Aug 2018: This was literally one of the worst places I have ever lived in. Moved into a German cockroach problem, the side stairwells always smelled like dog pee, the hallways were rarely cleaned (someone threw up in the hallway outside my room and no one ever came to clean it), 24hr gym isn't actually 24hrs, plus all of the treadmills had ripped up belts so it's not like the equipment was safe to use anyway. Every month my roommate and I were consistently overcharged $50 each for electricity (which makes no sense because our ac and our cable box weren't working so I wonder what the electricity was going to). The front door for the building never locked, the front gate was rarely closed, everyone had the same gate code, and the back gate was always broken. If there is ONE Review from Google Apr 2018: When I first toured the place in the summer of last year while looking for a place to live, the apartment complex seemed pristine and a great place to live. However, everything has deteriorated and has just becoming disgusting – DO NOT RENT HERE. The rent includes all utilities and furniture, which seems convenient at first, but the furniture is extremely cheap (and they’ll charge you an insane amount of money for the smallest scratches on them – buy better furniture so it won’t be scratched so easily, how about that??) and you will almost always run an overage for electricity. This can be up to $50-$60 per person during the summer months (on top of your already expensive rent). All the utilities are included but the first few months living there, it was an extra $50 per person for power and electricity. There is $90 cap for a three bedroom apartment and the total bill for one month from August to September was total of $240 with the overages. There is no way living in a small 3 bedroom flat the power/electricity bill could ever be that high. People live in 3 story houses and the power bill would never be that high. Also my roommates moved out in December 2017 and we had move out charges of a total of over $500. There were all related to cleaning and we had cleaned the place very well. Review from Google Sep 2017: For the above-market price I can't really recommend The Flats. don't let the sleek lobby and modern exterior fool you, for the most part it's your standard cheaply built student apartment complex. The walls and doors are thin (the person who said you can hear when someone in the hallway closes a door wasn't lying). The mattresses are heinously uncomfortable. Upkeep wasn't great; there were stains on the walls and carpets, graffiti, odd smells, no toilet paper in the public restrooms, stairwell doors were jammed. It's not close to anything except the Mama's Boy diner. A car is a must unless you're willing to walk half a mile in the blazing sun to campus/downtown.
The pool is very nice, no doubt about it, but there's only a low fence around it with an unlocked gate so naturally there were a lot of non-resident guests, with drunken antics lastin Review from Google Feb 2017: For the most part it's good. A few things that they let get out of hand every once in a while, like the trash and dogs outside. But for the most part I like it. Although they do always seem to push back their community events like they forget about them or something. So that's weird.

Review from 1/10/17 on Google Dec 2016: I absolutely loved living in the Flats at Carrs Hill. The management is wonderful and very helpful with any questions that you have. They are great at customer service. The maintenance staff is really good at fixing any issues you might have the very next day. The amenities are great!! The Community Assistants are super friendly and outgoing. I would recommend this place to anyone looking for a place to live.

Review from 12/13/16 on Google Apr 2016: My car was hit in the parking lot and the first people I spoke with in the office were willing to help, but couldn't show me the cameras. They told me to call in the morning so I did. I spoke with Jessica and she was not willing to help at all solely because she was worried I would hold them liable because it was on their property. That was never my plan and I let her know that all I wanted was to see the license plate number of the person who hit my car. She kept saying she couldn't help me and totally disregarded my situation just because she thought I would sue or something.
Review from 4/4/16 on Google Mar 2016: I was putting in an application for an apartment here. After I put the deposit in, I had talked with a lease agent, XXXX, who told me that my spot had been saved with my $150 deposit. All I needed to do was finalize by signing the lease agreement. After getting most of the way through reading and signing it, I was informed the apartment had been given away and they had no more of the floor plan I supposedly reserved. She also told me my deposit was non-refundable for any reason. Manager was unhelpful as well.

The staff is super helpful and always going out of their way to make residents feel welcomed and taken care of. I would never want to live anywhere else in Athens. It's home!
Review from 8/20/15 on Google Aug 2015: I enjoyed the community, the amenities and the comfort of the security posted nightly and through late afternoons. The pool, gym, and lobby were kept clean, and even the management was stellar when we moved in!
However, when we moved out, it was placed under my safe assumption that I would be not charged for the debris my roommates left behind without informing me of their departure. I was derided and interrupted when I was told I made no attempt to clean my personal bedroom, and I was frequently interrupted on the phone to a conclusive and curt goodbye and hung up on whilst still speaking. I made sure to be polite, not accuse the representative of anything, and to present my case. However, I was talked over and rudely to.
