Jan 2018: So, I fell in love with the complex when I toured, however the staff is what ultimately ruined this place for me. I toured at the beginning of December and was told someone would "Get back to you tomorrow to finalize the price". I was happy, even though my tour guide was terrible. She walked into the apartment and just sat down and waited for me to finish looking around while she played on her phone. Over a month passes, my boyfriend and I have both called over 5 times and emailed the office as well and NO ONE got back to us. The one time we got through on a phone call with them, they hung up on us. After waiting over a month, we finally got an email back asking if we were interested in prices. When I told her about the problems I had she didn't seem to care. This is the worst front office staff, they obviously are unorganized and do not care Review from Google Jan 2018: The location is great, the cost of living is reasonable and I love living next to wolf pen creek park, the mall and five min to Cinemark. However, they are way behind in the upgrade of the units. I was shown a beautiful remodel unit but received an old apartment with bad insulation that reflected in pricy utilities. The gym is okay but the machines are old and one needs urgent replacement. After four months the printer stopped working and has been disabled since then. Also, they should keep the pool clean and not only in the summer. Finally, it has a great pool and a very attractive game lounge but I encourage them to allow access 24 hours and not only for the very reduced office hours. They have inconvenient leasing options. In renewing my lease for the last time I knew that I would be graduating in December, but their only options to renew were ending in October or in May. Having lived there for a year already and not wanting to find a short term lease, I chose the May option so I wouldn't be homeless for 2 months. There was an early move out option involving subleasing, so I figured with enough notice everything would work out.
I was contacted by staff about renewing my lease September/October before my December graduation. I notified them that I would be graduating and moving out mid December, and therefor would not be renewing. I was contacted A SECOND TIME about renewing my lease in November, with the staff member even saying that they had it noted that I was graduating and moving ou Review from Google Dec 2017: I think these apartments are worth the money you're paying for them. However, they do have their draw backs. The appliances are out of date and aren't very new. I find maintenance is a little slow and it takes awhile to get things done. I had to get my dishwasher and dryer replaced and it took over a week. The people at the front office have a huge issue with getting things done and it usually takes more than one visit to actually get something accomplished. I feel like every time I call them one person tells me one thing and then someone tells me something else. Also, I have found the noise to be an issue. Since it is a complex composed mainly of college students, it can be loud sometimes (parking lot traffic, people talking in the hallway, pretty normal noise but a lot of it can be irritating). That Miss, the agent who I signed a contract with, is always arrogant even before you become their tenant. I can not feel any hospitality from her.
The rent is higher than its neighborhoods, but the service is not. I submitted an AC maintenance request when it was 40 C outside.It took 2 days until they repaired it. What a hard time in the long 2 days!
I was informed to pay $30 dollars for carpet cleaning when I was moving out. At this time, they reacted QUITE fast. I CANNOT log in to pay that fee just one day after the lease term ends. So I called to ask whether I could pay it in other ways. They said money order was all right. I bought money order and they received it. Guess what happened then? Also there are frequent events at the office and lots of free food and perks. Affordable rent and a great place to live. Highly recommended.
Review from 6/10/17 on Google Jun 2017: Fast maintenance response, friendly staff, convenient location. Some buildings are older, wish they allowed pets. Loved having the park nextdoor, but prices are kind of high. Except at peak traffic, it takes about 15 minutes to get to the furthest park of campus (new vet school).
Review from 6/4/17 on Google Apr 2017: I've lived in a 4x2 and I'm currently living in a 2x2. Next year I'm renewing my lease with my boyfriend for a 1x1. I like the area that the apartments are in and love that it has a bus route to the TAMU campus. I've never had problems with maintenance and found that they've always come in a reasonable amount of time. I think these apartments are worth the money you're paying for them. However, they do have their draw backs. The appliances are out of date and aren't very new.
Review from 4/25/17 on Google Apr 2017: Convenient location, but older buildings that need some work. To management's credit, helpful staff are available and maintenance requests do get fixed. They are working on touching up the buildings, but the construction has been a bit obnoxious in the meantime. Currently a bit pricey for what you get.
Review from 4/5/17 on Google Mar 2017: My apartment completely flooded the night I moved in. My bedroom was 2 inches under water, and it spilled out into the common area. Because we had just moved in, all of our clothes and boxes were on the ground, which all got soaked. We had fans in our apartment on full blast for almost two weeks because The Trails refused to just replace our cheap carpet. Our washer and dryer broke the next day. We were told that this wasn’t an emergency and to “hang dry†all of my clothes that were completely drowned in the flood. The situation was only addressed once going to corporate, so keep that in mind if you want anything done around here.
Review from 3/15/17 on Google Feb 2017: Lived here for 8 months now and no major complaints. Utilities seem to run a bit high. But the rooms are spacious and nice, the staff is very friendly and responsive, and the maintenance team actually fixes everything, even the small things, quickly and efficiently! Currently living in a 2x2 that was renovated last year. The apartments on the 3rd floor have vaulted ceilings which are lovely! The unfurnished apartments include an installed table (with chairs) and a desk and chair per bedroom. The microwave is SUPER tiny.

Review from 5/17/16 on Google Apr 2016: The Trails is a good apartment if it's your first time moving out and/or on a budget. They do roommate pairing but paired me with an irresponsible minor (everyone else is 22-24) and 2 really less than desirable people (but I know it's not their fault for their personalities). I had some terrible maintenance problems including the ceiling falling apart in the bathroom and water leaking from the roof onto our living room floor. They don't keep up with trash pickup around the grounds or in the parking lot with is irritating to see. A lot of the office people don't like me because I've complained about the trash multiple times which shows me that they have a childish attitude about being told to do their job.
Review from 4/25/16 on Google Apr 2016: It's definitely not the prettiest place but it's OK. They host tons of events, are within walking distance of the amphitheater and mall, and the maintenance is fairly responsive. But since they are older apartments, it does feel like many things break at once, which is a small annoyance. It wasn't a bad price however, even with the added charge that I to take a short term lease.

This place is old, so keep in mind things will break and/or not work as great as they should but I can get past that. The thing I CANNOT get past is the fact that the first floor is notorious for roaches. My god.
I have had a cockroach infestation since I moved in, and the management has done their "part" to send in some pest guy but none of their remedies work, I've exhausted my own resources, and I have no idea what else to freakin' do. I have also bought three bottles of spray and used them up since move-in. My unit has roaches everywhere, on the daily, and they will crawl on your bed too so your room is not safe at all. Just be warned.

Pet owners:
They aren't as pet friendly as they claim to be service animal or not they will make your life hard. For service animals you have to sign a document then wait 3days before your dog is even welcomed into the apartment. They told a friend of mine straight up she was going to pay $200 at the end of her lease for carpet cleaning. And they told my upstairs neighbor she was allowed to have her dog because it was less than a year old, it was a 8 week Pomeranian. And sadly they don't have pet disposal trash cans which can be a real big inconvenience for pet owners.
Review from 10/10/15 on Apartment Ratings Sep 2015: Do not live here. This is coming from someone who stayed there a while. The management is so rude its unbelievable. They are rigid and inconsiderate.
The apartment itself is ok but warning about the lack of help from management over any issue.
Reminds me of the walking dead and how they move from place to place. You think you have settled in but when its time to leave you barely make it out with the skin on your back.

I wish they had better cleaning services come in before I moved in. I had to hire someone to clean my kitchen and bathroom because they hadn't been touched all summer. . After having bounced around multiple apartments during the semesters AND summers while attending A&M, my experience at the Trails was the most pleasant. They are not new apartments, so character flaws were to be expected, however they were very minimal and nothing too bad that would make you want to stay in another place. Maintenance was always quick to fix any issues that my roommates and I had such as lighting or AC, and office personnel were always welcoming and kind and sensitive to my needs. I did make trips to the office quite a few times with questions or concerns, and someone was always there to help. I cannot applaud their roommate matching enough!
