The management on property are the most unprofessional people you ever want to meet. Cooperate will never address any issues you may have. don't MOVE HERE! Review from Google Jun 2018: On the surface, Atlas Lavista Hills appeared to be a calm, beautiful place to live and the staff seemed friendly and helpful. I soon found out that appearances can be deceiving and that everything that I saw on my tour was only a façade of the unpleasant reality of living at Atlas. Most of the residents of Atlas behave in a manner that is both unbecoming and inconsiderate. From speeding in the parking garage, with no regard for others’ vehicles and safety to leaving trash everywhere. My neighbors smoked weed throughout the day, and their smoke would always ventilate into my apartment, which made me feel disoriented and sick. The fire alarms went off constantly, which caused me to lose sleep ad became an issue of safety and liability. Every time I have submitted a work order it has been fixed within 24hrs. The office staff is very engaging and helpful. I signed my lease with leasing consultant Sue Ali and she was very helpful and kind during the entire process. Everytime I've gone by the front office to retrive a package or address a concern the staff has always been ready to help. Thank you! for striving to keep a safe and clean property. I hope this email finds you well. My name is Michael Quinn and I have been a resident going on almost two years. During this time the property has been through three Property Manager's. It is very disappointing to see such high turnover with staff when there is so much work that has been neglected for whatever reason.
During my tenancy here, I have had several concerns, placed several works order in regards to the common areas of the property as well as complaints that have yet to be addressed.
I feel that my concerns have been overlooked to the lack of engagement from other residents or maybe management just didn't care.
When I first moved in back in 2016 I mentioned to management about the exit sign outside of my unit hanging and needing to be adjusted and it is still hanging. After being placed in a terrible situation because of a roommate deciding she no longer wanted to handle her responsibilities and uphold her end of the lease...both managers along with the corporate office were understanding and helpful in removing me from the situation. It took them less than two weeks to make a decision regarding my circumstances. Review from Google Nov 2017: Me and my girlfriend was on our way to renew the lease at our old apartment complex, she said let's stop by atlas and see what they have to offer. At 1st I said no, she insisted, after I gave in we went to view the apartments and long story short we never made it to renew that lease. Atlas was a tad bit smaller but made up for it in other places and we was moved by the friendliness and and tour. So far we're happy with accepting atlas. Review from Google Jul 2017: I would give zero stars if I could. I've been here since February 2017 and it's been problem and after problem every month since I've been here. Maintenance is a joke. My AC unit has failed to work twice since I've been here. The second time, today, I call emergency maintenance and in told they can't come until 10 hours later because they can't work on the unit at night, which is a lie because the last time it went out, maintenance came at night. The AC unit is dirty, I've made service requests of the issue and that I suspected mold in my apartment and the AC unit is damp and collecting water and a constant musky smell on multiple occasions and no one has addressed these issues. The walls are paper thin, you can hear everything, and I constantly come home to an apartment reeking of marijuana because of the tenants in the building. The front ga Review from Google Jun 2017: I was sold on the amenities especially the pool!! I am a teacher and could not wait to relax and unwind by the pool. Much to my surprise, I find out it will be closed EVERY Monday. Memorial Day and 4th of July are Monday's!!! This was never explained to me when I was touring. I have lived at so many apartments and have never heard of such a policy. Counting down the days until I can find a place where they are open and honest with their policies.
UPDATE: fast forward to a year later.... It's June 3rd and the pool is still not open. Just wanted to give an update so new renters truly understand how little your opinion matters to the management.
Review from 6/9/17 on Google Apr 2017: Where do I start, we have been residents of Atlas for over 3 years and our experience has been crap over the past 2 years. When CF Lane took over it has been pretty much down hill. For starters my husband's car was broken into TWICE and the management team offered zero reassurance that anything was being done to correct this issue. I have yet to see a courtesy officer on site other than the dummy police cars. Most of the residents smoke marijuana especially our next door neighbor which causes odors in the hallways and sometimes you can smell it coming through the vents.
Review from 4/13/17 on Google Feb 2017: If you lived there when it first opened then you know it's no comparison to the filthy place that it is now. There is puke, poop and trash everywhere and it sits for days. When it was The Villages and then The Ava, it was spotless. They went through DAILY and cleaned the breezeways AND painted all of the trim in the hallways so we wouldn't see the brake dust and scuffs all over them like there is now. The crime has always been there and the gates have always been broken but that is going to happen no matter where you go.
Review from 2/13/17 on Google May 2016: I moved into this property in mid-November 2015 which was shortly before the transition to the current management team and now feel I have had sufficient time to form and provide an assessment of the staff, overall living conditions and other attributes based on a totality of all interactions and observations. I must also add that my perspective is juxtaposed against living in a single family residence for the previous 20+ years.
First, I commend the current management team and staff for making the transition from the last as seamless as possible. For example, I placed a maintenance request for replacement screens just a few days before the changeover and within the following week they were installed without any follow-up required on my part.
Review from 5/26/16 on Google May 2016: Beautiful complex and the pool is world-class. New management is great and really tries to accommodate and please residents. Indoor garage gate does break down often, but that's to blame on residents and vistors who don't properly enter or run through gate. Despite rent being extremely high, unfornately the writhe-raft residents and vistors are present , even they can afford to live here. For the most part I would have to give Atlas a high rating because I enjoy the amenities, it's quiet(we'll lucky I'm on top floor) , and it's accessible to shopping and highways.

The office staff was friendly and so helpful with my application and move-in process. The complex is large but the maintenance staff does a great job with up keep of the premises. For the two very minor maintenance requests that I have had so far, they responded within in hours and even left a pleasant note advising that my requests were handled.
Review from 5/4/16 on Google Jul 2015: I just moved from these apartments this week after living there almost 2 years with my husband. We moved only because we purchased a home. This is a great community with a responsive, professional staff. I had no issues with repairs or anything like that. They even have a great stylish and spacious clubhouse available to residents to rent for events. There were also several community events that was fun to engage in. It is convenient to everything (restaurant, shopping, grocery stores, doctors/dentists, and I-285!

To begin with, all of their apartments feature quality stainless-steel appliances, along with gleaming granite counter tops. With the inclusion of sleek pendant lighting, it offers an additional accent of modern sophistication. At the Marquis 2200 you will not only receive a gorgeous apartment from the inside, but also on the outside as well. The outer grounds are constantly being tended to and by the time spring rolls around, they are refreshingly revamped. Conjointly, all common areas are continually in pristine condition. That further demonstrates the dedication of the staff. They are always willing to accommodate and assist you with any issue. The manager, Ms. Ricki Williams, and her team are the best!

I absolutely love the amenities (coffee station, computer room, pool, valet trash), events (cookouts, pool parties,networking, Saturday morning breakfasts), location, and the staff. All maintenance issues were normally completed the same day unless submitted after business hours. The maintenance workers are phenomenal. Always courteous and respectful. I like the convenience of being able to pay online and not have to deal with checks and money orders. Ricki (mgr) is always very helpful. Whenever I have needed something she went above and beyond to assist me. I believe most of the staff live on site. I see them often and they are all very friendly. I appreciate dealing with a very professional staff.
Review from 4/16/15 on Google Mar 2015: While I've only been apart of the community for a short time I've really enjoyed it so far. Gina in the office handled my move in and has provided exceptional customer service from day one. Any minor maintenance request I've made have been handled within 24 hours of request. I more than likely will renew my lease as long as things continue to be as good as they are. I've chatted with other residents that have been there for 2 years or more and they feel the same way and had nothing but nice things to say about the property and it's management.
