Sep 2019: I’ve lived here for a while now and love it. Stephanie does a great job of handling all my questions, and the maintenance has been great (shout out to Ray). The washing facilities are always really clean and have yet to encounter an issue with any of the machines. It’s a quiet neighborhood, and I haven’t had any problems with loud residents since the walls have pretty good insulation.
I definitely recommend living here if you have your own furniture and are looking for a quiet community! I’ve lived in 4 other apartment complexes since I’ve been in college station (sterling northgate, Northpoint crossing, the junction, and the standard) and this place is easily my favorite and will definitely be renewing. Review from Google Aug 2019: We lived here for a year & a half and enjoyed our residency here. There were occasional problems with bugs but there were frequent pest control visits.
Management was always quick to respond to emails and phone calls, however were always gone for long periods of time. During our time there, we saw 3 different manager come and go. It was confusing because no introduction emails were sent to us so I would randomly have the manager come and not know who they were. They often had fun activities for the apartment such as prizes.
When we first moved in January of 2018, there was a huge problem with weed being smoked in our surrounding apartments. Since it’s an older building the smell would often waft into our unit. The complex was quick to remedy that situation and it became a very pleasant place to live.

As stated before any maintenance requests are taken care of the day of or within 24hrs. They have incorporated group events within the apartments like a egg hunt, provided wrapping paper and tools for Christmas or Taco Tuesday’s. Neighborhood is nice as well mixture of families and students. Great location as well food, groceries and shopping all within walking distance. Review from Google Jan 2019: Decent apartments, and management is reasonable. BUT, be prepared to have the worst cable/internet experience of your life. The wiring in these apartments is OLD! Review from Google Sep 2018: This place is a very nice and affordable place to live! Clean pools, a nice study lounge, a small fitness center. The walls in apartments are thin, but there’s only a few units per each building. Neighbors are a mix of college students and families. Located near public roads, so it feels safe. Doors can be double locked just in case. The manager Kristi Hall is very responsive, friendly, and helpful. Any poor reviews listed must have been before she worked here. Thanks for reading :) Review from Google Aug 2018: We moved into phase 1 March of 2018 and have had nothing but excellent experiences with management. Kirsti is the current manager and she is the reason for this five star review! Any maintenance/work orders we've submitted have been completed within 24 hours, and some as quickly as 30 minutes. The leasing office has great hours, and it is always easy to get a hold of someone if the need arises. The building itself is older but has recently been refinished and has brand new appliances. We've had a few issues with bugs, but there again, management has gone above and beyond anything I've experienced (and I've lived in apartments for 8 years). They have always had someone out to spray our apartment ASAP. We love how close we are to campus and to HEB and Target (you can ride a bike to all 3 places). She made my experience with the leasing process very easy and fast. Plus the apartment is beautiful and very comfortable. Very happy with my new place! Review from Google Feb 2018: The management and maintenance is hands down the best I have experienced with apartment complexes. It is a given in any apartment that problems will crop up, whether it is noisy neighbors or utility/appliance issues. The quality of the property is revealed by how these problems are dealt with. Every maintenance request I have put in has been filled the day of (by the most genuinely nice man you will ever meet, Neelo is awesome!) , and every issue with my neighbors has been personally dealt with by the property manager. You will not find this level of quality in the typical corporate-owned apartments of College Station.
Both the property manager and head of maintenance reside on the property so they are invested in maintaining a pleasant living environment for everyone!

The management changed a year ago!They changed every rule here! They increased the rent alot! By the time of renewal of our contract, they promised us to change all the appliances within a week. Now, it has been a month and despite several follow-ups, they didnt do anything! This really affects our trust to the new management! Review from Google Aug 2017: Hello! I want to thank for installing new kitchen appliances. We waited longer than we wanted, but it happened. And special thanks to the man who quickly repairs everything, and if something needs to be replaced, he changes it. The territory is quite calm and clean. We hope that the managers will work even better. Review from Google Aug 2017: This place "especially" under the new management, Juan Zuniga, has become one of the worst places in CS-B area. The property manger is "rude" and acts as if this old place is a luxury complex. This place has BIG "WATER" problem. That is, on average, 3-4 times a week, there is an outage. Add a Dead internet, being severely understaffed, keep making hollow promises about change appliances and renovations, requiring a "2 months" notice before leaving. Very strongly discourage anyone from being here. Review from Google Jul 2017: The neighborhood is horrible and unsafe. I had clothes stolen from my car and management did nothing to help, they even hindered me from trying to find them. The walls were paper thin and I had to deal with an idiot neighbor who insisted playing his loud music at all times of the day and night. The pool here is a joke and I have not once seen anyone swimming in it, as it looks totally unsafe and dirty. Review from Google Jun 2017: The apartments are newly renovated which makes them a good and comfortable place to stay for a long term. The neighborhood is also quite and everything you need is closeby. The staff is also good.
Review from 6/13/17 on Google Feb 2017: Since the new property management took over, my living experience here has been great! My major concern was constantly not having consistent hot water and that was quickly fixed. The staff is great and friendly as well.
Review from 2/24/17 on Google Nov 2016: Ever since the new owner took over the complex things are great! The new office staff is very friendly and always happy to help out with a problem. Juan the manager is very knowledgeable and knows how to make a resident feel at home! He was very professional during the tour and made sure all of my questions were answered. I highly recommend this complex to anyone looking to rent in College Station. Review from Google May 2016: Nice management but the complex is pretty old. Especially the laundry room is practically useless but for any other problem the landlord/manager always take care of it quickly. Also the rent is the lowest I've seen here in CS.
Review from 5/24/16 on Google Mar 2015: The white apartments near the leasing office have literally flooded numerous times in the past. The apartments on that side are right by a creek and when it rains for days like it often does in College station, it floods all of the apartments on the lower lever as well as all the cars that are parked on that side. I learned this the hard way when I woke up in the middle of the night with water almost knee deep. I had to leave ALL of my belongings and climb out the window of my apartment where the whole street was flooded. I saw the landlord the next day and he said he would call me as soon as he knew something. My car which was in good shape was totally flooded and would not start. Insurance company said it was totaled.
