, and grocery stores within walking distance. The building is beautiful and unique(I’m obsessed with the staircases) and the leasing office and maintenance crew are incredible. I will truly miss living here! Feb 2019: This is the best place to live at! It’s convenient to so many fun things to do, you have stores nearly at your fingertips for things you need to get to for necessities, it’s close to the highway, the building is unique, etc. I love the front office staff, especially Christine! She is so friendly, polite, and helpful, and I can’t imagine living anywhere else when I have everything I need. Come live here, you will love it! The location was amazing and there was always something to do. Of course being an older building there were things I would have liked to change with cleanliness and upkeep but overall it was a pleasant experience. Lindsay, the property manager was super nice, really attentive to solving issues as they arose, and was always available to answer questions and concerns. Aside from the neighboring construction that is soon to be completed, I had no issues living there. However if you choose to live on the belt line side, you will be getting everything that comes along with being next to the ever busy Ponce City Market and Eastside Beltline. Review from Google Oct 2018: I lived in the Ford Factory Lofts for the last year and had a very pleasant experience. We lived on the second floor which was perfect. If you're looking to live on the beltline side just keep in mind you're in the city after all so you'll get what comes with the beltline in terms of activity. But it's perfect for people watching and exploring what the area has to offer (which is a LOT). We had so much fun walking/rollerblading/scooting to tons of restaurants and even down to Krog Street. Easy and safe access for residents to get in and out. I'm sure it will be even more convenient when the Kroger opens downstairs! Also, Lindsay (the property manager) was my GIRL, she was so incredibly helpful and responsive when we needed anything and always making sure life was good when I stopped by to pick up my packages. She really helped to make me feel Review from Google Sep 2018: The location is great and the office staff/maintenance folks are nice. The reason I've rated this place so poorly is because of one word: Cleanliness. The entire place is a disaster. The hallways stink, the floors are disgusting. They've been doing "renovations" on the ground floor for the past 3 months (nobody has even worked on it for the past month).
If you "tour" this place, take a long pause and think to yourself. The cleanliness is not worth the location. Even outside of the building when you walk to/from your car is a disaster. I can guarantee you that after a few weeks of living here, you'll quickly release your mistake.
There's been bugs on the stairway down to the Laundry room for the past 4 months (never cleaned). The washer/dryer machines will routinely take your money. The location is unbeatable especially being literally on the belt line. There are so many great places nearby: Ponce City Market, Piedmont Park, New Realm Brewery, Lady Bird, Inman Park, Whole Foods etc. It's also such a great price for the location. I never had a problem with loud neighbors or anything like that. Management is extremely helpful and responsive.
